"I'm so glad I persevered and found this company. Stable Foundation Solutions is based in Lake City but does work throughout the state. In fact, South Florida is their most frequent destination. The company is a bit of a hidden gem right now due to admittedly being slow to update the website and gain footing on the review sites. Stable Foundation was logical and analytical throughout, focusing on my needs, not what they could sell via scare tactics and worst case scenarios. Foundation diagnosis and estimates are all over the map. I found that out the hard way. Basic reason: You can’t see what is going on underneath. That bedroom sink hole several years ago accelerated public fear. I sampled 6 companies. Estimates ranged from $3600 to above $24,000. Stable Foundation wasn’t lowest but among the lowest and easily the best value in terms of sensibly addressing areas of greatest need, while leaving scare tactics alone. In contrast, I had one high profile company (beginning with N) whose salesman launched convulsions every time he turned the corner: “That’s a stepladder crack…the worst sign of all.” I think he expected me to fall down in a seizure of terror. As a handicapper I love litmus tests. There was a basic one with my project. The back addition to the house was clearly slipping, but just as obviously the two corners were not under identical stress. Back was the long term problem, not the sides. Yet one company after another was robotically assigning two piers on each side, and only one in each back corner. I didn’t say anything. I waited for someone to pass the litmus test. It was mindful of my 24 years in the Las Vegas betting scene. Finally Steven from Stable Foundation matter of factly identified the logical remedy and placement: Two push piers at each back, and only one on the less troubled side. Steven also was the only one who placed back push piers on either side of a double door that was sticking and very difficult to lock. Again, I intentionally didn’t mention that it was sticking. I wanted someone to identify the likelihood, based on the cracked visuals. Only Steven did. I really appreciated that the 3-man project crew was knowledgable and offered input, as opposed to merely showing up to complete the job. Randall was crew leader. He quickly investigated why I had cracks and sinking in so many areas. I had assigned it to a deep crack in the pool, causing erosion underneath. Randall didn’t think so. He saw the spot drain but couldn’t find anywhere it emptied. That is my only pool drain. Randall removed the drain grate and discovered that I’ve essentially had a dummy drain for 40+ years, dumping water under the foundation of the house, smack near the middle. There was 3 inches of pipe underneath the grate, but not connected to anything. Just resting there. From lack of disturbance it was obvious the pipe had never been connected. I remember my dad didn’t trust that contractor from the outset. It was mid ‘70s and one problem and delay after another. The contractor for that addition became a curse word within the family. My dad passed away several years ago. I doubt he would be surprised at the latest discovery. Miss Debbie was friendly and positive while handling payment. Only 30% was required prior to completion...lower than other companies. Travis as Project Manager provided a specific schedule 2 weeks in advance. They met the schedule. One caution: Don't paint exterior walls prior to push pier installation. The Model 300 mechanism does tend to vibrate and can bump against walls, requiring modest patching."

"I would give Foundation Systems Inc. an A+ if I could. I have a zigzag crack in my brick facia. A technician came out and dug down and examined the foundation. I was informed that my foundation is sound and not in need of reinforcement. The charge? Nothing. No cost at all. All that is needed is some cosmetic work on my brick fascia. I am astounded at the honesty and integrity of this contractor. I would not hesitate to recommend them to anyone."

"I noticed a crack that started in my living room and continued into one of the bedrooms. The bedroom floor was sinking away from the wall. I did research and found Poly Lift USA. I contacted the office and spoke with the receptionist. She was very polite and was able to answer a few questions I had. She scheduled me for an estimate that very week. The manager came out and was very friendly and knowledgeable. He took his time and answered all of the questions I had. I received the estimate later that day via email and was able to accept it on the spot. The next day, I received a call from their office to schedule my project the following week as well as an email reminder. Their crew arrived on time and started to work almost immediately. They explained the process as they worked and allowed us to watch. They drilled small holes throughout the home and then injected the polyurethane. Once they were done, they filled the holes with a sanded concrete and cleaned up the minimal mess that was made. It was done in less than a day. I would highly recommend PolyLift USA to anyone that is need of this repair. They did an amazing job! Thank you Poly Lift!"

"Better Builders (BB) really solved our problem. I had a flat roof; I tried everything to keep that area dry. As a preventive measure, at one point, I substituted the gravel roof for a torched down flat roof. The preventive work was a disaster because what I feared most finally happened. I had a leak inside my sunroom. Apachee Roofing made a mistake in the sealing process and they had to come and do it again, but the damage was done. It went from prevention to repair mode in one day, one mild rain. Second time around, I decided not to make the same mistake, I joined Angie`s list. After a number of visits from other roofers, Better Builders came across as ready, knowledgeable, organized and with reasonable pricing. I had stratospheric estimates reaching $ 20,000, but BB fixed my flat roof giving it a slope, insulating it and  they also did additional work around my chimney by sealing it and by designing a new aluminum cap for it, all for $ 7,200 with the Angie`s list discount (I paid extra for the insulation materials and custom-built chimney cap). I cannot believe I can, actually, say:’ I am happy with my roof.  I did not have to worry about permits or inspections. The job site was clean and they even brought a portable toilet unit for the workers. All in all, a great experience. The only bad experience is Angie`s list itself. The system is annoying with undesired emails coming to you all the time.  I almost cancelled my account. They are really bad addressing specific issues because the system seems to be all automated. Do not ever save a review as draft, they will remind you every day until you die. They are NOT there yet; it is not like being a member of the Amazon.com family."

"I recently purchased a large historic home built in 1927 in Avondale and needed repairs and restoration to the entire brick and stone exterior.  I heard about Michael "Cowboy" Terry and Cowboy's Masonry from Riverside/ Avondale Preservation's "Craftsman List" and hired him to do the repairs after interviewing a number of other masons.  Cowboy is a second-generation professional mason and I was impressed with his knowledge and his passion for restoration and for high-quality brickwork.  It was important to me that the repairs blend well with the rest of the home and Cowboy assured me he would match it well.  I also had a number of lintels (metal brackets that support the brick above doors and windows) that were rusting and sagging and needed repair/replacement. <br /> Cowboy quickly secured the necessary permits from the Jacksonville Historic Preservation Department and got to work.  He took extra time at the start of the job to try several mortar mixes in order to get one that best matched the existing mortar, and reworked several sections multiple times until he was personally satisfied with the result.  He started on the back of the house so he would be sure of the color and technique before he got to the more visible portions of the house.  Cowboy worked with a small crew of 2-3 others and in most cases he was personally on the job supervising and doing the more complex parts of the work himself.  <br /> Cowboy worked his way around the house and I was very pleased with the quality of work.  He was meticulous in his work and made sure his team was keeping up with his personal high standards.  He did his best to avoid damaging our landscaping, he cleaned up the job site each day, and he and his team were very polite.  He and I would talk every morning about where the job stood, what was to be done that day, and to review any comments I had on the previous day's work.  He had often already noted the items I pointed out and always worked them to my satisfaction (and I am admittedly very picky).  Cowboy treated this job like he was repairing his own home. <br /> While this job was in progress I discovered that the previous homeowners had inexplicably drilled large holes through the front and back of one of the chimneys in order to run wiring for a flat panel TV.  The firebox was also crumbling and the fireplace overall was unusable.  Cowboy gave me a separate quote to repair the chimney and replace the firebox, which he completed with modern fireproof materials that still blend well with the antique marble mantel.  He also completed repairs to several brick arches that were not part of the original proposal but I agreed should be done. <br /> The job was originally estimated at a month in duration but ended up taking ten weeks.  The timeline was extended largely due to the unusually rainy summer this year (which washed out many days) but also due to the addition of the extra repairs and the general complexity of the job.  The weather delays and extra time created extra costs for Cowboy but he did not change his price to me for the original scope, and he did not appear to rush the work or cut corners to make up time.  Even at the end he was pointing out additional details he wanted to finish before the job was complete in his eyes.  I appreciated his commitment to quality ? and I was so happy with the outcome that I paid Cowboy a bonus for the extra time and care he took to do the job right.  I don't think I have ever done that before for a contractor!  Knowing how much time and effort went into the job I feel I got very good value for what I paid.  I am thrilled with the final outcome of this job, and I admire the work each time I drive up to the house.  <br /> I love working with people who have pride in and passion for what they do for a living.  Cowboy is one of those people and I highly recommend him!  I would definitely use him again. <br />"

"<p>Just wanted to drop a line or two and let you all know how impressed we were with both your workmen and their work.  In today's society, you just don't find companies that really do a great job, they usually just do enough to "get by".<br /> <br /><br /> <br />At times, without their knowledge, I was home and could hear some of the men talking.  Much to my surprise, their language and subject matter were always appropriate.  Don't find that much in the labor force today!  It spoke volumes to me.  When they did speak with us, they were always very kind and informative.<br /> <br /></p> <p>The work that was performed consisted of excavating the dirt to gain access to the footings on both sides of the foundation.  On the inside, they had to bust out the concrete floor and hand dig to the footing in order to install their brackets for the "unified lift system".  After installing the brackets, they attached special hydraulic equipment to the brackets which drove 3" diameter<br /> <br />pipes down to bedrock.  Next, they attached a hydraulic jacking system to each pier location.  Using their special vehicle with a unique hydraulic pumping system they attached hydraulic lines to each location and were able to do a controlled lift.  From what we understand, your company is one of the only ones that can perform this "unified lift".<br /> <br /> <br /> <br />We were taking pictures daily and emailing them out to family and friends who could not believe their eyes!  They started out making our basement look like a bomb went off and when they were done it was swept and looking very nice!<br /> <br /><br /> <br />All this to say that the work done was absolutely astonishing!  We will highly recommend EHM to everyone that we hear may need this type of work completed.<br /> <br /><br /> <br />Thanks so much again.  We were dreading having this work completed, but you all made it so much nicer by your<br /> <br />expertise, kindness, and professionalism.</p> <p>Mike and Cheryl <br /> <br /></p> <br />"

FAQs for concrete foundation repair projects in Callahan, FL

Visible cracks, water leaks, uneven floors, or walls that won’t line up are classic red flags. You might also notice sticking windows, doors that no longer latch, or exterior cracks crawling up brick or siding. Even a damp, musty basement can hint at trouble. If you spot any of these, call a foundation pro right away. Early inspections cost far less than waiting until the damage threatens your home’s stability.

Yes, foundation problems impact your home’s value. Buyers want proof that the foundation is stable, and a recent, professional repair can actually boost confidence in your home. You’ll need to disclose the work, but documentation showing the structure was properly stabilized, especially with piers in regions known for shifting soil, often reads as a plus, not a problem. Skipping repairs, on the other hand, can cut your sale price and shrink the pool of interested buyers. Taking care of the issue protects both value and peace of mind.

Foundations are engineered for exceptional longevity when constructed correctly and maintained diligently. Concrete slab foundations remain structurally sound for 200 years, while other foundation types deliver integrity between 75 and 100 years. Regular professional inspections and timely maintenance further secure a foundation’s lifespan and ensure your home stays safe over the long term.
