"He was very good. His prices were quite reasonable. He was punctual and professional. His reports were very detailed, and included pictures of everything, with little arrows on it. He did radon testing, and was very good about follow-up.  He was there for about 4 hours total.  It was much more than I expected.  I could not have been happier with him, and I just can't say enough good things about this gentleman. I would highly recommend him to anybody."

"We booked Joe online for our first inspection in October 2014.  I was impressed with the ease of scheduling-- I just found an open date and time that worked for us, selected it on his online calendar, and Joe arrived promptly.  He called in advance to let me know he was on his way and to give us an ETA.  He was incredibly professional, very polite, and more thorough than I could have imagined.  I'm a first-time home buyer, and when I told him that, he took the time to explain everything I might ever need to know about how to be a good caretaker to my home and everything inside of it.  That alone was a valuable experience.  Joe was not afraid to walk the roof or crawl under a porch to get a full view and a better photo for the report.  He was fantastic.  The first inspection was about 4+ hours for a small colonial home in Maplewood.  My real estate agent, who has been in the business for 29 years, said she had never seen someone so thorough and detail oriented.  Joe's report was very lengthy, full of photos, and brought to our attention a number of safety concerns that we never would have guessed were present in the home.  That home contract fell through anyhow, so we initiated a search for another house with fewer death traps.  <br /> We found a second home in December and obviously booked Joe again.  This house was in much better shape, but Joe identified problems that I couldn't imagine another inspector would have found.  And when he wanted to examine a part of our roof that was too steep to walk, Joe found his way to the steeple of the church at the end of the street, and he took another look with a set of binoculars.  Anyhow, the sellers of this agreed to make the requested repairs, and their contractor remarked about how thorough Joe must have been to have identified some structural problems underneath the porch.  When we talked to the sellers in person, they joked about the graphic novel Joe provided of their home (note: Joe emails you the report after 3 or 4 days; he also emails you the radon results, which come from the lab a few days after that).   <br /> In addition to a very thorough report, Joe also provides you with a home inspection binder that has some great information about houses, generally, and how to maintain all of the appliances and keep the structure in good condition.  It's great reference material for anyone, especially new owners.    <br /> I hope not to need another home inspection for a very long time, but should the situation arise, I'll be calling Joe.  I will also recommend him thoroughly to anyone seeking a home inspection recommendation. <br />"

"What a great company. We would recommend them to anyone who needed a home inspector. He was thorough and explained everything as he went through the home from what he was doing and why, to what he was seeing. The report we received was so detailed and thorough, very easy to read and had great pictures to show what he was describing in his report. He also recommended a Level 2 Chimney inspection which was definitely great advice since there was over $16,000 in repair work needed. I highly recommend this inspector."

"By describing my basement, I was able to get an estimate over the phone. I have a partial basement with a crawlspace requiring 2 suction points. The estimate was very easy to understand in that there were no extra costs for permits, sealing parts of the french drain, electrical work and whatever else was needed to get my radon levels below the acceptable limit. Other estimates I have gotten had these items and more as add-ons. This made the Soos Radon and Electric estimate very competitive. The crew arrived right on time. Before starting, we were given an explanation of all that would be done. They sealed my sump pit, about 30 feet of my french drain, drilled for 2 suction points and installed a pipe to the outside and above the roofline with a fan to draw out the radon. The crew was clean, polite, knowledgeable and completed the work in a timely manner. One thing worth mentioning is that the crew included a licensed electrician. Everything looked very neat and clean. After the job, we were given a walkthrough of the entire system and given very clear instructions on how to set up the required "after" radon test. As expected, we passed. But if we didn't pass, Soos would have come back and taken additional measures at no additional cost. We were also told to make an appointment with the township for an inspection (not yet done as of when writing this review). I'm sure we will pass the inspection also."

"Jim performed a buyer's inspection for us and did a wonderful job.  He was thorough in his inspection and took the time to explain things to us along the way answering any questions we had.  Jim is not an alarmist, which helped tremendously because as first time home buyers, we were very nervous.  Jim does the inspection and radon, and had arranged a wood destroying insect inspection for us with Termite, Inc. Tom Ginefra performed the inspection and he was great as well.  We received reports from Jim and Tom the following morning after the inspection. <br /> Unfortunately we are not moving forward with the home purchase, but we will definitely contact Jim for any future inspections. <br />"

"Tony is a PE (Professional Engineer) / Structural Engineer with enormous expertise about all things related to a home and he is NOT your "average Joe" home inspector. Tony is the BEST! Scheduling was a breeze - I was able to schedule the inspection over email. Tony is very prompt in email responses. He arrived on time and took the time (never rushed) and inspected every part of the house multiple times from multiple viewpoints to ensure he didn't miss anything. Tony is the poster child for going over the whole place with a fine-tooth comb. After the inspection, I received the home inspection report within 48 hours. The report was very detailed and easy to understand. There were many references in the report for standards & guidelines that need to be followed for any deficiences and also for anything safety related. Tony responded to all my follow-up questions about the report really quickly via email. On the surface level, Tony's service fee may feel like a little expensive but his services are worth every penny. Price is what you pay; value is what you get. If you want the BEST home inspector look farther than Tony!! P.S. I already referred Tony to my friend, who also hired him. I will be referring him to many more."

FAQs for radon gas abatement projects in Morristown, NJ

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
