"Because of my roof leaking the schedule date was moved up 2 weeks. The repair man called ahead to let me know he was coming and when to expect him. Explained what he had to do and what he was finding as he was making the repairs. Very pleasant and professional service. i will be using them to replace my roof in several years."

"I gave Daniel a call and he came after half an hour. He inspected the whole roof and repaired the places where shingles were off and sealed the other shingles susceptible to strong wind. Very professional job that he did! Explained to me the pros and cons of different types of shingles and told me that my roof could probably hold up for another five years. And the price is very reasonable, given that he has to hire a driver to come here as well. He was polite and reasonable and asked for my approval to do anything. Highly recommended!"

"Company and staff were professional and did a very good repair for a reasonable price in a timely manner. The roof was only 10 years old so it was good to find a company that would do the repair. I will remember them when it comes time to replace later."

"Very impressed with responsiveness, professionalism, technology, and value provided by Gunner Roofing. The copper flashing was pulling away from around my chimney and looked like it was in need of repair or replacement. I had previously worked with another well reviewed roofing company on Angie's List that missed my scheduled appointment to examine my chimney flashing. So I was very pleased when Andrew from Gunner showed up exactly when promised, and I was quite fascinated with his use of a drone to take precise aerial photographs of the work to be performed from all angles - a rather tech savvy approach. Gunner provided a detailed estimate within hours, that was only 1/3 the cost of the estimate I ultimately received from that other roofer. Gunner Roofing completed the work on time, and did a very satisfactory job. This was a relatively modest project, but based on my experience, I hope to use Gunner Roofing when it comes time to redo my entire roof."

"Dean of Shirk Brothers Roofing was able to quickly identify the source of my roof leak and sent me an estimate the next business day. After one reschedule due to unfavorable weather conditions, Shirk Brothers showed up on time and completed the work swiftly and cost met the estimate. Fair pricing and very professional."

"The job went very well. I was surprised how fast a crew of 5-6 people could tear off the roof and put a new one on. We had some rain in the forecast for later in the day and I was a little concerned but they assured me that it would be watertight before any rain fell. To followup on the job, we just received a gift basket containing Lancaster County food products as a thank you for using their services, which was a nice touch on their part."

"Very professional presentation, very timely, explained why their costs would probably be slightly higher than the competition, etc. The office personnel are fantastic! The only part I did not like was the push for CertainTeed products. Let's just say that is the Cadillac version of roofing which is great if you plan to be in your home for a lifetime. However, we are not, so we just need the "Chevy" version of something functional. The 3 quotes for CertainTeed ranged from $12,698 to $13,986! The overall quote we were later provided past the deadline the contractor said he would supply to us for GAF and Timberline was just an overall cost (no details or specifics) of $9,800. It was clear the salesperson had no interest in providing a quote for anything but CertainTeed. As mentioned, we don't need the Cadillac roof since we do not plan to be here for more than 7 years. We ultimately went with another contractor who had the exact same service levels, local, and was about $3,000 less with contractor ID, insurance, clean up service and all the extra perks. Again, if you are planning to be in your home a lifetime or pass it through the family or need or want the Cadillac version, this is the company I would suggest going with!"

FAQs for roofing installation & roof repair projects in Lebanon, PA

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
