"Eric contacted me shortly after searching Angie's List. I described what I needed, a radon mitigation system, and he provided a written estimate via email. Much lower than what I expected. Eric was able to come out in a few days and install the system. Installation time was about 3 hours. No additional charges. He returned to the house three days later to retrieve the radon monitor and showed me the current reading of 1.0 pC/l, well below the 11.0 pC/l from a prior test. A formal report was emailed the same day; the avg reading was 0.8 pC/l. I highly recommend hiring Radon Fix."

"Mr. Stacy Busch, owner of Radon X, immediately returned my initial call. After explaining my situation, a day was quickly scheduled for the mitigation. I received an e mail detailing the work to be performed and the cost. The process was completely stress free. Mr. Busch did an excellent job at a very reasonable cost. Upon completion of the work, all scrap materials were disposed of and the area the pvc pipe was installed vacuumed. I highly recommend Radon X."

"No problems with the quality of the work or the time it took, but it was surprisingly expensive. So much so that I almost regretted having the work done. The plumber found the shut-off valves inoperable and began replacing them without telling me about it or the additional cost. I should have looked over his shoulder more often and asked more questions, but I did not. Any repairman beginning additional repairs without asking really rubs me the wrong way and leads to a "B" rating at best and a "No" on hiring again. Learn from my mistake: make certain that you do your research on pricing and agree on a price range and scope of work with Geiler (or anyone, for that matter) before they begin the work."

"<p>My husband and I fell in love with a beautiful home in Troy, Ohio.  It has been on the market for over 2 years, in fact I am thinking it is closer to 3 and the price had been reduced.  We went into contract with the seller with the contingency of a home inspection.  After reading the different reviews on Angie's List I noticed that BC Warner Inspections reviews really stood out among the others.  I was happy to hear that he would drive down to our area.  He met all of us on January 24, 2014 and it was freezing cold with a lot of snow.  Bill Warner never missed a beat and went to work immediately and proceeded to have the water turned on.  </p> <p>We received the most comprehensive report I have ever received and I had worked, in the past, with 5 other home inspectors in different areas who inspected 4 homes and one rental property for me.  The past inspectors did not have the advantage of Mr. Werner's sophisticated equipment that will uncover issues otherwise not able to access.  After reading his report, we realized that the home not only needed a roof, it needed a new heating system and a list of electrical and plumbing issues that he deemed not only unsafe but not up to code.  From the day that I contacted Bill, to after the final day of inspection and afterwards, he kept me informed, returned my phone calls promptly and ensured our total satisfaction throughout the entire process.  His summary was easy to understand but if I needed further information or just more understanding he explained in terms that I could understand.</p> <p>We made a counter offer to the seller, asking them to at least repair the roof and update the heating system, which are huge items.  </p> <p>We were willing to take care of the pages of electrical and plumbing issues and outdoor issues on our own if the owner would just assume some of the responsibility.  Surely, they collected insurance money for roof damage but it did not go towards a new roof.  The seller rejected our offer, which ended up being a blessing.</p> <p>Had we purchased this property without knowing all of the problems we would assume, it would have been a blow to us financially.  In fact, when we figured it out, the price of the house plus the repairs was equal to purchasing a new home in a similar location.  What an eye-opener that was!</p> <p>Now we are in the process of buying a 7 year old home, for the same price, that has 5 acres instead of one.  My advice to all of you is to hire Mr. Warner for an inspection.  It really paid off to have Bill perform the inspection and we ended up finding something that far exceeded our expectations with no issues to speak of.  I will always feel grateful that we had Mr. Warner looking after our best interests.</p> <br />"

"We'd used David, one of the owners, for a previous house inspection during the buying process, and his astute observations got us out of a contract that might have nearly bankrupted us with problems with the house. The homeowners had a pre-inspection done, and David caught not just major problems (neither furnace worked, AC units over 30 years old and not performing well), but also numerous code violations that the other inspector missed (the water softener tapped directly into the sewage line, for example). David was thorough, efficient, and clearly knowledgeable. He understood our nervousness as first time buyers and explained not just what he was doing, but why. He was a pleasure to work with for the day, and the report we received that day was comprehensive, concise, and incredibly detailed. After leaving that contract when the homeowners refused to make any repairs or negotiate, we found another property and had David come back. We were delighted when he greeted us at our second inspection, saying "I'm sorry, but this report is going to be a lot shorter than the last one!" since the property was in great shape. He still took the time to give us advice on some quirks of the home we might not know about. The office staff was professional and polite, and we enjoyed every step of the process. Scheduling was easy, with Shannon calling the agents to set up the time and confirm with the sellers. We literally just had to show up. The only complaint we'd have is that it took over a month for the check to clear from the first inspection, and it took a few calls to figure out why it was delayed. We opted to pay with a credit card for the second inspection, and the process was seamless."

"Very well done. The process and pricing was explained by the estimator before any work was done. System was installed in less than 4 hours by technician on rear of house into corner of basement. Tested close to zero in basement afterwards, any readings likely due to drafts in basement from outside. Very competitive price. 5 months later still operating smoothly. This is the second house I have had a system installed in by this company. I would use them again."

"<p>Exceptional!</p> <p>Arrived in a timely manner, communicated competently and in a way I could understand.  Booked the work to be done in a short time after confirming the deal.  Did the work completely and without delay or downtime. Alerted me to disappointing realities about my lines, vents and duct work that, though I cringed to hear them, I am grateful to have heard them and I'm fixing them (none of my lines are insulated, even a 30-foot run adjacent to the roof).  Charge was fair.</p> <p>If competency is a turn on, Larry's someone you want to know. </p> <br />"

FAQs for radon gas abatement projects in Dayton, OH

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
