Although I know that continued lowering hot water temperatures are a sign of a deteriorating hot water heater, I stupidly ignored the symptoms of our old heater until I noticed water emerging out of the top.





            First, I turned off the water and then I called the plumber recommended by our community's Buyer?s Group and encountered a recording.  After waiting a half hour, I became impatient (one of my many faults) and called a plumber recommended on Angie?s List (Thomas Flynn).  The commenters on the list all spoke very highly of him and noted only one issue: he was expensive.  On the theory that you get what you pay for, I called him; he answered on the third ring and said he would be here in 30 minutes.  I was thrilled, but then had second thoughts. Could he be such a great plumber if he was not busy enough to come immediately?  Still, he told me to be sure to call the gate, which indicated to me that he had been in our community before, and he arrived exactly 28 minutes after I hung up the phone.





            He immediately recommended a Rheem, but I told him I already had done my research (another story for another time), and that I wanted a specific Rheem, the  Performance Platinum 40 Gallon 12-year guarantee heater with LCD display.  According to the Home Depot website, this heater was in stock at a nearby Home Depot for $458. I also asked him to replace the current plastic shut-off valve with a brass one. He called the store from our garage giving the model number I supplied, and was assured that it indeed was in stock.





            When he returned with the heater, though, he said this model had been updated and the newer edition was $506.  Seemed plausible to me, so I didn?t object.  (I haven?t yet checked Home Depot to see if the cost increase is actually correct.)





            Here is a summary of the itemized bill he presented.  One Rheem water heater $506; miscellaneous materials $40 (I probably should have asked for a more specific breakdown because obviously the miscellaneous parts would not have serendipitously come to exactly $40, but the parts could have cost a little more as well as a little less than $40, so I let this go); $48 for a permit; $46 for dump fees; and $440 for four hours of labor. Total including $38.47 for tax came to $1,118.42, more than merely a bit higher than what I had anticipated. He was on site from 9:30 to 1 p.m. (except for a trip to Home Depot to get the heater), which is only three hours in billable time, but he said it would take another half-hour to take the old heater to the ?dump.?





            He also emailed me at 5:53 p.m. with what he said is a county ordinance required ?Permit to Perform Work,? which he told me to print and place on the heater.  He said he would call the inspector and ask him to come to our house at a time convenient to us, which is Monday morning, June29.  The inspector arrived, looked at the heater from top to bottom for all of, oh, probably 10 seconds and signed the form.
