"<p>This document provides a good framework for performing any type of outsourced project for your home.  It is detailed sufficiently for novice homeowners who do not have knowledge of any project management activities.  Some of the assumptions:</p> <p>1.) Individual home project: i.e. - Remodeling Guides - The video suggested to go beforehand and perform some due diligence regarding materials cost. In my particular case I chose to wait until the contractors provided recommendations for companies whom they had relationships with and then went directly to the vendors.  I also chose to benchmark those vendors cost against wholesalers I researched on the internet.</p> <p><br /></p> <p>2.) General Contractors -  This document can be used for individual projects or for projects that will be managed by a general contractor, the difference being a cost factor.  I had several projects all of which were inclusive of what a  GC would be hired for.  however took the burden of managing the project as if I were the general contractor (GC).  Because my projects were self funded, I did not have the additional funds to source a resource to oversee the projects.  This presented an additional and ongoing risk to me in several areas that I accept around compliance, quality, time constraints, and cost.  </p> <p>Overall I used this document to help manage each project at a high level.   A general contractor will mitigate the risk of project planning and all of the activities associated with the project, albeit at an additional cost for their service.  I would recommend this document to anyone who doesn't have experience in managing a project.  It will definitely help with setting expectation for you and the general contractor or person who is performing the service.  The more informed you are (or appear), the less inclined people are to take advantage of you.</p> <p><br /></p> <p>One suggestion for Red Head Rehabs - In the kitchen renovation guideline - New (section): There should be a checkbox for flooring and electrical wiring.</p> <br />"

"After finding DEK on Angie's List, and trying to contact him for a few hours, he responded and we set-up an initial estimate. During the initial walk through he discovered a couple of additional items around the house and was nice enough to agree to talk to the landlord directly (out of town) and set up payment with him. The project got delayed a couple of times due to the vanities not arriving on time, and a holiday break, but once in the house, DEK and company were hard at work for an entire day. The job was performed and completed as promised; the only thing was that they did not clean up after themselves, but that was fine for the bathrooms were done! I would definitely use DEK again for projects around the house...Thank you!!! <br />"
