Seattle Patio Covers, has provided Sunrooms, Solariums, Conservatories, Pool Enclosures, Spa Enclosures, and Patio Covers and Glass Systems to the Greater Seattle area, and Pacific Northwest since 2004.

"I was surprised it only took about 4hours total, even with the last minute change we requested. My biggest concern was not to lose indoor light. Everything turned out beautifully!"

Outdoor Equity LLC. is your outdoor living solution! We are a family owned and operated business, with over 13 years in the construction field. Owned by Wayland and Vaughn, we are sure to earn both your trust and business and build you the backyard space that you've always wanted. Our patio systems are made to order, then constructed in your backyard to your taste. Fully customizable and backed with a slew of warranties, we are happy to work with you every step of the way. We are flexible, and also build Sunrooms, car-ports, decks, patios/concret work. We offer free on-site or online estimates. Please request a quote from us.. We look forward to working with you!

"Absolutely avoid Outdoor Equity Construction and its owner, Vaughn. He makes promise after promise and never delivers. After taking a sizable deposit for our patio cover, I had to constantly chase him for months just to get updates. What was promised to take 60?90 days ended up dragging on for nearly 9 months. When the work was finally completed, it was done incorrectly ? and now Vaughn refuses to return calls or messages. Completely unprofessional and unreliable. DO NOT DO BUSINESS WITH VAUGHN OR OUTDOOR EQUITY CONSTRUCTION."

FAQs for second story addition building service projects in Beaverton, OR

For many homeowners, building up is worth the expense because it provides the extra bedrooms or living areas that can’t be accommodated within the existing footprint. A larger, updated home often commands a higher resale price, recouping a sizable share of the project cost while allowing you to stay in the neighborhood you love. Run the numbers with a real estate agent and contractor to ensure the expected return and day-to-day benefits align with your goals.

Whether it makes more sense to build up or out depends on your lot, budget, and local code. Building up preserves yard space and involves less foundation work, but you may need to vacate the home during construction. Building out avoids staircases and can proceed while you stay put; however, it encroaches on the yard and may face setback limits. Compare both options with your contractor before making a decision.

A structural engineer will first inspect the existing foundation for cracks, footings, and load capacity. Depending on the findings, the crew may pour new concrete footings, install steel or concrete piers, add reinforced beams, or tie additional rebar into the slab. These upgrades redistribute the weight of the new floor and bring the structure up to code. Your contractor will outline the specific reinforcement plan and timeline once the engineering report is complete.
