"BEST REALTORS EVER!   I've worked with several real estate agents over the years and have owned a few homes.  I can say HANDS DOWN that Lucas and Ivanhoe are the most professional and effective agents I've ever seen!
We are in a time where work ethic sucks.  Every kid is a winner and people always want something for nothing.  I think real estate is a prime example of an area where it's common for people to take a commission for doing very little work.  THIS WAS NOT MY EXPERIENCE with Lucas and Ivan.  Although I was a buyer and paid no commission, I would have gladly paid top dollar for their services.  Here's how it went down:
My apartment lease was going to be up in no time, and with lots of other personal things going on, "Christmas break" was the best time where my wife and I had time off of work to really look hard for a place.  I didn't want to rent month to month and I knew that looking on weekends wouldn't cut it.  So, I found Lucas on Angie's list and gave him a call about 5 days before going on a 10 day break from work at the end of December.
Lucas was traveling when I first called, but his voicemail said to call his partner, Ivanhoe, until he got back.  I called Ivanhoe and was immediately greeted with professionalism and care.  After a thorough 45 minute call with Ivanhoe I had given him as many requirements as I could (I'm not a first-time home owner and knew what I wanted).  After apologizing for all the detail, Ivanhoe told me that they prefer lots of detail, but most people couldn't provide it.  Both my wife and I have a serious attention to process and detail, so it put me at ease to hear that.  He also said that he will always return calls promptly within 15-20 minutes - something that's rare in a profession where agents love to work when it suits them.  Ivanhoe said that he would set up an automated MLS search to give me some broad options, and that's exactly what happened.
HERE'S THE PART WHERE THEY PUT OTHER AGENTS TO SHAME.  Any Realtor can set up these searches.  Big deal.  The question is how can they follow up?  My wife and I went home that night and chose 15-20 properties that interested us.  Being techies, we used the interface to its full advantage; marking "maybe" and "must see" icons so that Lucas and Ivanhoe could see what we really liked.  Ivanhoe got on the phone and started making calls.  By the end of the night, he had contacted all of our properties that we liked, set up appointments with some, and ear marked others to follow up!  Now that's productivity!  From there, we set up a time to go out the next day and see properties that were ordered based on appointment time and proximity to each other for efficiency.  As I'm an Engineer, I was extremely impressed by the organizational skills and efficiency at which both Lucas and Ivanhoe worked.  By the time we went on a showing, Lucas had gotten back into town and immediately got up to speed and went on our showings with us.
The next few days were very much the same, quickly ruling out properties and choosing others to look at.  Same efficiency and follow-up skills were shown the entire time for all of the scheduling.  My wife and I literally had to do NOTHING besides tell them which properties.  They even drove us in their car which we liked.  I should also note that Lucas and Ivanhoe have experience flipping houses - this was invaluable when we looked at properties.  They could easily identify houses that were in disrepair or needed new roofs.  In addition, they could visualize renovations and help us understand how we could "move walls" or renovate properties on a budget.  This was an added bonus - almost like having a free designer as part of the package.
WE FOUND A HOUSE IN 3 DAYS!  These guys are an incredible team.  Ivanhoe acts as the customer service person and Lucas is a numbers guy.  When we found the house, Lucas did the most amazing comp analysis I'd ever seen and was right on the money with his estimates (fast-forward to the appraisal which was $40k higher than asking price).  From there, Ivanhoe took the reigns and did all the negotiations on his own!  At no time did my wife and I ever have to decide how to handle the pricing - Ivanhoe threw out a lower number, the seller countered and that was it.  We got a great deal on the house.
Fast-forward to the closing - the seller and title company were not easy to deal with.  Ivanhoe showed tenacity and professionalism to push them towards a closing.  There were issues to be dealt with and communication issues with the sellers.  Ivanhoe was in contact with me multiple times per day and did all the leg work in communicating.  I literally don't know how I would have gotten through the closing without him.
I have since closed on the house and am enjoying the feeling of having found the perfect home.  I have recommended them to at least 3 other people in the last few weeks and will use them again for ANY of my real estate needs.  Don't look any further if you need a Realtor in this area!

FAQs for antique and jewelry appraisal projects in Lake Worth, FL

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.

Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.

However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.

A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).

A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.

An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.

A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
