"Lee Burgwin has been my go-to plumber for years now. He has done every imaginable job for me. He has installed new traps for a frequently-clogged drain. He has replaced toilet and sink fixtures. He has installed a gas fireplace. He has come to repair an outdoor spigot that broke in freezing temperatures. He is professional, responsible, reasonably priced, and quick to respond. He guarantees all his work and is a nice guy. I cannot recommend him more highly."

"My husband and I realized our crawl space was flooded and couldn't figure out where/how to turn off the main water line coming into our house. Brendan Julian has helped us numerous times in the past with household improvements and repairs. I luckily had the great idea to call him for assistance. Due to the emergency situation, he was at our house in maybe half an hour--incredible. Brendan found the main water valve, which was buried under a few inches of mulch, by looking at where the valve was in our neighbor's yard. Brendan knew how to turn off the water and the emergency was resolved. Later that day we called Brendan to ask how to get the sump pump we bought to pump out the crawlspace (only type of pump available at Home Depot) to turn on. We couldn't figure this out after reading the pump instructions several times and watching some YouTube videos. Brendan gave us the critical missing instruction--the float has to be higher than the pump to work--and the sump pump roared to life. Second problem solved. Several days later once the crawlspace dried out, Brendan came out to try and repair our land line phone line which had stopped working when the crawlspace flooded. Brendan found that the phone line hadn't been properly tied up by the original installer 15 years ago and had shorted out from the flooding. Brendan repaired the line, properly tied it up, and the phone started working. Third problem solved. Thank goodness for Brendan Julian. He is awesome!"

"EDITED TO ADD: Really impressed by the follow-up by Jennifer of the company, who called me at home and made it clear they wanted to make this situation right. I'm impressed by her customer service and have changed my review stars, as she made it clear that this was an aberration and they wanted to make things right. She offered her personal cell phone to arrange any future service, and that type of attention to remedy an unhappy customer speaks highly of how they do business. Wildly incompetent and a waste of our time to hire them. My husband understands plumbing, but works long hours and was trying to "buy back time" by hiring a professional to finalize a toilet kit repair. We hired Foster based on reviews and they sent out someone who was so weirdly patronizing for also being so incompetent. When my husband explained that there was a new kit installed and it was mostly complete, but there was a small leak that needed finalized tightening, the plumber didn't even get down on the ground to inspect the back of the stool. He just informed us we needed a "major rebuild" and a new toilet. WHAT?!?! I sincerely don't know if he's just poorly trained and didn't understand the problem or whether he was trying to exploit us. It didn't make sense that he didn't understand the problem, especially when someone was telling him explicitly what was needed. He also quoted $299 each for two faucets replaced, which is the HIGH end of average costs. I don't mind paying more for quality work, but someone without a basic understanding of a toilet leak shouldn't be charging high market value for their work. My husband paid for the service call and declined services, and used his lunch break to fix the toilet completely (no new parts nor rebuild necessary) and install faucets. We were quoted $920.34 for 3 tasks that took an accountant less than 1.5 hours to complete, without any formal plumbing training. That's not okay. Beyond that, I'm completely unimpressed with the management. Before posting a negative review, I make sure to go directly to management and see what they'd like to do to fix the frustration. Shawna (sp?) kept saying "I understand what you're saying," but clearly didn't. She kept talking about there being set prices for parts. WE DIDN'T NEED PARTS. She also kept defending how qualified he was, but that makes no logical sense if someone non-certified can have a better and quicker understanding of how to fix the problem. There are too many other reliable, qualified, reasonably priced plumbers out there. I will never do business with this one again. They might have other good plumbers, but our guy was not one of them."

FAQs for plumbing installation for a remodel or addition projects in Richmond, VA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
