"Came in and did a great job. We had the popcorn removed throughout the entire house and re-surfaced. We are lucky enough to not have had moved in yet. They also did some painting in the hard time reach areas and left it really clean. Would highly recommend"

"Archie and his team are the most professional contractors I've ever met. When Archie says he'll be there at 8, he's there 5 minutes early. He's never been late or absent without calling ahead. And he's very conscientious about his work. I recently had him patch some cracks and paint a room with very high ceilings. He did a terrific job on the walls, making the room look better than new. I have an unusual texture on my walls and he knew exactly how to match it. I've hired him 3 or 4 times now, and he's reliable and produces quality work every time."

"Armando responded for a free estimate promptly and worked with my schedule to get the job scheduled sooner than expected and he completed the job in less time than anticipated. His work was exactly what I wanted-a perfectly matched wall between 2 rooms. He protected my furniture and floors and cleaned up afterwards. Love it so much I asked for another estimate for the rest of the house. Will highly recommend him to my friends, family, and coworkers."

"We hired SJ Interior to remove popcorn ceilings, repair and finish. Santiago is a true professional and his workers are the very best. The care they exercised in prepping our home for the removal was extraordinary. Everything was taped and covered with plastic; however, the crew took the time to sweep and wipe up each before leaving. The newly finished ceilings are beautiful. Santiago, and his crew are the very best and definitely the finest contractors we have ever dealt with. The work product is impressive, the guys are polite, professional and skilled. Aside from their work, which is top-notch, the clean-up up following the completion of the job was outstanding. We will hire SJ Interior again."

"Can't recommend Lakewood Restoration enough. They did a great job, at a great price, and on budget. I am amazed at how well he built a wall on an existing wall of a loft and closed it in to make another bedroom. He explained everything well with me and really cared about getting this project done correctly. He is very detail orientated and would recommend again!"

Ask the following questions to make sure you know what’s involved and that you’ve hired a good team:
Is your company licensed, bonded, and insured?
What is the best tile size for my project?
What fire rating do my ceiling tiles need?
How long will it take to install the drop ceiling?
What is the height of the finished drop ceiling?
Most residential building codes require a minimum ceiling height of 7.5 feet from the floor to the finished drop ceiling, ensuring adequate headroom and safety compliance. Since requirements can vary by location, consult your local code enforcement office or a professional installer to confirm the specific clearance needed for your project.
Installing a drop ceiling results in a loss of ceiling height ranging from 3 inches to 8 inches. The exact amount depends on factors like the size of the fixtures above, such as ductwork or lighting, and the manufacturer's recommendations for installation. Local building codes also dictate minimum ceiling heights, so it's important to consult with a professional installer to determine the optimal drop distance for your specific space.
Installing drywall costs between $1.50 and $3 per square foot for materials, labor, and finishing—significantly less than the $9 to $13 per square foot average for a drop ceiling. While drop ceilings come with a higher initial cost, they offer greater design flexibility, easy access to utility lines, and are simpler and less expensive to repair. To minimize expenses, consider budget-friendly fiberboard panels, though their appearance may be less appealing to some homeowners.
Drop ceilings offer several advantages and disadvantages.
Pros:
Easy to install and repair
Conceal stains, ductwork, and other unsightly elements
Provide quick access to ducts and wiring for maintenance
Available in various styles to suit your design preferences
Cons:
Reduce ceiling height
Tiles may require replacement after a few years
Less sturdy than traditional ceilings
Installation can be more time-consuming than drywall
Removing a drop ceiling costs between $2 and $7 per square foot, which includes disassembling the rail system and removing tiles. Factors such as ceiling size, accessibility, and disposal fees affect the total cost. If you're removing a drywall ceiling, expect costs of $2 to $4 per square foot. Hiring a professional ensures safe removal and proper disposal, preventing damage to underlying structures.
