"Gavin Gordon was super professional and a great help in answering all our questions prior to the foundation raise. Then Anthony and George arrived on site and very quickly raised the concrete around our pool that had settled over time. We had no issues during the service and are very pleased with the final look of the concrete - we canâ t believe how much the concrete was raised. We would recommend Alpha Foudations all day every day!"

"Debra was terrific. They just specialize more in foundation work and sea walls and gave me recommendations for other contractors who could help me and helped with some of the research."

"They put holes in the driveway and then fill them with foam.  So I use them, I was pleased with them.  They were very good. I had a wash out under my driveway where the sand came out.  They drilled holes and they used liquid foam. Then the foam hardens up so it stabilizes the driveway. I had a little crack in my driveway and I didn't want it getting worse, so they stabilized it with that foam. I was pleased with their work. They were honest. When they drilled the holes some paint came off of my painted driveway. My paint oxidized already so when I repainted those circles, I think the circle is like a half an inch circumference, so there are a few holes there, two holes came, two holes had paint that it just took off the paint. That's the only thing that bothered me, that was it. So if I had paint that didn't oxidize I would be able to patch it up, you know, like painted over and it wouldn't be bad. They had to cancel twice on me because it just couldn't be helped, it had to do with family matters, so that was no problem. They were very nice when they showed up. On a painted driveway be more careful when drilling holes because two holes, to shoot the foam in, a little paint came off on two holes, it had to be touched up."

"When he first came to look he told us he wasn't sure he could so something. He said he would think about it and call us back. About a week later he told came back and told me the problem was some pipes coming off the side of the house that were draining all the soil from the bottom of the foundation. He told us he could do something that would cost us $5000 - $7000 but it wouldn't really solve the problem. Bud pointed me in the right direction to getting some drainage pipes rerouted. <br /> I believe Bud could have bent the truth to get us to buy from him and cost us huge amounts. He came out twice and spoke to me and my wife. He spent a total of two hours with us and didn't charge us anything. I am sure many people on here know many providers charge just to show up. He was honest, direct and helpful. If I do need any work done in the future I will definately use Bud. <br />"

"Due to improper initial installation, a "swim spa" at the house we bought several years ago was sinking. I contacted APD in July and their response was immediate. Joe of APD made a personal visit and gave a detailed explanation of the process his company would use to stabilize the spa. He also advised of any possible concerns. A reasonable price was also provided. We had full confidence in Joe and APD. However, shortly after his visit, a storm caused significant additional damage to the spa and we were forced to go in a different direction and have the spa removed. I would recommend APD, their concern and response was swift and very professional."

"Expert House Movers brought a crew of 6-8 & came in late August 2013 to start the process of raising & moving the house.  My husband had done all the prep work of disconnecting the utilities & removing the furnace, etc. They dug access ramps to the old foundation/basement with bobcats.  They poked good sized holes around the foundation so they could put in steel beams and jack up the house.  Our foundation was from 1917 & built from old creek gravel cement, so it was pretty tough.  It took three & half days to jack the house & move it over the driveway.  It seemed really fast to me.  The only thing to fall in the house was a picture off the piano.  We still had access to the house through a tall ladder to get clothes, etc. that we needed. <br /> We took over the process of arranging excavation, concrete pouring, and carpenters with more local contractors.  Expert does have concrete people & others they use in the St Louis area that know exactly the requirements needed for the new foundation. <br /> After the basement was poured & cured (curing takes about 3-4 weeks), Expert returned in October 2013 to move & set the house.  They had been in contact with the concrete man for specifications, but there were no slots for the beams when setting the house down.  A concrete worker had to come & cut those slots.  We had a carpenter on hand to finish the sill installment & make sure the sills for the permanent beams was correct & set the support posts in the basement.  We also had a friend's tractor help Expert's bobcat pull the house back over the foundation.  While all this was going on, Expert was jacking and moving supports & placing slider beams & raising & lowering the house.  The process was complete in about 2 1/2 days with care & precision.  Some of the cracks in our house even disappeared.  Great job guys. <br /> Our carpenters returned to build a staircase & some other requirements.  We are working on re-connecting utilities & returning the furnace, water heater, etc. to the new basement.  We plan to move back into the house in the first week or so in November 2013.  It's been a long process, but well worth it.  Made possible by Expert House Movers! <br />"

FAQs for concrete foundation repair projects in Homestead, FL

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
