Small jobs welcome

"The team at Epic Radon was professional and courteous. They provided good explanation of the work to be done and a competitive price. Once they were given the green light to go, the installation only took about 3 hours. Other than the extremely slow permitting process from the Township of Canton and our local HOA, I was pleased with the project."

"I cannot say enough great things about Ryan, and his business (West Michigan Radon Removal, LLC). He was the first business to reach out to me after a few hours of my application with Angie. A few more business followed after his call with similar or higher quotes. I've always supported local businesses in lieu of Corporate because, from my experience, Corporate charges more for less care than a self employed owner that cares about his work and reputation. That is exactly what I was met with throughout my experience with Ryan. For an understandable price, he was in and out within shy of a couple of hours! No mess left behind. He found a way to work with our quirky basement set up and explained his decisions along the way. In the end, when it was time to pay, he was extremely patient with is as we had to call our financial institution due to a card problem. Your dollar and home will be greatly cared for if you go with Ryan and his business. I will be recommending WMRR LLC to everyone!"

"I am speaking from the seller’s perspective after having an inspection done on a house I was selling, and Patrick did the inspection. Thoroughness is definitely laudable. However, this inspector went to the point of questioning the color choices of the owner. Within his report he wrote “ Find out who picked the colors on the walls.”. If this had a negative affect on the value of the house, this might be reasonable. For example, if every room was painted black. However, it seems unprofessional and outside the scope of a home inspection to be making comments on the color palette of a home. Additionally, spot radon testing was done by this inspector. He even notes in his report that this is not what the EPA recommends to determine if mitigation is necessary. This puts both the buyer and seller in a difficult situation. The seller and now has a report that indicates that there could be a problem with radon and is forced to act on it. The buyer, additionally, either hast to spend , more money to have a proper radon survey done or has to request medication without good evidence. This inspectors time would be well served doing a EPA approved, radon evaluation on a house and keeping his interior design expertise to himself."

"GREAT - Very Patient with my 100's of questions. Even coached me through a DIY quick and dirty remediation since they were not able to work at the time for COVID. They came out soon after they were re-opened and finished up the job. Between an onsite visit to quote and me doing 1/2 the job on my own, there is no way they made any money on my job. But I have already referred them several times to others."

"We had Robert inspect a very large, aging, unusual property - a barn that had been converted into a home forty years ago. We knew there would be issues going in, but we wanted a very clear baseline of all existing problems, and we wanted to make sure there were no safety issues. Robert was punctual and professional, and I immediately knew that all the positive reviews had been right. He inspected the exterior of the house and deck first, finding several issues he suspected would cause moisture problems in the basement, and he was absolutely correct. He used a drone to inspect the barn roof and captured clear photos documenting things as small as exposed nailheads that need repair. His process in inspecting a very large home was thorough and efficient, and he caught numerous issues, like a sagging spot on a ceiling and a bedroom door that wouldn't close, that we hadn't noticed. We also paid $60 extra for an infrared inspection, and Robert noted at least 3 areas where the insulation in the wall was missing or sagging. His insight was also clear in the report, which had an abundance of clear, well-labeled photos that provided us with the data we needed to start a list of repairs we plan to make in the future, as well as noting seeming structural issues that prompted us to hire a specialized inspector to look over the property. I had a bad experience with a Realtor's inspector in the past, who didn't report obvious problems like disconnected HVAC ducts in the crawl space, and Robert absolutely made up for that bad experience with his proficiency. His price was also very reasonable - it took 3.5 hours to inspect a 3000 sq foot house with 2000 sq foot basement, and we paid $675."

FAQs for radon gas abatement projects in Chelsea, MI

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
