"Jay arrived on time and after explaining the process, began the home inspection. He’s was thorough both inside and outside, and from top to bottom, climbing underneath the deck and into the attic, and checking everything in between. Periodically, he would discuss with me some of his observations before continuing to another area. He was very polite and respectful and even removed his shoes when inside. He was able to address all of my questions and also address how certain repairs could be made. He said the report would be ready that evening and it was. The report was thorough and included pictures with an explanation."

"As usual, Dan looked over everything in the home and gave us a realistic view of the state of the property (not too optimistic and not overly pessimistic.) An older home is never going to be in perfect shape, and Dan helped us get an accurate idea of what issues this particular property was facing and when they might need to be addressed. He took all necessary COVID precautions, and was happy to answer all the questions we had for him and provided a wealth of information about systems and issues we were unfamiliar with. This is my 2nd time hiring Dan for a home inspection, and I would definitely hire him again."

"It went very well! Tim came to the apartment and looked at the issue. He told me that he will place the order for the new and more efficient unit than the old boiler and install asap. Tim's crew came the following Monday to demolish the old boiler and installed the new boiler on the same day. The new boiler was up and running on the same day. It was a smooth startup!"

"Inspection was smooth and easy. Noticed a lot of stuff that I would have never looked for or most people wouldn't check for. Was given a thorough report that was very easy to read and understand."

"They have done several projects at my house. They were professional, fast, competent and their cost was quite reasonable. I got their phone number from one of my employees and went with them because of his high recommendation. There is only one roofing company I would use in the future and it is Sherriff-Goslin. One added note, Tom (who runs the place) and Justin Janszen (who is one of his managers) are incredible people to work with."

"Mr. Sutherland was one of 5 home inspectors recommended to us by our realtor. When I spoke with him on the phone I found his background to be impressive, and his Insight to be highly competent and very professional. During the inspection, Mr. Sutherland was extremely patient with our questions, informative and happy to explain complicated issues. He was very methodical—going from room to room, explaining what he was looking for/observing along the way. He found several issues that I never would have noticed--or may have realized several years later. The final report was delivered in a timely manner and was very thorough and detailed--complete with numerous photographs and descriptions. We area extremely pleased with Mr. Sutherland’s service and would certainly hire him again for any future real estate purchase."

FAQs for radon gas testing projects in Blanchester, OH

Radon is the second leading cause of lung cancer in the U.S. The gas seeps through cracks in foundations and collects in basements and other low areas. Once you breathe it in, radioactive particles lodge in lung tissue and do long-term damage. Because you can’t see or smell radon, the EPA recommends testing your home every two years—and after major renovations—to keep your family safe.

Yes—every home should be tested. The EPA advises doing it at least every two years and any time you remodel, buy, or sell. On average, one in 15 houses nationwide sits above the recommended limit, and the only way to know where yours stands is a formal test. The equipment simply measures gas levels and won’t change your indoor environment, so the process is completely harmless.

Certified radon professionals—often home inspectors or dedicated radon mitigation contractors—handle testing. These radon testing professionals follow EPA protocols and use calibrated instruments to check levels throughout your house. Hiring a certified radon specialist means results you can trust for real estate deals, insurance requirements, and, most importantly, your family’s health.

Inspectors specialize in measuring radon gas levels, while licensed mitigation contractors design and install the systems that remove it. If your test comes back high, your inspector can point you to a qualified mitigation pro who will size and install the right fan, piping, or other equipment to bring levels down.

No—standard home air purifiers don’t touch radon. They’re built to trap dust and pollen, not radioactive gas. If testing shows high levels, you’ll need a dedicated mitigation system that vents the gas from beneath your home to the outdoors. Relying on a room purifier alone won’t keep your indoor air safe.

Opening a few windows in your home might dilute radon for a short time, but the gas seeps back in as soon as they’re closed. For a lasting fix, you’ll need a professional mitigation system—often a sub-slab depressurization fan—that pulls radon from beneath the foundation and safely vents it outside.
