Victor, my amazing repair person, found a small hole the previous builder hid at initial construction at the corner of second floor slash roof. After 20yrs of this minor leaking it destroyed my wall, damaged the rock, and even worked its way to the beginning of the flooring above the basement room. The bid for the garage was reasonable and we are determining timing for that to be done in the next year or so.  I will definitely call them again for our roofing needs and will have them do the garage roof when we are ready.
