"The experience was great. It took one day. There was minimal mess. No heavy equipment involved. We had this done in May and I waited over the summer to write a review. So far things look great. No signs of any settling or cracking issues. Many friends have remarked how great this looks and some have had it done in our area as well.
"

"To Expert House Movers
We wanted to let you know just how pleased we are with the work you did on our house. Before we contacted you, we had several other contractors look at our home. We actually had hired another contractor, who took such a long time, never returned our calls, missed meetings, and took months to even get us our bid. And when that contractor did get us our bid, it was more than doubled our previously discussed budget!
That is when we called you, you came out immediately, was extremely professional, but more importantly, you had a personal interaction with both me and my wife throughout the entire process. You answered all our phone calls, all of our questions, and talked with us throughout the entire process. We felt extremely confident and assured through the entire lift. This house is our dream house and we are going to live in it until we die, and you knew how much it meant to us, and you took care of it as if it were your own.
As you know, my wife ended up in the hospital with some complications with her surgery while you were working on our home, and you took such great care of our house. You knew she was very disappointed that she could not be there, as she designed the foundation window placements and had a big part in the doors and steps. Your crew was so kind and so professional and meticulous, that they knew that two particular windows were very important to my wife. Your crew wanted to get them perfect and asked me some questions about them, that I could not answer. My wife was feeling better, but still in the hospital, and I called her on the phone, while your crew waited for me, as she and I discussed for several minutes the exact placement of the windows. Some minor changes had to be made and your crew could have easily just slapped the two windows in the new location, which was only slightly off of the original plan, and be done with it, but they stopped and pointed out where my wife originally wanted them and the new location difference and wanted to be sure that my wife understood the change, and wanted me to talk to my wife first. I was so very impressed that they made the adjustments on the spot that my wife suggested over the phone. I don’t think any other company would have gone through this much trouble to please their customers!
You also were very respectful of our property, neighbors, and your crew were always very willing to stop and explain the process of what was going to happen next. Not one time did we ever feel like we were in your way. Actually, it was the opposite, we felt like you and your crew were very excited to show us your equipment and how it worked and actually wanted us around so we could see how it all worked and so we could see for ourselves how everything was perfect - and it was!
We will always remember you and think of you so highly. Thank you for making the beginning our home building so easy and off to such a perfect start. There are so many things that can go wrong when redoing a home, and having it go off with such a perfect start gives us such great hope. You have certainly set bar very high for the other contractors that will be coming in for the other parts of the home! Your company and its crew should be very proud of its work. You do a job that is very difficult, complex and tedious, but you do it with care, expertise, and perfection. We actually miss you guys and wish you were around. You are like family to us. We only wish we could rate your service and staff A++ , if there were such a rating.
All our best and blessings,
Randy and Elizabeth
"

"I stressed that I wanted the new deck constructed exactly like the old one, 4 posts, 3 railings, no trim above the level of the deck or steps for snow removal.
The new structure has one extra post , and side trim that extends above the level of the steps, making snow removal difficult; the snow cannot be swept off the steps because the side trim is in the way. Every time it snowed I had to remove the snow instead of sweeping it off, sometimes digging it out by hand with a small spatula.
I will remove this trim next winter because he used the trim to mask uneven board lengths where the verfticals end.
He also misjudged the amount of materials needed by $800 which resulted in a slight delay and extra cost.
The finished project is very well constructed and adds to the appearance of the house, BUT the side trim creates a difficult to clean abutment making it difficult to remove snow and debris.
I lent his crew a shop broom and they took it with them by mistake. To date they have not returned it even though I have left nemerous messages. I will consider this a donation to the work he does for charities.
Ovarall I feel that another contractor would have litened to my requests and undertood why the tril was not needed.

"

"October, 2012--John and his crew winterized my garage and turned the rafter section into a storage area complete with drop-down steps. The work was done timely and accurately. For what they did, I felt we would have been charged more by any number of other contractors, many of whom would not have done the work nearly as well. The results were fantastic. We had a normal winter, and where water would have frozen before, I now had a workspace that was as toasty as our TV room. It made my home-based business flow much smoother. I should also mention that they worked around the mess we had in our garage with great efficiency.
End of May-August, 2011--This is when we were first introduced to John. I had a roofing project started by someone else who left the roof bare except for the tar paper. 1-inch rains had been occurring about 3 times a week through May and a good storm with wind would have removed the paper and destroyed the roof (we didn't know an 18-month drought was just beginning, but that's another story). When I asked a friend, they told me about John. I called him on a Sunday and pleaded my case. He had a number of other jobs that needed to be started, but because I was in a serious predicament and it wouldn't hurt any of his current customers to have him away for a day, he came by on Monday and finished the roofing. We have never seen anything done so quickly and accurately. In one day, one man installed a beautiful roof that still looks brand new. Since the drought seems to have ended, we've had it tested by a few rains and no moisture has gotten through. In spite of the fact that he could have charged me a confiscatory rate, he actually charged me less than I thought it would have been.
Later that summer, John did an excellent job at replacing the rotted board that border the roof along the side of the garage with a white plastic board that perfectly matched the paint. He then made us a set of plastic gables that will last forever for the top of our house. They look fantastic and our occasional bat and mouse visits were eliminated (mice were climbing the vines).
Summer 2012--My wife is a great gardener and has always wanted window flower boxes. John fabricated some out of a plastic the likes of which he'd used on the gables, however, they were supported with some steel frames that were bolted into the brick of the house. A grown man (maybe 2) could stand on them without them falling or tearing away and more importantly, my wife and all the neighbors absolutely love them. The cost of these was about what we'd have paid for some of the nice prefabs, which are of no better quality than John's and we still would have had to install them ourselves.
SUMMARY: In John, we feel we have finally found our one go-to contractor who can make or fix just about anything that can be made or fixed. Both my wife and I frequently recommend him.
Joe H.

"

FAQs for concrete patios, walks & steps installation projects in Chancellor, SD

Most sidewalks rely on a ready‑mix blend of Portland cement, sand, gravel, and water that trucks deliver to your site and pour in one continuous lift. For added strength, many contractors fold in fiber mesh or steel reinforcement. This mix cures into a rock‑solid slab that stands up to foot traffic, freeze‑thaw cycles, and daily wear for decades. Expect a pro to recommend a 4‑inch‑thick pour for standard walkways.

With the right mix, proper drainage, and routine upkeep, a concrete sidewalk can last 25 to 50 years. Freeze‑thaw cycles, road salt, and heavy loads all shorten that timeline, but sealing every few years and patching small cracks early keeps damage in check. Think of sealing as inexpensive insurance for decades of safe, stable footing. In milder climates, some slabs push well past the 30‑year mark without major repairs.

Concrete sidewalks crack as a result of significant temperature fluctuations and heavy load pressures. The freeze-thaw cycles and sustained weight from vehicles or intense foot traffic force the concrete to develop cracks over time. Applying a premium sealant every two to three years and substituting salt with sand for de-icing minimizes crack formation. Regular maintenance and timely repairs safeguard the sidewalk’s structural integrity and extend its service life.
