Small jobs welcome

"Great. John was great to work with and got all the work done quicker than we thought could be done. We did not have a clue where to shop for our new items so John referred us to CFM to shop for hardwood flooring and Greg was so helpful. We found some nice stuff that was kind of expensive that we liked and they showed us some that was almost the same looking at about 40% less money. I like saving money. Then he sent us to Amcraft cabinets and we met Mark who showed us all the styles and colors and options. We finally found just what we where looking for. They came to our house and measured everything and sent us a 3-D picture of what it would look like before we bought it. When they installed it, it was a perfect fit. You just give the drawers and doors a push and they close them self, so cool. Then we took our floor sample and cabinet sample to Alpha Stone and Kirsten showed us different colors and different kinds of stone. They had a huge selection and we got a great matching granite counter top. John and his helper tore all our old cabinets out and took out the ceiling soffit so we could put taller cabinets in. Then they put 5 new lights in place of the 2 we had before. Then he painted the ceiling and walls and did a great job. The lights and paint made it so much easier to see in the kitchen. John and helper ripped up all the old carpet and then got the appliances and old cabinets hauled away. They installed the hardwood floors and did an excellent job, they look so good. They also put new matching trim around my front door that I did not even know we where getting. When John was working here I kept my dogs outside and they did not like it and chewed the trim off my garage door. John had some left over from another job and put it on for no charge. Such a deal. I also had an ugly old light in my entry way and a new one setting there. John also installed it at no extra charge. Me and my wife bought a matching set of new appliances and John installed them and had his plumber put new pipes to the dishwasher and refrigerator. John helped us save a bunch of money so we where able to get a new sliding glass door with blinds on the inside of the glass. That is a great door. All in all we got a real great deal with a higher quality with all custom made items than I ever thought we could afford. We are so pleased with JAW construction and will for sure use again on our next project."

"The In Your Home team was fantastic for our full kitchen remodel! They took our 1984 kitchen into modern design. Kristen as the designer was communicative, provided expert recommendations and feedback and was our advocate as we moved through the process. Dillion and Lee as the project leads and contractors were excellent. They performed their work at the highest level of professionalism and were fantastic. The whole team did amazing work and still checks in on everything. We feel confident that this kitchen will last and remain the center of our beautiful home."

"We were very happy with the work that Jay and his employees did on our kitchen remodel.
The project started with Jay taking our requirements and thoughts about how we would like the kitchen.  He would bring back options and blueprints for us to review.
When we came to a finalized design we started the demolition and building of our new kitchen. it took approximately 5 weeks from the start of the demolition to having a fully functional kitchen. In the end the kitchen was just what we wanted and we are extremely happy with it.

"We received three quotes from providers here on Angie's List for the renovation/remodel of our master bathroom, main bathroom and kitchen.  We decided to choose Superior Building Concepts based on the timeliness and detail of the quote we received for each of the three rooms and on the caliber of the reviews here on Angie's List.  The project is now complete, and we can honestly say we made a very wise and sensible choice in going with Stan and Superior Building Concepts for our remodeling project.  In fact, we were so impressed with Stan and his team that we've decided to go ahead and schedule them to start the total renovation of our kitchen.

The original plan was to do just the master bathroom since we knew there was a leak somewhere under the floor with subsequent water damage permeating to the ceiling below in the garage.  Stan professionally removed all items from the master bathroom including the damaged sub-floor and it was soon obvious that the damage had infiltrated into the back corner of the main bathroom as well.  This opened up an opportunity to enlarge the tiny shower in the master bath by adjusting the design of the main bath, and so we decided to move forward with the complete remodel/renovation of both bathrooms.  Since the cabinet in the master bath had water damage at its base, we also decided to use custom-built cabinets provided by a custom cabinet maker contracted through Superior Building Concepts.

Stan did all the demolition and reconstruction work including removing a small privacy wall in the main bathroom and enlarging the master bath shower by moving an existing wall that formed one side of the master bath shower and the back of an alcove for the toilet in the main bath.  He also tore out all the water damaged flooring and ceiling in the garage below.  All damage was professionally repaired, then all new plumbing was installed by Stan's plumber to move the toilet in the main bath and re-position the shower drain in the master bath.  In addition, new ceiling fans were installed and all the old venting was replaced and brought up to code in the attic.  Once all the new plumbing and venting was complete - including new valves for the master bath shower and main bath tub/shower - Stan's electrician came in to install a new light fixture for the enlarged master bath shower and move the existing light fixture in the main bath alcove.  This alcove was reduced to around a foot in depth to allow for the installation of a custom built-in with shelves and cabinets with the remaining two or so feet going towards the enlarged shower in the master bath.  Everything was then tested for leaks prior to inspection and approval by the city for proper adherence to current code.  Stan then installed all the new sub-floor and drywall - including down in the garage - to complete the redesign of both bathrooms.  Plaster, texture and paint were then applied on the main walls in both bathrooms and on the ceiling in the garage, followed by installation of a new soaking tub in the main bath, the shower sub-floor in the master bath, and cement-board around the master bath shower and main bath tub enclosure.  All the cement board and shower sub-floor were thoroughly moisture treated and fully tested for leaks, and everything was again checked and approved by the city inspector.  Stan then brought in his tiling expert who installed porcelain mosaic floor tile in the master bath and marble mosaic floor tile in the main bath.  Tiling then commenced in the master bath shower and around the tub enclosure including the addition of recessed shower niches and decorative mosaic strips in both bathrooms.  Everything was then professionally grouted based on our choice of grout colors and materials.  Then installation of the custom-built vanities, custom built-in cabinet in the main bath, light fixtures, toilets, marble counter-tops*, sinks, faucets, shower and bath fixtures and all other bath accessories.  The last thing was cleaning and sealing all the tile, installing the shower door in the master bath and installing the custom built mirror in the main bath.

All this work was perfectly managed by Stan - every step of the entire process occurred on schedule with the highest attention to detail and with an absolutely superb level of quality.  The entire project was completed within six weeks and there were only two non-sequential work days when no work was being done.  Stan also answered all our questions along the way, and provided us with superb feedback and sensible recommendations throughout the project.

In summary, we could not be happier with the results.  Stan has to be, without a doubt, one of the most professional, friendly, attentive and customer-oriented contractors currently operating in the greater Portland/Vancouver area.  We simply cannot recommend him enough to folks looking for timely work undertaken with a superb attention to detail and quality at a fair and reasonable price.

* We had already purchased the marble counter-tops from Quartz and Granite Countertops, Inc. out of Tigard, OR.  Please see our separate review of this company for further details.

FAQs for acoustic ceiling tiles install projects in Tigard, OR

Ask the following questions to make sure you know what’s involved and that you’ve hired a good team:

  • Is your company licensed, bonded, and insured?

  • What is the best tile size for my project?

  • What fire rating do my ceiling tiles need?

  • How long will it take to install the drop ceiling?

  • What is the height of the finished drop ceiling?

Most residential building codes require a minimum ceiling height of 7.5 feet from the floor to the finished drop ceiling, ensuring adequate headroom and safety compliance. Since requirements can vary by location, consult your local code enforcement office or a professional installer to confirm the specific clearance needed for your project.

Installing a drop ceiling results in a loss of ceiling height ranging from 3 inches to 8 inches. The exact amount depends on factors like the size of the fixtures above, such as ductwork or lighting, and the manufacturer's recommendations for installation. Local building codes also dictate minimum ceiling heights, so it's important to consult with a professional installer to determine the optimal drop distance for your specific space.

Installing drywall costs between $1.50 and $3 per square foot for materials, labor, and finishing—significantly less than the $9 to $13 per square foot average for a drop ceiling. While drop ceilings come with a higher initial cost, they offer greater design flexibility, easy access to utility lines, and are simpler and less expensive to repair. To minimize expenses, consider budget-friendly fiberboard panels, though their appearance may be less appealing to some homeowners.

Drop ceilings offer several advantages and disadvantages.

Pros:

  • Easy to install and repair

  • Conceal stains, ductwork, and other unsightly elements

  • Provide quick access to ducts and wiring for maintenance

  • Available in various styles to suit your design preferences

Cons:

  • Reduce ceiling height

  • Tiles may require replacement after a few years

  • Less sturdy than traditional ceilings

  • Installation can be more time-consuming than drywall

Removing a drop ceiling costs between $2 and $7 per square foot, which includes disassembling the rail system and removing tiles. Factors such as ceiling size, accessibility, and disposal fees affect the total cost. If you're removing a drywall ceiling, expect costs of $2 to $4 per square foot. Hiring a professional ensures safe removal and proper disposal, preventing damage to underlying structures.
