I am an Owner Operator with 39 continuous years in the construction field and 19 years in business as Vic Steiner Carpentry. Over these years as an employee of other construction companies and being self employed, I have mastered all of the trades that are involved in residential remodeling and perform all of the work myself. I will present a firm bid in a contract, including sales tax and payment schedule. Attached to the contract is a very detailed Work Specifications list that specifies every detail of the work I am bidding on. I am listed with Washington State as a certified Lead Paint Renovator and certified in Wedi tile substrate installation. "The work they did is top notch, I love our patio and couldn't be happier with what they've done with the space. They did a lot of work for us over two months to build a patio and beautiful back yard. We love it. That said, our home is a 70+ year old house in Magnolia with concrete pipes. A year or so after they did the work we had a backup. After the plumbers came out they found that a section of the piping had been crushed by a large rock that had been set while they were regrading the area. The repairs were ~15k all said and done then. I contacted Ryan and he looked into their insurance covering it and they weren't going to do it out of pocket. I value my time more than money and I let it go, and Ryan had some guys come out and fix the area that had to be torn up for free, least they can do. Well after they were done the plumbers spotted another crushed section that lined up and should be 'okay'. Fast forward a year, it wasn't we had another backup. They cleared it and we just had it fixed with another 5k bill. Ryan had said they wouldn't do it for free but 'hours and material'. They didn't give me a quote I shrugged and assumed it would be a mornings worth of work. They came out and spent two days, and they just handed me a bill for another $3200, to clean up after damage they caused and I'm paying for."

For many homeowners, building up is worth the expense because it provides the extra bedrooms or living areas that can’t be accommodated within the existing footprint. A larger, updated home often commands a higher resale price, recouping a sizable share of the project cost while allowing you to stay in the neighborhood you love. Run the numbers with a real estate agent and contractor to ensure the expected return and day-to-day benefits align with your goals.
Whether it makes more sense to build up or out depends on your lot, budget, and local code. Building up preserves yard space and involves less foundation work, but you may need to vacate the home during construction. Building out avoids staircases and can proceed while you stay put; however, it encroaches on the yard and may face setback limits. Compare both options with your contractor before making a decision.
A structural engineer will first inspect the existing foundation for cracks, footings, and load capacity. Depending on the findings, the crew may pour new concrete footings, install steel or concrete piers, add reinforced beams, or tie additional rebar into the slab.
