"After inspecting the building, the contractor agreed to do the necessary work at a fixed labor cost plus materials costs not to exceed $1,000. He generally arrived for work fairly late in the morning, sometimes closer to noon, and was still on site after dark (nearly 10:00pm on one occasion). He works slowly and carefully. Unfortunately, there were occasional misunderstandings regarding our expectations, and it seemed to take an inordinately long time to complete the work."

Did a very good job - professional - even went out to hardware store to purchase better anchoring hardware to do the job. Cleaned up afterwards. Rates were extremely reasonable.
