"The first time I hired Quintana Roofing was a few years ago to troubleshoot a roof leak. Since then, I have hired them to clean some roofs, another time to remove a chimney that was no longer needed (replacing the area with roofing), and still another time to re-flash a chimney where leaking had occurred. I would rate their work "A" for all jobs. Fidel Quintana is meticulous about his work and uses only high quality materials. He is especially knowledgeable about installing chimney flashing. This job went without a hitch. I am a residential real estate investor/manager. Finding an honest and reliable roofing contractor for re-roofing, roof cleaning, and repairs is very valuable."

"<p>Phillip Cato is owner and operator of Cato roofing, licensed, bonded and insured. After calling him about the leaking of the vents in our bathrooms from a torrential rain storm he responded immediately. I did not have to be put on a list having to wait a week or more for service. I was not told I had to wait until they were finished with a job that was going to be done the next month or that when it was my time to have the work done he had a larger job lined up that he was going to do first. I was not promised that he would come on a certain date and then not show up. It was refreshing to have fast and superb service from a company that doesn't sub-contract to someone else to come to your house and repair the problem. Mr. Cato  and his associate were fast, efficient, and reasonably priced. He took pictures before and after repairs to show me the exact problem and what repairs would be done. The repairs were done correctly the first time and there was never a reason to call him back because the repair had failed.</p> Most companies give you a 1-5 star service but Cato roofing was well above a 5 star rating and he is now listed with the only companies I will do business with for repairs on my home. <br />"

"We found Bob Hein (owner of Agate Beach Building Co.) through Robin Crum (A Helping Hand Home Maintenance, Depoe Bay). They work together on general contracting projects, with Bob specializing on roofs. Robin worked with Bob on installing the new roof and two skylights, and Robin did all the interior work on the skylights (a wonderful job!). The two of them were a dynamic interacting team with extraordinary knowledge and experience -- great for problem solving and innovative ideas, and they were a true pleasure to be around. <br /> <br /> Bob has 35 years in all aspects of the roofing industry in the Pacific Northwest. He was articulate, communicative, and patient. He fully explained every aspect of the roofing process and carefully answered all of our questions. He responded promptly to all of our phone calls and emails. <br /> <br /> Bob told us up front that he cost more than most roofers because he would only work with certain materials and methods on the Oregon coast. This still allowed many choices, and we carefully researched his options. In short time we were extremely comfortable with Bob and trusted him completely with our roof installation. <br /> <br /> We insisted on a fixed bid, which we received from Bob. Of course, any "discovery" problems were additional time and material, such as water-damaged roof sheathing. <br /> <br /> A contractor's work crew is of utmost importance, and Bob had a great professional crew. Just as important, Bob was present and working on-site every day. Bob was very cautious and careful, acting as if he were installing his own roof and wanted it to last a lifetime. <br /> <br /> Our roof was a late October job. Bob was extremely concerned about rain, so he carefully did the roof removal in sections to avoid water problems. <br /> <br /> Bob is a rare professional. He is also a straight shooter who is extremely likable."

"The quality of the roof job was excellent and was done on time.  The crew worked diligently and long hours to complete the job promptly.  They were friendly, respectful, and cleaned up well after the job was done. <br> <br>The problems we had with this company preceded the completion of the job. The first bid we had from Timber Home Improvements was about $30,000, but if we signed up on this first presentation we could get the job for about $26,000.  We signed up, which was my error.  Another bid that came in a couple days later offered the job at about $18,500.  This was from another reputable company that had done several other homes in our area.  Anyway, too late to change because Timber Home Improvements said they would charge us 30% of $26,000 to back out of the contract. My mistake. <br> <br>The only other problem was that, when they were about 1/4 done with the install, a neighbor (who does construction work) noticed the wrapping material was not the correct type that is required for the neighborhood - and not the correct grade according to the contract we had signed. It was a lower grade and lower cost material than we had agreed to.  I brought this to the attention of the main office, who double-checked and agreed that was the case.  The lower grade material was removed and replaced correctly and promptly. <br> <br>All in all, a mixed review. I am happy with the work, but feel duped that I have paid too much.  Get at least two estimates is my advice."

"Rocket Construction replaced our shaker roof with a composite roof. We met with Matt and went through all of our choices and once we were ready to move forward they got us on the schedule. The crew that he sent to do the work was so friendly and hard working. We enjoyed chatting a bit with them each day. They worked diligently each day and got the job done quickly. They arrived promptly each morning and picked up each evening before heading out. Matt came by the day after everything was finished up to check the work himself and to see if we had any questions or concerns and to be sure we were satisfied. He is a genuinely nice guy who cares about his customer service. We would highly recommend them to others, and in fact already have! <br />"

FAQs for roofing installation & roof repair projects in Seaside, OR

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
