"I bought a roof from All Service in 2018, and was impressed with their craftsmanship. In 2023 we suffered hail damage and insurance enabled us to replace our roof a second time. There was no question about who I would call. The team at All Service has gotten stronger since 2018. We were not in a hurry so the replacement roof was installed this spring. We were just as delighted with the second roof as the first. The GAF products they use are top notch, the warranty better than most, and the price was right. Thanks All Service for a great experience in replacing our roof"

"My neighbor was having their roof replaced. Above Roofing’s crew drove their portable dumpster on our property without permission. And not by just a little bit. And their crew chief lied about it to my wife. I have no respect for liars. Take a look at the picture, the green utility boxes in front of the black truck mark the property line and my property is to the left of them."

"I own multiple properties and I have had experience with the worst imaginable roofer (literally all summer to do a 2-day job which only lasted 6 years) to so-so roofers, to quality roofing. Unfortunately, you really don’t know what you have with a roof until time goes by – maybe years. I have also learned that there must a million ways to cut corners in roofing and the homeowner simply doesn’t know what they don’t know – until later…..For me, I want the job done right, to last: Quality. I can’t imagine any other parameter that matters with a roof. But how do you know? I chose Sharp to do 2 roofing jobs: including my home. I chose them because of the transferable GAF Golden Pledge Warranty ( [*** Link removed ***] ). GAF carries the warranty – not the local roofer who might be gone tomorrow. With these 2 jobs, I only had Golden Pledge roofers give me a quote. The quotes were basically all the same. Of that group, Sharp was the most responsive, in every way. In fact, I would say that Derrick bent over backwards for me to deal with wind damage/insurance on one job. That’s a great story in itself. The crews did it right by every parameter including dealing with the problems that show up when the shingles are off. That will happen too, whether you find out or not. I know that roofing can be seen as a commodity where you go for as cheap a price as possible. I’ve learned it’s not and my review is to help the next person not make the same mistakes I made in the past when I was less informed. Do it right and save yourself all the hassle from a cheapo roofer doing a lousy job. One last thing, don’t let the friendly, smooth talking of the roof salesman sell you. What you want is demonstrable, tangible quality- that’s a lasting warranty from a company that’s going to be around. They have to prove it too. Either way, you’re going to pay. Quality costs less as time goes by."

"Absolutely awful quality install. Took 6 calls to finally get it fixed. They also lie during the sales meeting saying you?re paying for salaried employees to install, when in reality they just hire third party contractors who can?t caulk or work responsibly at all. They will fix the issue if you keep calling them (they will try to ghost you for the first 3-4 times) but don?t offer you their best price outright, and straight up harass you if you decline their service. This was a 6800$ mistake I learned my lesson from, I am hoping I can help any body else NOT make the same mistake I did- they also left a ton of broken glass( and busted up my porch) and trim all over my driveway and yard, almost like they just flung it everywhere and buried it in the snow on their way out. Too long didn?t read: they are liars who do lousy work, then try to ghost you to avoid accountability. Avoid at all costs."

"Unlike the 4 other window companies, including Andersen, I had look at my windows for replacement, Window World's sales reps came with a checklist with prices. I knew exactly how much I was paying the day the rep came to my house. The other companies would not give me quotes, stating "let us know what the other companies say" or "we'll cut you deals if you say yes today". Window World's being upfront on prices was greatly appreciated. The work crew was quick, professional, and polite, and the windows (made by Window World) look fantastic. The sun comes through better, but they also are better insulated than my previous windows. I am very satisfied with the results."

"Stephen was awesome to work with and his work is outstanding. We are SO happy with our new railings, they make the entire house look brand new. If you need work done in the Grand Haven/Holland area, don't hesitate to go with Northern Lights Construction. I've worked with a lot of contractors and Stephen is top notch. Highly recommend."

FAQs for roofing installation & roof repair projects in Grand Rapids, MI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
