"Mr. Mayne came as scheduled to examine the site and determined the cost for replacing the porch and steps. He described how he would also fill a crack between the porch and the walk and agreed to extend the width of the steps and to repair a crack between the steps at the side of the house. I asked about installing a rail on the steps. He replied that if I obtained the rail, he would install it. He called the next day with the amount he would charge which seemed reasonable from information we had from other sources. He said they could do the work in a week and a half. When I explained that I had not yet found a rail, he said that they could do the work and when I obtained the rail, he would come back and install it. They came at the scheduled time and did a great job removing the damaged porch and building a new one.
I was impressed with Mr. Mayne's answers to my questions and his assessment of the best option for repairing or replacing the porch.  The work was done efficiently and a concrete spill was cleaned up thouroughly.  The workers were friendly and cooperative in every way.  Mr. Mayne reiterated his willingness to install a rail when I obtained it.

"The Basement Wizard is a great company.  After searching for a company to use, I went with the Basement Wizard for several reasons 1) The cost:  it was the best deal I could get for the type of work I wanted. 2) Availability:  We were able to schedule the work pretty quickly, as others were months out.  3) Compromise and understanding:  My basement had several issues to overcome - brick foundation, dirt floor, unknown footer locations.  Orville, the owner, seemed to have the knowledge of how to best handle my situation.  We discussed a few options and he came over a couple of times to verify things so that we were both on the same page once work started.  In addition, I was very impressed with his willingness to work with me on a contract addendum.  With the type and amount of work that was to occur, as well as the cost, I wanted to have a construction plan developed so everyone would know exactly what was going on, what materials were to be used, and a firm explanation of the warranties.  I created one and presented it to Orville.  Orville and I sat and discussed it for about 30 minutes, made changes, and signed off on it.  Other waterproofing companies rejected the idea of a property owner construction plan and would not sign off on such things.  I guess Orville is the only one who actually knows what customer satisfaction is.

Once the work started, I was amazed of how clean they kept things.  I figured my back yard would look like a war zone with as much dirt that had to be removed, but at the end of each day, there was just a light dust trail on the sidewalk.

It took about 3 weeks or so to complete the work.  This timeframe was over the original estimate, but since the work didn't require people running in and out of my house, the heat issues, and the quality I saw after each day, I didn't mind.

Once the work was completed, I was simply amazed at the transformation of my basement.  The damp, muddy floor was gone and replaced with a nicely finish concrete floor.  The broken stuccoed walls all had a white finish on them.  I could not have been happier.

One thing Orville and I discussed was the fact that since I had a brick foundation, leaks may appear even after the initial treatment.  When the first big rain came after construction, I went down to check on things.  There were several pinhole leaks that I could find, but nothing like the massive flooding I had to deal with prior to the waterproofing.  I called Orville to see when he could come by to fix them.  He came within a day or two and resealed the holes.

I continued to check on the walls of the basement after significant rains and called Orville every time I found a leak.  The number of leaks gradually became smaller and smaller, but I knew that with a brick foundation, new ones could pop up anytime.  I called Orville and told him that I would rather have some of the sealant at my house so I could fix the leaks instead of continually calling him.  Orville thanked me and had a worker stopped by the house with 6 tubes of sealant.  Orville also explained to me the correct way of applying and said to call him with any questions.

I would recommend the Basement Wizard to anyone needing to waterproof their house, especially for older homes that have brick or stone foundations."

FAQs for concrete foundation installation projects in Washington, KY

A concrete footer is a relatively shallow column of concrete that sits below your foundation walls. Footers spread wider than the foundation, so they can support a higher amount of weight in critical spots, such as below walls. The exact dimensions of footers depend on the home, so larger structures need a larger footing.

To calculate footing size, you need to know the minimum width and depth for houses in your region. Multiplying the width by the linear footprint of the structure will give you the size in linear feet.

To convert linear feet into square feet, you can divide the width by 12. For example, an 18-inch footer is 1.5 square feet per linear foot. Multiply this number by the total in linear feet to get the answer in square feet.

Installing a pier and beam foundation costs $5 per square foot, or $8,000 to $15,000. This style is standard in homes built before the 1960s or those in flood-prone areas.

Concrete weight support ranges from 1,500 to 6,500 pounds per square inch, and footings need at least 3,500 to 4,500 pounds per square inch. Remember that your soil type, climate, and materials used will significantly affect how much weight your footings can hold, especially in certain areas.

It costs between $1,600 and $3,200 to pour a 20-by-20-foot concrete slab. These estimates are based on an average cost to pour a concrete slab of $4 to $8 per square foot. Be sure to discuss the specifics with a pro—they’ll give you an estimate of how much you can expect.

The cost to raise a house is between $3,200 and $10,000. This range refers to a form of repair that involves lifting the entire house to potentially remove the old foundation and build a new one or add to an existing one.
