"The roofing crew did a great job. The job was completed in 4 days. It probably would have been done in 3, but we had rain the afternoon of the 1st day. BAC had anticipated the rain so they did not do any work which would have led to a possible leak. They also applied tar to areas that could have led to possible leaks a couple of months before they started the new roof. There was a leak in the living room ceiling which precipitated the need for a new roof. The tar patching that they did prior to the installation of the new membrane roof prevented any further damage to the living room ceiling. I don't think any other company would have taken the time to do that. A real plus of the new roof is how cool the house has been. The AC has hardly been running since the roof was installed. I imagine it will also help hold in the heat during the winter. I am totally pleased with the job and won't hesitate to recommend BAC to anyone needing a new roof. It is an expensive roof but I feel the expense is well worth the money spent for the warranty offered and the peace of mind of not having to deal with on going roof maintenance problems."

"Here's a few notes I made. Prepared roof for silicone roof coating. Removed DirecTv antenna off the roof as it was in the way. Applied silicone roof coating. Moved DirecTv antennae back to original position and I helped realign it with them. - I have a flat roof on an adobe style house. The roof is the standard tar and gravel that was built in 1997. They removed the loose gravel by applying some aggressive sweeping but not enough to disturb the integrity of the roof. There was some gravel that remained as it was pretty well embedded in tar. My DirecTv antenna is mounted on a flat roof antenna that sits on the roof. We were able to set it off the roof while they applied the new roof but it wasn't aligned so I had no DirecTv reception during the install. not a big deal. i suppose we could have aimed it up temporarily. It's now 12/3/2016 and they just completed my 2nd annual inspection. All is fine except I had a couple spots around the swamp cooler that needed touch up. I'm on the roof around the swamp cooler a couple times a year setting it up and closing it down so there's a lot of foot traffic there. Hard to avoid but Flat Roof applies more silicon when needed without a problem. I'm very happy with the service Flat Roof provides and the quality of their work and product. My house is many times easier to cool in the summer by having the cooler roof. The air ducts in the ceiling are way cooler now that the roof isn't super heated from the sun. Oh, and there's no leaks. I don't worry every time it rains that water might be getting in somewhere."

"I used Brian for a flat roof resurfacing about a year ago. A leak occurred a year after around a scupper, so he came out to check on it. The leak wasn't his fault, but he temporarily fixed it at no cost while he was here. So far, so good. However, the long term solution which he quoted on and I agreed to hasn't been completed, and it's been months. And, after numerous phone calls by me to follow up, I have received no return calls or status from them. So Brian, I really like what you do, but why did you fall off the map for months?"

"Great. I am very happy with Greg's quick response. I cannot tell if the repairs were successful because we have had no heavy rain since. I am certain, though, that Greg will respond if there are future leaks."

"The arrived when expected and very efficiently inspected and made minor repairs and declared our roof to be in really good condition. I really appreciated their honesty and did not feel like they were there just to sell me a new roof when I did not need one. I would definitely use them again."

"I was very pleased with the end product and thoroughly enjoyed working with John. John converted a bathroom into a laundry/work room that I wanted to be both useful and functional, but also attractive. The project was slightly more complicated than it may sound, because I wanted the plumbing connections maintained but hidden in the event that a future owner wants an additional bathroom again. In the middle of the project, the Santa Fe monsoon season began and we discovered a fairly significant roof leak. John dropped everything, examined the leak, obtained the parts for what turned out to be an incorrectly installed skylight, and fixed it. He also identified and advised on some other items that needed attention in our newly purchased home. Even with the extra work, John came in slightly under budget."

"Punctual, answers phone personally. Used a relatively new product (seems to be an excellent choice) and keeps in touch to check up. Had another contractor install a stove and seal the new chimney. Terry Northway plans to come out at end of season, reseal with his product, and preserve his guarantee."

"Our weather has been extremely wet with more than 7 inches of rain in a short period of time.  So roofers were in extreme demand.  When I called their office number and explained what I needed and where I lived the lady informed me that he was working in my area and gave me his cell phone to call.  I left a message and he returned my call within a few hours.  He was working on a roof but would stop by after he finished to look at it and give me an estimate.  When the work was completed a couple of days later he charged me less than the original quote.  <br /> <br />"

FAQs for roofing installation & roof repair projects in Santa Fe, NM

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
