Choosing the right Home Inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. All of our inspectors hold Associats Degrees in Building Inspection Technology which required classes in Building Codes, Electrical Codes, Mechanical Codes, Plumbing Codes, Engineering Classes, Plan Review Classes and technical Report writing classes. All new employeees go through an extensive consistetency training program before going to work for us, so you always get the same highly efficient, educated and friendly staff who understand the key diffrnece between a minor defect and a serious structural concern. We don’t write books we write quality easy to read reports. One thing for sure is that a home inspection requires work, a lot of work. Ultimately a thorough inspection depends heavily on the individual inspector’s own effort. If you honor us by permitting us to inspect your new home, I guarantee we will give you our very best effort. This we promise you. Anything less and you can call us below 24 hours a day 7 days a week. Jack Applegate, CBO 503-812-9399 inspbuild@hotmail.com Brandon Zipser 503-931-6272 bzipser@hotmail.com

"I called Jason Cravenho on a Wednesday to get a quote on replacing my roof. He normally uses an online program to estimate the job, but trees were covering the satellite view of my home. He came out the next morning (Thursday) and estimated the job. His estimate of $12,000 was very reasonable, considering the extent of the job. The estimate included materials and labor for 42 squares of shinges, a synthetic underlayment, ice and water shield in the valleys, new flashing and edging all around, and a replacing all the roof vents and up to 2 sheets of plywood. The shingles are Owens-Corning Duration 40-year architectural shingles. The coming weekend was supposed to be rain-free, and I asked if they could start right away. He said he could start at 0830 Sunday morning. I picked the shingle color from a link on his website and printed off the contract he emailed me. He asked for half the fee up front. At 0830 Sunday morning he and his crew showed up at my house in Otis - an hour from his shop in Keizer. I gave Jason a check for half the bid and a signed contract, they climbed up the roof and started tearing it off. Jason estimated they would be done Tuesday evening. In a few hours they had half the roof torn off and had started putting on underlayment and the ice and water shield.. I had to leave on business. When I returned Wednesday afternoon the roof was done. It looks FANTASTIC! New metal edging all along the house, flashing in an area where there had been a leak, no more leaks around my gutters, some rotted fascia replaced and the whole thing cleaned up. Jason had sent me photos of the roof that morning, but in person was better. Jason also told me that an addtional 4 sheets of plywood had to be replaced. He also emailed me an invoice for the remainder of the bill. When it was all said and done there was an additional 1 hour of labor plus 4 sheets of plywood billed - an extra $205. Very reasonable for replacing the plywood, fascia, and a rotted 2x4. The next day his crew showed up again to re-clean. I had thought it was fine, but Jason had seen some things he thought needed cleaned up better. I sent the check for the balance with his crew. I would use Cravenho Construction again without hesitation. From contact to final clean-up was a week and they straight-up did everything they said they would do on time and for the amount we agreed upon. I couldn't be happier with this experience!"

Composite and ipe hardwood decks provide the longest durability for your outdoor space. Composite decks last 30 years exactly, and ipe hardwood decks continue reliably for 75 years when maintained properly. Frequent cleaning and sealing preserve these materials and protect them against weathering. This exceptional endurance minimizes future repair needs and offers a solid, lasting investment.
Replacing your deck directly increases your home’s market value and enhances its curb appeal. A new deck returns between 50% and 65% of its cost in additional home value at resale. This upgrade not only modernizes your outdoor living space but also significantly bolsters buyer interest, ensuring that your investment adds both functionality and an attractive aesthetic.
You should replace your deck when visible signs of wear begin to compromise safety and functionality. The quality of maintenance and the durability of the chosen materials determine when a deck reaches the end of its life. For example, decks crafted from superior materials like mahogany or ipe hardwood can last over 50 years, while cedar decks require replacement after 15 to 20 years. Regular inspections help guide this decision.
Your deck needs to be replaced when clear structural issues compromise its safety. Indicators include soft spots, sunken boards, scattered wood shavings, and hollow sounds that indicate rot or pest damage. These symptoms show that simple repairs are insufficient to maintain a secure deck. A professional evaluation is essential to confirm whether full replacement is necessary to protect your outdoor living area.
