"A few years ago, I had used SPS Roofing on a commercial job, and was happy with the finished job. Recently, I called them for my own house which required replacement of shingles. It was a smooth transaction. I selected from a sample of shingles. The crew arrived within two weeks, removed the old shingles, and replaced with new more attractive shingles. The job took two days. They did a complete cleanup leaving no trash or debris. Two sattelite dish antennas had to be repointed, which was professionally done, and at no additional charge. <br />"

"My mailbox fell apart and could not be repaired. It needed a new post and everything. This occurred the first week of December and although the ground was not yet frozen, I was concerned that it could soon become frozen.  This is Wisconsin, after all. I called all the highly rated handyman providers, and they all were booked for at least two weeks and some were busy through January or February. I decided to take a chance on Property Image, even though they had only a few reviews. The entire process went really well. They could not set up an available date for three days or so, but they communicated with me so I knew they were coming. I also could not be there during the work, which was not a problem for them. They offered to buy a new mailbox for me, but I wanted to choose one myself. I bought one (they purchased a post), and left it on my front porch in the morning. I came home that evening and it was installed perfectly, just the right distance from the street, level and sturdy in the ground. The landscaping around the post looked like it was barely touched. They billed me about a week later. It all worked out and I love my new mailbox <br />"

"I requested an estimate of a possible roof repair on a home we are looking to purchase.  Cody got back to me via phone with updates and delays due to weather (-20* w/ windchill and snow).  Gold Star for the Customer Service.  We will not be buying this particular home but will use them in the future if needed on our next home.  I threw him for a loop with a question but he took it in stride and was able to get my answers."

"Eddie our salesperson was great!  He listened to my concerns that I had and confirmed what I thought was the problem and expanded and found even more issues, much to our dismay.  The good news was that everything was correctable.  The bad news was the cost.  I knew going into this project how much it was going to cost me but I was unaware of the issues so that is not Leaf Guards fault!  Eddie spent about 4 hours total at my house running varying tests and showing me the products available.  I really learned a lot about my issues and realized that other roofers were just willing to show up and slap a new roof on the house and not correct the issues I was concerned about.  After talking with Eddie and being educated I knew that Leaf Guard would solve my issues.  The scheduling guys were great.  They kept me in the loop as to when they expected to be there and called me with weekly updates.  They were about three weeks out at the time.  With weather we got bumped back a couple of days but was called promptly to make sure it was alright with our schedule.  Very professional!  The first day Lucas, Diaz and the crew showed up at 7am, just like promised, stripped the roof down, replaced some decking, put in a new skylight, and re-roofed the hose.  They were done by 4pm including clean up.  Unreal!!  It looks beautiful!!  The next day Corey and crew showed up at little after 7am, just like promised and ripped off the old gutters and installed the new Leaf Guard gutters.  They were done by 11:30 or so.  Again unreal and beautiful job.  Now all we need is our new Dr. Energy insulation which is coming in the next month or so and I think all of my mold issues, and heat loss/heat gain issues will be solved.  I will update after the insulation gets done. <br /> You will not find a better crew of folks or more professional people top down.  I could not recommend them any better.  The work speaks for itself!!  Again I will update after the insulation gets done....can't wait. <br /> <br /> Update****  WE got our Dr Energy a few weeks later and it was done beautifully and on time.  It has been a mild fall so hard to say if it will make a difference this winter but I can't wait. <br /> <br /> The gutters work great!  When you get a monsoon it works better than my previous gutters so I am very happy with these! <br /> <br />"

"This was an interesting experience from the beginning.  Rob Foat came out to our home in December, 2013.  He knew ahead of time that we wanted an estimate and that we wanted gutter toppers.  He was disorganized and definitely a guy that simply flies by the seat of his pants.  He didn't measure for gutters but claimed that he was able to determine how much gutter we needed based on using Google maps.  He didn't have a price per foot and just shot out what seemed like a random estimate of $2400.  We didn't act right away instead deciding to get other estimates.  Rob's was the second highest estimate out of the five we had gotten.  We liked his gutter toppers best and no one seemed to have a comparable topper aside from Leafguard who were terribly expensive.  I called Rob after several weeks and asked if his price was flexible.  He it was not and that he should have actually charged us more because he had measured incorrectly.  I reminded him that he did not measure at all and he simply said we would be getting a steal of a deal because he would honor the price regardless of his mistake.  I told him about my other estimates and he was persistent in selling what he described as the best gutter topper.  We had more questions and called him back.  He didn't call us back but randomly stopped by our house unexpectedly while our kids were napping and woke them up.  My wife was pretty upset.  He did this a second time a few days later; showing up unexpectedly when my wife was leaving for work and wanted to work things out even though she was leaving when he pulled in.  Honestly, we were sold on the gutter toppers but not on Rob and the price.  I actually called and asked for another salesman but the woman I talked to on the phone said she would speak with Rob for me about my concerns. In hindsight we should have ruled them out but the gutter toppers were a priority.  Because of this we just settled and went with his company.  He came back over to our house and had to refill out the paperwork because he had lost the original paperwork.  He then asked us for all of our information about our metal roof including how much we paid for it.  He said if we would give him copies of our receipt and the information on our roof, he would give us money off the gutters.  We weren't comfortable giving him the receipt or telling him the cost of the roof.  I told him I could give him the company information.  He was persistent but I didn't give into this.  We signed the contract and he said he'd call us a few days before the work was scheduled.  Maybe a week after signing the contract a gutter company showed up at 7 am and started working on our house.  It was not Security-Luebke and Rob had not called us.  I called him right away and this is when he told me he subcontracted the gutter part of our job.  He never told me this in the contract.  This is where I got mad because three similar smaller gutter companies had already given me a significantly lower prices.  About a week later a Security Luebke guy, I think his name was Andy, came and put the gutter toppers on.  We had a huge rainstorm shortly after the toppers were put on and I noticed several concerns and one of them was significant.  There was a space were our gutter adhered to the house where water was not even being caught in the gutter.  I called Andy and he came over right away.  He put a diverter on the gutter topper which was ineffective.  I called him back and left a message.  He did not call me back.  I called Rob.  Somebody came back, I'm not sure who because they didn't talk to us, but a different diverter was put on and the gutter topper was slightly mangled.  At this point, I don't know what to do.  I don't think I should have had this many hassles or problems simply with gutters.  The gutter toppers, which were supposed to be the best, have flaws.  Where there are seams in the toppers, water runs off the gutter and does not make it into the gutter.  There is a spot on the back side of the house where there is always a puddle of water because of the amount of water that simply runs off the gutter. <br />"

FAQs for roofing installation & roof repair projects in Waupaca, WI

An average Cape Cod roof-raising project requires approximately two to three months from start to finish. The timeline depends on several variables, including weather conditions, contractor availability, material delivery schedules, and the specific complexity of your home's structure. The process involves multiple phases, including demolition, framing, roofing, window installation, and interior finishing. Working with an experienced contractor who provides a detailed timeline can help set realistic expectations for the project duration.

While most Cape Cod homes can accommodate roof-raising modifications, each house requires individual structural assessment. Older homes may need foundation reinforcement or wall strengthening before supporting additional weight. Factors like the existing roof framing system, load-bearing wall placement, and overall structural integrity all influence feasibility. A qualified structural engineer should evaluate your specific property before proceeding with design plans. Additionally, local zoning ordinances may restrict maximum building height or architectural modifications in certain neighborhoods.

Temporary relocation is highly recommended during a Cape Cod roof raising project. The construction process involves removing portions of your existing roof, exposing interior spaces to potential weather damage, and creating significant noise and dust. Most homeowners find temporary accommodations for the two to three-month construction period, with relocation costs ranging from $2,000 to $6,000, depending on your housing choices. If staying with family or friends isn't possible, budget for short-term rental or extended-stay hotel expenses as part of your overall project cost.

Consider roof raising when you experience severely limited headroom throughout the second floor, find yourself constantly stooping under sloped ceilings, or have minimal usable floor space due to low ceiling heights. Other indicators include inadequate natural light, poor ventilation, and difficulty accommodating standard furniture in upstairs rooms. Simple renovations can improve an attic's appearance, but cannot create additional headroom without structural modifications. A complete roof-raising project makes more sense than cosmetic renovations if you're seeking genuine second-floor living space rather than just storage improvements.

Begin your search by seeking contractors with specific experience in Cape Cod structural modifications and dormer additions. Request detailed portfolios showing similar completed projects and ask for references from previous clients with comparable work. Verify that potential contractors hold appropriate licenses and insurance coverage and understand local building codes relevant to roof raising. Interview multiple candidates, comparing price quotes and their communication style, project approach, and proposed timeline. The ideal contractor should demonstrate a thorough understanding of Cape Cod architectural characteristics and structural requirements.
