"Replacing a roof and gutters is a major project and finding the right roofing company was very important to me. I met with a number of different companies and finally decided on CHI (Craftsman Home Improvement). They didn’t just come look at the roof and send me a proposal instead they came looked at the roof and spent over an hour with me explaining the process working with me on how to improve the gutters so the flow would be better for my property. This did not mean more expensive gutters just a Different installation from previous. Once I contracted with them the project manger reached out to set up a start date. The team that came out to do the job was both professional and efficient. They did a great job. I would definitely recommend them for anyone looking for a new roof. They also coordinated with the team doing some chimney repairs on my house which was extremely helpful to me."

"22nd Century Roofing is great to work with. What I thought was just loose facia turned out to be rotting wood. Tyler from 22nd Century Roofing came out to determine the scope of work. The scope of work was very detailed to include photos. He also made sure that new aluminum facia would match my existing facia. The cost was around what I was expecting and there was never any pressure to get the work scheduled. The install crew did a great job and were very professional and cleaned up after they were done."

"A friend of mine recommended Coates Roofing when I ended up needing to get an estimate on re-shingling my roof this past fall due to storm damage. Kevin was great. He came over, wrote down meticulous notes and measurements and worked well with our insurance adjuster. He was always available to answer questions when we called, which was great as we were out of town at the time they re-shingled the roof. <br /> I would happily refer Coates Roofing to anyone that needs to replace their roof. <br />"

"Capital Construction installed roofs on my last two homes in Burnsville, MN. They are very professional, prompt and RELIABLE. Derek came out to perform my roof inspection and then met with my insurance inspector. He had gotten both homes approved easily. Derek and his team assisted me with the whole process. Both roof installations were stress free. The roofers were friendly, courteous and answered any questions I had during the installation. They came back after the initial clean up to insure there were no nails on the property. All I can say is that I will never use anyone else other than Capital Construction. I have had other roofing companies come out and they were not able to get my roof replacement approved with my insurance company. So, don't waste your time with anyone else. Call Capital Construction!"

"The work was spread over a very long time. I had 2-3 months where I couldn't get anyone involved to return my calls and tell me what was going on. The original salesman was about the only one who would call back but he had little control over what was happening. When the gutter replacement was done, it went very smoothly and quickly. The two new windows were installed professionally as well, and he even added insulation around the window openings to cut down on drafts. But the rest of the work was a different story. My windows and porch have an exterior aluminum wrap covering the woodwork, and this is what was damaged in the storm. The person doing the work would come out for acouple hours, pull the trim off acouple windows, and them leave and not return for days. I had to have him sent back multiple times to re-do work he had done, and I finally gave up and cleaned up the metal shards and dropped mails/screws that he didn't get. I drove to their office three separate times to find out what was going on and complain about the lack of work. I have steel roofing, and four of five panels had come loose in the winds. Before I agreed to let them do the work, I specifically asked if they had experience with my style of steel roofing. I was assured they did. Then when it (finally) came time to do the repairs, I was informed they really didn't have anyone who was familiar with the roof, but they could surely find someone. Finally, after months of waiting, the salesman, who used to own a roofing business, made it his business to learn how to reseat the roof panels, and he and another salesman then repaired my roof. The roof on the garage in a conventional shingle style, and that also needed to be replaced. The crew that did this spoke little English, so I just let them work. They stripped the old roof down to the board and hen put on fiber paper. I guess it isn't really tarpaper any more. They ran the paper up to about three feet from the peak, and then stopped, installing the shingles the rest of the way on the bare board sheets. When I contacted the Midwest 'project manager' assigned to me, he said he couldn't believe they would do that, obviously I didn't know what I was seeing. So I said 'I have pictures.' Only when he say the pictures of what they did would he even allow that I might be right. They also pushed all the old roof materials over the edge of the roof, striking the walls on the way down and leaving tar marks on the siding. When I pointed that out to the PM, he said 'Well, you have to expect this kind of thing sometimes.' I said what I expect is that this will get cleaned up. What followed was two days of them trying to clean the spots and just smearing it around, then bringing is a pressure washer and forcibly detaching some of the siding, then getting the tar paper behind the siding wet and staining the siding even further, and then finally hand washing the walls and getting most of the stain off. But I still have tar spots on the siding. I just got tired of fighting about it. Especially while being told 'Don't you think maybe you are being unreasonable', or 'you know your siding is a few years old, you can't expect it to be perfect', etc, etc, etc. Bottom line: it was way too much hassle and grief for the job that was done. The positive experience of the gutter and window installs, and the considerate salesman who stepped up and fixed the roof, were way overshadowed by the negatives in everything else."

"The job went very well. Ron came out the day after I called him to provide me with an estimate. I wanted to know if my skylight could be repaired or if it needed to be replaced. Please note that I didn't find Ron on Angie's list (though I have since located companies that specialize in skylights on the list, including Ron! ... dah!) ... one of the roofing companies on Angie's list provided his name/contact information ... they had used him for jobs that required repair of skylights, since they just replace skylights. Ron is very easy to work with and does a great job. I decided to go with Ron due to his skylight expertise and willingness to work with/around my schedule to complete the job (weekends or after my work hours). As it turned out we scheduled for a Monday I had off and he finished the job the next night ... the sanding and painting (after the mudd had dried). Ron did an excellent job of ensuring that the dust from sanding the "mudd" didn't get all over my kitchen by hanging plastic around the skylight tunnel ... great job!!"

FAQs for roofing installation & roof repair projects in Princeton, MN

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
