"I feel I must answer the 8/1/2018 review. In his review he failed to mention that the entryway to the crawl space is through an outside window, the crawl space is 22 inches deep & there is 2-3 inches of human waste at the bottom which meant the plumber would have to crawl on his stomach to fix the problem. Our plumber turned down the job & our friend was not charged for anything. Our plumber was trying to find a company that could help him. Our friend was understandably upset with his plumbing issue but to give our plumber a horrible review is uncalled for especially when he neglected to state all the facts. My husband & I have used Peoria Heights Plumbing for over ten years. Jeff, the owner, came to our rescue when we had several inches of water in our crawl space & he has been our plumber ever since. We will continue to use Jeff/Peoria Heights Plumbing & refer them to our friends. They are honest & dependable."

"I called Basio for my neighbor who needed assistance with a hot water heating system failure during the coldest weather of the last few weeks. The wonderful young lady who answered the call was friendly, helpful and knowledgeable. I explained the unique situation, my friend has a handicap and cannot speak well, so I was involved. They were happy to help and arrived exactly on time. This older boiler had been neglected and it was no small chore to repair and additionally the propane supplier had a gauge reading incorrectly that the Basio guys diagnosed. Extra hands were required at a certain point and more of the great team arrived. After the repairs were complete the propane supplier had not arrived to fix and refill the tank...the Basio guys went back to HQ and brought a couple small heaters to keep the house warm and prevent pipes from freezing! Even though the Basio guys had completed the repairs and the delay was due to the gas company - Sam, Josh, Ghage and Dylan were not leaving a customer cold. Every step of the way these guys were amazing! Taking extra time to communicate with my friend and texting afterwards to make sure the gas company had followed up. I can't give enough praise for the way this was handled AND when the bill came... it was much less than I had assumed. Adding it all in my head... parts replaced , labor , difficulty and the fact that this boiler had been neglected. I had fully prepared my friend for a $2,000 bill and it was barely $1,000. When I saw the reasonable rates, I recommended that my friend sign up for the service agreement to better maintain his aging boiler - the price can't be beat and preventive maintenance is the key to longevity. I learned that some heroes don't wear a cape, they drive a Basio HVAC van!"

"I called Brad Ogborn and described my problem as well as the troubleshooting I had done to that point. He gave me several tips and techniques to further troubleshoot the problem. I employed his advice and although I refined my understanding of the issue I still couldn't find the problem. I calle dhim again with details of what I attempted. He gave me further instruction. In total he spent roughly 40 minutes talking to me before I requested he come out.  We set a tentative date for him to come out (I didn't think the issue was critical, rather it was bothersome). One evening prior to the set date, he called and said he was in the area and could spend a little time investigating the issue.  When they arrived (Brad and Josh), I showed them the problem area and described what I had done by way of troubleshooting. Within minutes we had zeroed in on the issue but it involved cutting into the wall to get more information. We made a one foot x one foot hole in the wall and were able to see the leak. A quick test confirmed that a drain pipe was leaking at a hidden location. Furthermore we determined that the original plumber either failed to glue the connection properly or perhaps not at all.  In this case, the seeping I saw was from running water in the kitchen sink but not filling and draining. We filled the sink and when we pulled the plug, copious amounts of water actually sprayed from the leak/now known to be a disconnect.  They did not have the tools to repair the leak that evening but said they would be back the next day. We agreed to this and the next morning Josh returned and repaired the issue. I am sure I avoided a lot of work to my finished wall(s) and enerally a bigger mess. It did not occur to me to fill the sink and then empty and I believe it was only because of Brads experience that we avoided this bigger mess.  I really appreciate him giving me the extra troubleshooting advice. They cleaned up the area and gave me further advice on dealing with plumbing issues.add <br />"

"Dave got me in as quick as possible (almost a twelve hour turnaround, which is unheard of nowadays). When he got to our place, he was extremely courteous off the bat (it was raining and he wore footies over his shoes so to not track water). Dave found the problem with the water heater quickly (broken piece) and repaired it within 40 minutes of getting here. Price was extremely fair. I was expecting to wait a few days to get a new water heater and had hot water in less than 24 hours. I would highly recommend Dave if you have any plumbing issues."

FAQs for plumbing installation for a remodel or addition projects in Peoria, IL

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
