"We were super impressed by Ryan Johnson. In preparing for our full kitchen and attic remodel, we met with so, so many contractors (GCs, flooring, carpenters, architects/engineers, etc) and Johnson Custom Builders truly came out at the top. Ryan was prompt and clear in all of his communications. He got in touch with me right away to schedule an appointment after I requested a bid. He showed up on time, and we had a thorough conversation about our project. He clearly has a lot of great ideas and knows what he is talking about. He quickly caught some elements in our drawings that could be done differently for better effect. As a woman who is interested in design and building, I often feel diminished or disrespected when meeting with contractors, but with Ryan it felt as if he was talking to me as a peer. I deeply appreciate that. After our appointment he promptly sent me a very detailed cost breakdown for a project that was similar in scope to ours, and was patient as I asked clarifying questions. In the end, we decided we wanted the adventure and learning experience of contracting the job ourselves, but will gladly come crawling back to Ryan with our tails between our legs if we end up needing to hire someone."

We worked with Randy to design the landscaping, then he and his crew added about 3/4 acre of landscaping, including a sprinkler system, edged garden paths, trees, shrubberies, gardens... and a reasonable sized lawn... oh and a granite waterfall/bubbler... its awesome. After speaking with Char once we knew we were in good hands. Her communication was perfect. We would have weekly updates to go over the process and discuss any changes or recommendations. We were on a tight budget for the building costs, so when we found a contractor that we enjoyed, they were able to understand and calculate an accurate estimate from her drawings that were within our budget. She was able to get all the permitting for the additions from the City of Burien within 3 weeks with no redactions. We would hire her again, as matter of a fact, we did hire her for another build/design, Immediately after designing the house additions, but we just ran out of money for that build. I even recommended her to several other friends with their builds."

"Having the need for a topo survey, I requested three bids, two from prior providers and Simply Land Survey. I got the lead from KynaDesign, my selected architect. Hong was easy to talk to, flexible with the schedule, and clearly a hard working guy. His price was in the middle of the other two, but his willingness to meet my schedule made him preferable over the others. The final result was very fast, ad explained to me thoroughly. "It was great working with Refine Design Architecture for our cabin expansion. They listened to our requirements, offered feedback and produced designs that fulfilled our vision of an expanded cabin. We were not pressured into something larger or smaller than our vision. They initially produced "primary" and "alternate" designs until I realized one design would be much easier to build and maintain. Even our kids(8 and 10) input was considered and the new cabin will have a "kid room.""

They created a contemporary space in front of our office building with beautiful pavers, concrete benches, a pondless fountain with basalt columns, an irrigation system, lighting, and landscaping. We have been getting many compliments on Sunny Seattle's work. Amado helped us to secure permitting which was a big challenge! He made sure everything was done to code and permitted. He stayed very close to the budget we set. When we had a small leak after the completion of the project he and his team took responsibility and fixed the problem and covered the expenses.
