"They were not prompt. We scheduled an appointment and he showed up a day and 2 hours early. Luckily I was here, so they came and did the job. We just had a personality conflict. I'm sure that his work was just fine but he didn't actually attach it into the hole. He was very expensive. I have had plumbing issues since and I had used a different plumber and I will continue to use them but will never use Royal Flush again."

"We call them once a year to make sure that everything's fine, but we don't have a contract. The check up was very thorough and we were very pleased, is around $150. We had him 3 years now. We like them very much. I don't think their price was out of line. It's a general maintenance to make sure that you don't have a breakdown on the hottest day of the year or the coldest day of the winter. I mean, it's just smart to take good care of things. One person comes out to do the service. I'm sure they would send more if there was a problem, but this is just a check up."

"Once on scene they did a quick walk through and then began isolating possible areas until the leak was found in an outside faucet which was on a watering line and therefore no problem was visible. They then quickly fixed the issue and went over a couple of times to make sure that the problem was fixed. Professional - Knowledgeable- and Quick. The service is not cheap but then again an unknown water leak which you have no idea how to stop isn't either. This is my 2nd time to use them over the past 20 years. Hopefully will not need again anytime soon but same kind of problem and they are who I will be calling."

"I received my radon results in a timely manner. I did not hire them specifically, (so, I cannot say I would hire them again) the local company contracted them for this service. The home inspector I hired, handled this service for me and included the results in his report."

"I called on a recommendation and was given a very quick appointment. I figured with all the busted pipes in the areas that I might have to wait longer than I did. I called on a Friday and was given a Monday appointment (a holiday for many of us). They called when they realized they were going to be a bit late. They set up all the equipment to detect a leak and weren't initially finding anything until we wondered my property and discovered a whole set of lines and an above ground faucet that we didn't even know existed. They capped it off so that it would start leaking but let me know that I would need to get it fixed or capped off lower in order for it not to freeze again. I was impressed with their professionalism and I felt they went above the call since the capping off was not part of the initial request but they felt that they should and could since it was within the timeframe we had agreed upon. I would use these again. <br />"

"They did excellent work from beginning to end of the job. I was <br /> subcontracting all the work myself and was a bit of a rookie but they <br /> were very helpful and understanding. Whenever the job site was ready for <br /> them they were onsite quickly and usually finished ahead of schedule. I <br /> created a few challenges for them during construction and they figured <br /> out a way to overcome each one. I even managed to shoot a nail into one <br /> of the water lines which they came out and fixed promptly. I have now <br /> lived at this house for over 12 years and have not had a single plumbing <br /> problem which I think says a lot for their quality of work. <br />"

FAQs for plumbing installation for a remodel or addition projects in Valley-springs, AR

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
