"When you need foundation work done check for these things: - prior foundation work done on your house - ask the representative who comes in and takes the level readings how far off level is your foundation. When the representative came and took the readings on our house, he did not say how off level it was. All he said was the house was leaning bad on the right side. When the foundation team came to install the piers, I found out that the house was off level by 1/2 inch (ca. 5 cm)! I paid almost $13,000 to have the right side of the house lifted 1/4 inch (ca. 10 cm). And then come to find out when the foundation crew started digging, previous foundation work had already been done! - read, reread and reread the contract before you sign it! Ask any question no matter how stupid you may think it is! - make sure you have a 4-inch sewer clean out so a plumber hired by the foundation company can come in and do a PRE and post hydrostatic test. Any water leaks in your plumbing will void the contract! All plumbing issues are the homeowners financial responsibility to repair!"

"Great experience with a very professional crew. The work of fixing my front sidewalk and driveway was completed quickly, on time, and looks great now! Thanks to Jackie and Ryan, who did the repair work. They were friendly, efficient, and quickly completed all the work needing to be done. They answered all my questions. I would go to Baird Foundation Repair without hesitation for any future foundation or concrete work, if the need develops. I'll be recommending Baird to all of my neighbors and friends. Oh, and the cost of the work being done actually came in a little under what I was expecting, which was a very nice surprise!"

"Excellent. We appreciate the Ram Jack patented American made steel piles that are eco-friendly and have been tested to meet international Code Council specifications and have earned the dependability of product and services to offer Lifetime Transferable Warranties for the properties they repair. Ram Jack can back their technological advancements because they have less than 1% of over 750,000 piles installed ever needing adjustment. The homeowner's insurance field adjuster arrived in time to hear about Ram Jack's technologies from Doug Williams (Foundation Specialist) and took a copy of the estimate to file with his claim report. Once we get the approval we should be ready to schedule the repair plan."

"Like with all contracts, you should read the fine print and make sure that you understand it. <br /> Make sure that the proposal includes every detail of what you discussed. Everything on the contract was done. <br /> I felt that all phases of went well, except for the landscaping, that is the phase of the job where the aesthetics expectations may differ, <br />   <br /> The personnel at their office is courteous and helpful; in particular Janice. <br /> Mr. Jarrett Alexander, the owner, is a fair and honest person. His family has been involved with foundation repairs for generation, he understands the business well. He strives to have satisfied customers; therefore he cares about what his customers say about him and the company.. <br />"

"A major "do" is withhold at least $1000 or more until all the work is done.   I still owe them $500 for the clean up and to get the papars listed below but nobody has contacted me with the papers or for the money. <br /> <br /> The work started fast.  About 6 day labor guys show up and start to dig all the holes.   Tough work.   After about 1 1/2 weeks of that and the yard becoming a total mess they level the home.   It is still the day labor guys who do this... not the site manager, Glen, not the owner, Clay, and not even a structural engineer on site.   Just 6 day labor workers,   Not very professional. <br /> In the 2 weeks the work was being done I never saw the site manager, Glen (a less then happy older man) or his younger sidekick (who I am not sure what his job was), and I did take time off work to come home once or twice a day to check on the work.    I also  never met the owner ,Clay, although he is who I spoke with on the phone. <br /> The complaints I have: <br /> 1. No "professionals" or bosses on the job site the vast majority of the time.  Just Roy and the day labor guys.  Roy is nice. <br /> 2. They did do the classic "tear everything apart and then see the problem is worse then they thought so we need more money to fix it"  This was negotiated from $5800 to $2000,  it upset me. <br /> 3. The clean-up was FAR from what I expected even though I was told by the owner someone would come over and do better.  I spent 2 vacation days getting the yard and landscaping back to where I thought it should be. <br /> 4. I have ask for a warrantee certificate from Clay, the owner, and have not received it a month later. <br /> 5. I also asked Clay to have the engineers report (even though an engineer was never on site) corrected so the piers were in the right place and the right company was on ther report.  Not received yet. <br /> 6.I never knew which company I was dealing with (A1, ABC, or Altas).   I have documents with all 3 companies names on them, even though Glen warned me about companies who switch their names so as not to honor their warrantees. <br /> 7. Don't deal with Glen.  Too grouchy and no the boss from what I am told."

FAQs for concrete foundation repair projects in Brownsville, TX

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
