"The process was easy, and pricing options were provided up fromt. They gave clear instructions about what they needed for the appraisal. They provided an appraisal quickly, with a nice turn around time. I would call this company again next I need an appraisal."

"Greg was good about informing me of what should be done to remedy issues and what I can do myself, if I feel confident in my abilities.  Overall, it was a great experience and I would recommend Cornerstone.
I wanted to note that I found out about Greg from a family member who was selling their house and the buyer used Greg.  I was told by my family member that he hated Greg because he was so thorough and that I should use him to inspect my house when buying.  This is a great compliment coming from a seller.  I later found out our realtor used  Greg when he purchased his house.  I also just recommended Greg to another family member and they used Cornerstone, but got the other inspector.  I was informed he did an excellent job as well.
I have since followed up with Greg to ask about the best route for remedying certain issues and he called me back the same day and talked it over with me.

"I had a very complicated situation and Bob managed to get me an unconventional loan. Six months later my situation had improved enough that I was able to qualify for refinancing under FHA. Bob helped me overcome many obstacles both times. When I am eligible for a conventional mortgage, I will definitely have Bob Martin in mind to help me secure the financing."

"This was a long distance move from California to Arizona so not an easy local move.  Matthew was always available whenever needed, was prompt, and very professional.  His background includes rehabbing homes so his knowledge of building/home quality was valuable. He could give reasonable estimates of costs that might be incurred if upgrades were needed since he is familiar with the local market.  Since the purchase has been completed (3 months ago), Matthew has also been helpful with contractor names for work we wanted to do on the new home.  Cannot recommend him highly enough!

FAQs for antique and jewelry appraisal projects in Superior, AZ

You can estimate a bathroom addition’s value between 10% to 20% of a home’s value. But this also accounts for extra square footage since homes with more bathrooms tend to have more space. When considering adding one, you should know that a bathroom generally adds only $5,000 to an appraisal price initially, with adjustments made for other factors like local home values.

Garages increase a property’s value by about 80% of the build price. The national average cost to build a garage is $23,900.

However, on an appraisal, a garage contributes to the whole rather than as a part. For example, if you have a garage, your appraiser then tries to compare it to nearby homes with garages, which often have a higher value.

A bedroom can add anywhere from $10,000 to $25,000 or more to an appraisal. It depends heavily on the size of the bedroom, the overall home’s value, the location, and what amenities it might include (like a walk-in closet).

A drive-by appraisal usually costs $100 to $150. For a drive-by appraisal, the appraiser only visually assesses the home's exterior, in addition to reviewing the real estate records on the home and comparing it to nearby homes.

An FHA appraisal costs between $400 and $700. Federal Housing Administration (FHA) loans are usually less strict, so the appraisals are often more affordable. VA appraisal fees range from $425 to $900 for a single-family home. Compared to FHA loans, VA loans can be more involved.

A home appraiser will look at the real estate paperwork related to the home, but they will also do an exterior and interior assessment. Reviews include the square footage of the home and/or acreage of the lot, the age and condition of the home, construction materials used, the general state of the economy and local market, and the design and style of the home, along with any special features it may have. While an appraiser won’t be as thorough as a home inspector, they will likely notice very obvious problems and defects.
