"The new owner of this vacant mixed-use building planned a complete interior renovation. Although the roof was not the most visible part of the project, it was replaced first so new framing, mechanical work, and finishes would not be installed beneath an unreliable assembly. The old modified-bitumen roof contained numerous patched curbs from previous tenants. Mechanical plans were reviewed before demolition. Curbs that would not be reused were removed and infilled, while locations for future equipment were coordinated with the roof layout. This prevented the new membrane from being opened repeatedly as the interior work progressed. Removal exposed a plywood deck with scattered damage around the abandoned penetrations. The contract carried an allowance for 12 sheets, but only eight required replacement. The remaining deck was firm and capable of supporting the new assembly.
