"I hired John with JRW Plumbing to re-pipe my house and install a tankless water heater. John was very knowledgeable, professional, and patient in answering all of my questions. His prices are honest and extremely reasonable. He and his crew showed up on-time each day and cleaned up at the end of each day and were very communicative throughout the entire process and gave me timely progress updates. John takes pride in his work and made sure I was happy with the work each step of the way. When he was patching the walls at the end of the job he even patched a hole left by a different contractor. I had a great experience and highly recommend JRW Plumbing for all of your plumbing needs!!"

"Kevin came out same day to clear an obstruction in lateral sewer line. He did more work than I even requested and was so grateful he could also fix a broken toilet seal; evaluated a broken tankless water heater and took picture of my collapsing sewer drain. He explained everything so clearly and patiently, it was really a pleasant experience even finally finding out what repairs are needed with a written fair estimate. Prices are very reasonable. John Gleeson will always be my “go to” plumber."

"Office was very responsive. On the day of the appointment the plumber checked to see if he could come early... which was great! He determined what what kind of valves were needed and quickly purchased parts. He completed the work efficiently and was very helpful. Great results. Would hire again."

"Woke up to no hot water! After 3-4 unsuccessful attempts to re-light the water heater myself (I could light it, but it wouldn't stay lit) I called, and Larry came later that day. The water heater was about 11 years old so I worried I was going to need a brand new one for BIG bucks. Larry said I only needed a new thermocouple. (sp?) Then, I explained a problem I was having with my kitchen faucet getting next to no pressure from the hot water side. I told him what I'd tried, and he told me what to do/try. (He needed to get to another appointment, and he knew I liked to do things myself whenever possible.) I followed his instructions and it worked! Full pressure on the hot water side now. I'd been living with just a trickle for so long I was now elated!!! To say nothing of the money I'd saved. Larry (or his son Mario) will always be my go-to plumbers. I've referred them to neighbors who always get back to me and say Thanks because they were very happy with Larry. I always prefer to use someone who specializes in just the one field I need. And Larry is a prime example of why."

"We had a sudden spike in water usage two weekends ago. It was clearly from the water pipe attached to the sprinkler system manifold. I attempted to repair it myself, but the fix didn't take. I called Armstrong based on their reviews on this site. We set up an appointment for the morning (8-12) on the 26th; there was no rush for the fix as we wouldn't need to use the sprinklers for a while and shutting off the water to the sprinkler system stopped the flow. I received a text message on the 25th confirming my appointment for 8am-12pm on the 26th. At 11:55 on the 26th, I called for a status check on the technician. They had me on their schedule for the afternoon. It was confirmed that the text message I was sent confirmed the earlier time frame. They had no explanation for the error. Still not a major issue, but now my entire day was shot. The technician arrived within the time frame. He assessed the issue. It required a simply re-cementing of the fittings, but he wasn't sure it would work (outside temperatures, the PVC pipe itself, etc). He also didn't have the zip ties he wanted that would help secure the pipes while the cement was curing; I didn't have any, either, but I did come with an alternative that he found acceptable. He completed the work, and basically said that we'll have to see if it worked. The good news is that we have some time before I have to turn the water on again which will give the cement time to set. He did offer a quote for replacement of the entire sprinkler manifold as a permanent solution. Although I recognize there are variables in repairs and that it may truly need additional work, I was underwhelmed by the service received."

FAQs for plumbing installation for a remodel or addition projects in Brooks, CA

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
