"I called Dale's roofing (they were listed as sun tunnel installers) to inspect the problem. It took about 2 weeks for them to come out to assess the problem and about another week to receive a report. I got a contract to repair the leaking area. After returning the contract it took about another week or so to get the job done. Three + weeks later the roof leaked again in the same area. I called Dale's roofing and then I was told that for another $80 they would add something. I asked why would there be another charge because they inspected the situation and said it would be fixed for $375 and now they wanted more after I paid the bill. I was then told that it would be fixed again at no charge, but they would email a report with pictures about a bigger problem. I never received an email (or pictures) but I did receive an estimate for an entire new roof. Dale's roofing did fix the roof and for now it hasn't leaked again."

"We used Cox Roofing to replace our roof, gutters and gutter guards. We were very impressed with their customer service and their work! Very professional from start to finish! Justin Bunch was amazing to work with! Very timely with his responses, respectful and informative. Archie and his crew were awesome too! Answered all my questions, showed up on time and did a very professional job. They were great to clean up everything and even used large magnets throughout the yard and drive to make sure nothing was left behind. We couldn’t be happier with our new roof. We highly recommended Cox Roofing!"

"We are so pleased with our new roof installed by Plumlee Construction. Jaden and the team were very professional and knowledgeable about the process from start to finish!! They were able to schedule and complete our project within short time constraints. The roofers arrived early and stayed late. They were very polite, worked well as a team and did a very thorough cleanup after the new roof was on. They worked with our insurance company to help us recover the cost of installation. We highly recommend Plumlee Construction to anyone who needs a new roof!!"

"Best was simply fantastic.  They were done in one day, quality was great and the clean up just as good.  Literally found just 1 nail and 1 roof shingle (buried in a shrub near the house) after they completed the job.  Highly recommend them.  Saw many houses in the neighborhood take 2, 3, even 4 or more days to have the work done. <br />"

"Our "only" negative comment about Ground Zero Shelters is that they do not come to a persons residence to give the sales pitch and demonstration. You must go to their showroom or see their product at a home show. This being said, we were extremely happy with the sales experience, reminders and installation of our shelter. They called about 10 days prior to the installation for a reminder, their installers called the day before and the morning of the installation to remind us that they would be at our home at the designated time. They showed up as promised and were completed with the installation in less than 1 1/2 hours time! Thank you Ground Zero!"

"Called twice and setup 2 appointments. Did not show for either appointment. Didn't call to say he wasn't going to make either appointment. Didn't apologize when I called after he missed the first appointment. Eventually Dennis showed up and looked at the roof. The estimate matched the final price. He must have taken 5 phone calls during the 20 minutes he was at the house which was a little ignoring. Anyway we set the date for the repair, which he missed. After calling and reminding him that he missed the date, this time he did apologize and set a new date. The roof is fixed (it was a minor repair) and it looks like they did a very good job. So basically you need to stay on Dennis to keep his attention but they did a good job."

FAQs for roofing installation & roof repair projects in Forsyth, MO

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
