Comment: It's a GE unit that probably was installed with build. 1974. We've been in the house since 2001, and have used the unit maybe 20 times. Two years ago PGE came out and said the circuit breaker was bad. Changed that, and the unit worked. Since then maybe use the unit 5 times. The PGE tech said the motor is great with 70% life left. Turn on heater/fan to cool, and the heat pump won't engage. Took off cover, and can get the motor/heat pump to operate manually. Friend said it might be the capacitor, which sits on top. The unit is old, but reviews say it's a good unit, so replacing it seems unnecessary unless parts are not available.

Comment: The home was built in 1959, but there was a sizable addition completed with a master bedroom and en suite added about 1995(?). The AC/heating unit was replaced in 2007, but there was no additional air return installed either then or in 1995 to accommodate the increased cubic foot air space needing treatment (heating or cooling. Technicians from Service Champions who've serviced the unit since its installation, have regularly recommended installation of an additional return to allow the unit to operate with greater efficiency (I don't know why that wasn't done with the new installation in 2007--perhaps an economic limitation on my part then--but I feel it should be done prior to my putting the property on the market in the not-too-distant-future. I shave one estimate, but was advised by Home Advisers to schedule up to four(4) appointments prior to committing to a contractor. Although I opened four opportunities to view the residence yesterday (7/12) only one HVAC contractor carried
