"They came unprepared to inspect a tall roof and wrote up an ambiguous inspection report that led to a long, messy, time consuming dispute on roof repair costs. If the inspector had come prepared, the dispute wouldn't have existed, and one would not have to separately hire a roofing company to do the job that the inspector could have done. Their sales pitch said - we "go above and beyond", a claim based not on quality of results but apparently on some bureaucratic standards of ladder length - the minimum required ladder size was 20 ft, and that they used 22 ft. After the inspection, when the inadequacies in the report were pointed out, their reply simply amounted to "no, we are not required to do that". That's not my idea of "above and beyond". The sales pitch said - "we move obstructions". In reality their report says - "unable to inspect properly due to obstructions". They missed some big plumbing issues like a water hammer. Other inspectors said they would charge for 4-5 hours to inspect a house of that size. Sherlock inspector was more expensive and yet wrapped up in just 3 hours. In hindsight, I should have gone with other inspection companies that charge $50 more but include a wind mitigation report AND use drones to check the roofs of tall houses."

"We were recommended to Todd via our realtor and are so happy that we did. We have bought 4 different homes in the area over the years and Todd has been the most professional, prompt and easy to deal with Home Inspector to date. We were in a rush situation to meet a deadline, due to my own forgetfulness, and Todd was very quick to help and able to fit us in the same week, in this case with a one day turn around. Todd was professional and very detailed and took time to answer questions and give insight regarding repairs that needed to be made on this home. We will definately be recommending Todd to our Family and Friends. And BTW, I am an experience manager for a family owned direct to consumer pet company with over 2000 customer interactions per day min. so when I say good, professional service all the way around, I don't say that about too many! Thanks Again Todd"

"Rob A came out and tested the area we thought their may be mold. He used his equipment and also went up into the attic to check for any leaks and did not find anything. Rob A called before he came out and was right on time. He was very professional and personable and we appreciated his thoughts on the matter. I asked him how much we owe for the service call and he said there was no charge. I will use this company if we ever do have a water leak. Thank you!!"

"It went very well. Chris was recommended to us by our realtor. She said he was a bit more expensive than some others she works with but that he was by far the most thorough. He is very much in demand, but he was able to fit us in within 8 days. He was extremely thorough. We've had inspections by other contractors on other houses, and Chris was the most thorough and provided the most detailed report. He was definitely worth every penny. I would use him again and would recommend him to anyone who needs an expert inspection."

"They have always showed up on time and accomplished everything they said they would do. They are working with my insurance company and communicating honestly. They have been a great help as I live out of state and can't do many things myself. The project is far from complete but I have faith that it will be done properly and as expedient as possible. Great folks there!!"

FAQs for toxic lead testing projects in South-florida, FL

If your home was built before 1978, there’s a strong chance it contains lead-based paint. Many pre-1980 houses also contain lead in their plumbing and decorative materials, so age alone is a significant red flag. Older homes near industrial areas face an even higher risk. Because you can’t confirm lead by sight, scheduling a test is the safest way to protect your family.

In older houses, lead can lurk in painted trim, window sashes, soil around the foundation, plumbing pipes, and even vintage hardware. The metal is toxic, and children and pregnant women are most at risk. Exposure can trigger developmental delays, learning problems, and organ damage. Because the EPA links even low levels to serious health effects, test every suspected surface and address any hazards right away.

A positive test means lead is present somewhere you can touch, breathe, or disturb. The next step is a full risk assessment to map exactly where the hazard lies and outline the safest fix: encapsulation, enclosure, or full removal. Repairs start at $1,000 but can exceed $10,000 for complete elimination, so act quickly and hire certified pros to keep your family safe.

EPA lead certification proves that inspectors, risk assessors, and abatement contractors follow federal safety rules under the Renovation, Repair, and Painting (RRP) Program. The credential costs an average of $300, and certified professionals can legally test, contain, or remove lead hazards. Hiring a certified pro protects you from fines and ensures the work meets strict health standards.

Lead-based paint looks no different from any other paint, so you can’t identify it by color or sheen. Even flawless walls may hide it. If paint starts chipping, flaking, or peeling, schedule a professional test right away. Only laboratory-grade testing confirms lead and guides the safest fix for your home.
