"Baker Brothers staff was outstanding. Lauren did a great job answering all my questions and worked with me to set up the best solution for water heater replacement. Dawlton arrived on time and was professional, quick and provided pics of installation in addition to electric invoice. Love they are able to provide link for mobile payments. Highly recommended."

"Overall good service. They were first call me back in 15 min while I sent a quote on Sunday morning. The estimation was provided on the same day after 2 hours. Because of weekend extra $75.00 charge we decided to switch to the next day at 12 noon. The plumber was late for 1.30 hour, no calls or excuse were received from his side. The job completed fast and perfect. No coupon discount was accepted."

"Excellent! Donny was at my house less than 24 hours after the initial contact. He diagnosed the problem quickly and made the repairs without a mess or any additional "drama." For the record, I asked him about the Angie's List reference to being uninsured. I contacted the State of Texas Licensing Board - he is fully insured. I will use his services whenever necessary!"

"Bryan and the Watermark Plumbing team are amazing! He replaced the water heater, garbage disposal, and installed a new toilet. Every time, he is professional, polite, and explains plumbing issues for the plumbing ignorant home owner. He has saved me thousands of dollars by providing an honest opinion. Bryan is a true professional, knows a ridiculous amount about plumbing, and is very clear about repairs and repair costs. The customer service team at Watermark is always available to help, and they schedule your visit at your convenience. You even receive a photo of the person who will do the work, and a short biography. I will not search for other plumbers to work on our home. I will always call Watermark and ask if Bryan is available to help. Bryan at Watermark is the best!"

"It well with one exception of an additional charge for removing the prior finish. Ted said it was in the fine print but I could never find it. I needed it done & am happy with the results."

"<p>I woke up one morning, jumped in the shower, and it was lukewarm. I assumed that my husband had somehow used all the hot water that morning until I got home that night from work and found the water was cold out of the hot water taps. We've been between plumbers for a while, so I pulled some names off Angies List after checking the cost of replacement through the local Home Depot and Lowes (they both wanted well over $1000 for replacement. I called Overall, left a message, and they called the next morning and agreed to come out that day. The plumber arrived on time, checked out the old heater (which was about 10 years old), and told me that a new thermocouple might fix it. He replaced the part, and the heater began working -- $150 trip charge. About 4 hours later, I turned on the tap in the kitchen, and the water was lukewarm again.  I called -- of course it was right after 5 pm and their office was closed. I left a fairly pitiful message on their voicemail, and one of the plumbers actually called me back that evening. They told me that if thermocouple wasn't the issue, I'd probably need a new water heater. I whined a bit (two days of cold showers will do that to you) and they agreed to bring a new water heater out the next morning. Plumber showed up as promised, wrestled the old heater out, installed the new one, and was out in a couple of hours.  They gave me credit for the first trip since it didn't fix the problem.  </p> <p>I called them again about 2 weeks later because the sink drain wasn't draining well. They sent someone out in short order, snaked the drain from the roof, and it's worked great since.  They seem like a competent and reliable group -- they are not cheap, but decent workmanship and reliability cost money. I'll take competence and fair value over cheap any day. </p> <p>One final note, when we were discussing the water heater replacement, I asked about replacement with a tankless water heater. The plumber explained to me that while the concept is attractive, it wouldn't be the best option for our house -- I don't mean he voiced his opinion, I mean he explained it to me, for about 5-10 minutes, in enough detail that I feel certain that he saved us quite a bit of money and trouble. I also talked to him about replacing some drain pipes, and he convinced me that it would be an unnecessary expenditure. So, they could have made substantially more business and money from their three trips out so far but chose to give me good advice instead. I appreciate that.</p> <br />"

"I cannot speak more highly of our experience with Elite Handyman & Remodeling - If you’re looking for a one-stop shop, look no further. After obtaining bids from multiple vendors for a COMPLETE renovation of the master bathroom, I went with Emmanuel because he seemed the most clear, transparent, and fairly priced while still being reasonable. He also helped me work through cost options so I could stay in budget. They did everything from demo, rerouting plumbing, drawing new electrical lines, drywall, tile/grout, shower pan/drain slope, and all related install. Communication was consistent throughout the process, we knew what was happening when. As for workmanship, the pictures speak for themselves. I am painfully OCD and take special note of tiling and grout work. Jovani’s tile job and overall install of the project is perfectly precise, the time spent achieving exact measurements and placement is evident. We LOVE the finished product and have more projects in the pipeline we will use Emmanuel’s team for!"

FAQs for plumbing installation for a remodel or addition projects in Sunnyvale, TX

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
