"For the initial call in February, I had found a leak behind the tub/shower in one of my bathrooms. And, also noticing that there were multitude of various types of piping, I asked the plumber at that time to completely replace the tubing behind the tub/shower with PEX. His attitude was professional but respectful. He even was patient enough to answer all of my questions, as I was watching what he was doing not because I am a micromanager but because I had never seen the PEX tubing before and was interested in its performance and properties. He said he would have to come out a second and final time to finish putting up the faucet, handle, and shower head after the wallboard and tile are installed. The second visit involved replacing the outside faucet for the back of the house because the pipe had burst within the wall. Again, I watched him for a bit to see how an outside faucet is installed. He took the time to really clean out the stuff inside the hole around the old faucet and properly filled it in with brick mortar. He is very efficient with his time and does the work quickly but thoroughly. The last visit, yesterday, was to finish putting the shower handle, showerhead and tub faucet on. After he had told me that there was dust and residue inside the tub drain, I told him I didn't have time to clean it up before he arrived and that I would do it after he left. I didn't watch him do all of the work this time {grin} so when I came back to answer a question he had, I noticed he had cleaned all of it out! I was extremely impressed with not only his plumbing knowledge and skills, but his respect for my house in that he cleaned up after his work was complete. In this visit, he also replaced the outside faucet on the front of the house. When he first showed up, he asked me what was the other thing I wanted to have him do while he was here. I told him the front outside faucet's thread is messed up to the point where I couldn't tighten a garden hose all the way; it seems to stop about midpoint. He tried it with a piece of hosing he had, while cleaning dirt out from the thread on the faucet, but this didn't work well either. He then noticed two small knicks in the thread that he thought was causing the inability of the hose to properly connect. As with the back outside faucet, he took the time to really clean out the old silicone (there was alot of it!) and ensure the hole was wide enough to allow installation of the new faucet and inside piping. He then cleaned up and took away all of the silicone and other debris from the outside faucet replacement. I can't say enough about this plumber and the company. All calls were taken with respect and asked me questions to ensure they understood what work needed to be done. This is a very thorough, knowledgeable, and respectful company!!"

"My piping drain from my washer runs by my kitchen sink. It occasionally backs up. I have used the liquid type of drain cleaner and sometimes it cleares the clog. Sometimes I blow air pressure through it to clear the clog. This particular time I decided to buy a snake to run down the roof vent. I didnt have any luck getting it to make the turn. I removed the sink plumbing and ran the snake through there but it wasen't long enough. So I joined Angies list to find a good plummer, they even had a coupon for their top recommended plumber. He couldn't get to me right away which is understandable. He called me the next day and arranged to meet me. I had already cleared the plug with air but wanted him to run the snake because he told me that if he brought back some mud that it was possible that I had a broken line. I thought that his idea was good insurance. We arranged to meet the next day to run the snake. <br />  I had to take off of work to be able to meet with him. When I got to the house he was standing talking to him assistant. He informed me that he had indeed pulled back some mud and that I should contact my insurance to find out what they would pay if they had to go in the house and jackhammer out my floor and foundation to repair the pipe. Informing me that it could cost into the thousands to repair. Or maybe hire a company to run a camera in the line to find out exactly where the damage was located. At a cost of around $600.00. <br />  I was not impressed because he did not wait on me to get there to witness the job. I feel that he could have at least given me an approximate distance to the location of the supposed break, which he showed me no evidence of in the first place. I also feel that he talked down to me because i wanted to use the Angies list coupon also. Like I shouldn't be surprised about what he was saying. I don't mind paying good money for good service but he did not seem very professional to me. He was in too much of a hurry to get to the next job. <br />"

"Service man came out to the house on time and ready to work. I told him several roofers came out and said the leak was internal and you will have to call a plummer. He responded and went up in the attic looking for the water leak. He found a small 1/2 inch copper pipe leaking in the suspected area. I couldn't find it when I went up there looking earlier. The charges were very fair since he had to craw in the attic on a warm day and find the pipe. He repaired the copper pipe and showed me the pin hole leak in the pipe.I kept it.I am pleased with the service and would call them if I need another plummer. Good Job! <br />"

"The home we own was built in 1905 and we have lots of things needing updated. We had pipes bust and came home to a flooded bathroom floor. We called and they responded quickly and resolved the issue and worked with us to update the plumbing under the house as well. In the future we will use Emery Wells, their very honest people and thats not easy to find these days."

"Darrell and his wife were there on time for the home inspection. They introduced themselves and immediately began to inspect the property. The inspection was very through and didn’t leave any section or area out. After he had concluded his inspection, Darrell took me back through the house to personally show me any issues he notices and offered expert builders advice on how to properly and safely fix any issues whether that be a DIY project or it required the attention of a licensed professional. I received the formal report later that evening well ahead of the promised time frame. Over all I was very impressed with A&D Home Inspection and their service."

"I received my radon results in a timely manner. I did not hire them specifically, (so, I cannot say I would hire them again) the local company contracted them for this service. The home inspector I hired, handled this service for me and included the results in his report."

FAQs for plumbing installation for a remodel or addition projects in Shawnee, OK

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
