"I had a concrete patio replaced and added a cement walkway from patio to road. It turned out great, very pleased, I like it a lot. I subsequently had Collin replace the dirt and weeds between patio and road with new turf. It turned out great too. Thank you Collin. "

"Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."

"Casey and Aaron were a class act who did fantastic work. Because of the excellence of each and every task they performed for us, we had them do much more than originally intended. They are punctual, fair, and full of ingenuity when faced with a puzzling problem. And Casey always found a solution! You will not go wrong in hiring Casey for any type of handyman job!"

"Jerrod the owner of Archstone was emphatic to point out that he is one of the best if not the best and a very conscientious and honest man. He said the mortar on exterior house wall is very hard and can't be ground out. Per his expert advise the best things is pressure wash and scrape out loose and damaged mortar and use sponging technique to fill in cavities with type S mortar. I understood and agreed asking for care with pressure washer. Quote was $2922 before tax. He said the wall wouldn't look much better than it does now but he would get all the places having egregious deterioration and then seal. Two days work. Moving forward his team (him and a 18 year old nephew) came and went in less than 4 hours. Sealant remained to be done and I could see that cost was itemized at $400. I personally could do it in 1/2 hour so I asked him to scratch it from the price. He was very amenable to that. The issue arose when I was sealing I found and sent him photos of spots with severe erosion that were missed and should take about 1 hour to fix. Some on wall, one in bottom corner of house, one big seam in windowsill. I sent email and photos asking for him to return. He didn't reply. 1 week later I reached him by phone and he said he didn't get the email/or hadn't read it yet but he wasn't going to come back for 'pinholes' which I could do myself. First of all I could do everything myself but that's time that I paid him for. He is too busy to come. Photos are from the south wall as discussed."

"From inception to completion everything went very smoothly. Attention to detail was outstanding. Peter and everyone he hired were always polite, courteous and genuinely interested in doing the best job possible. Framing, insulation, electric (new wiring, lighting of various kinds, new circuits), new fireplace, wainscoting, multi-colored paint scheme, new doors, cork floor, steps going into the house from the garage, and converting a small room adjacent to the garage into a walk-in closet were all done impeccably. The room is truly a pleasure to just sit in and enjoy the vibe. It's that nice."

"Roger of Island Fence was the first to respond to my request for bids, and the first to show up to measure and perform estimate. I was impressed that he was thorough in looking at the job area (we have a rocky slope in part of it), careful in his measuring, and clear in his communications. We received the estimate within 24 hours. We were on a difficult timetable to get this job done, and Roger went out of his way to get the job done as soon as possible to help us out. Considering he had other work going on at the time, his compassion for our situation and willingness to get the job done, putting in extra time and hours on his part was something you rarely see when doing jobs like this.  He and his crew did a great job on our fence, solid construction, and it looks wonderful with our older fence. <br />    We must say we have had issues with a testy neighbor on this project, and Roger's very personable and happy nature quickly dissolved our neighbor's bad attitude!  He was a joy to work with in all communications, and we were so glad that his smiles and good rappor alleviated issues with the neighbor on the other side of this fence project. <br />    Island Fence is located on San Juan Island, but does serve the mainland county areas.  Therefore, the crew's arrivals are subject to the ferry schedules.  For those of us living in this area, we know the fares are also very expensive, and business people have to time their runs to get as much done as possible on any given trip.  If you schedule a job with this crew, just be aware of that, and consider what they have to do to get jobs done on the mainland, as well as get supplies for the jobs.  They will be there and they will get the job done, but they are subject to the sailing times of the ferry. <br /> Despite the testy neighbor, the rocky slope, and the ferry sailing times, Roger and his crew got the job done quickly, in expert manner, and with good communications, so we were very very happy and would definitely hire Island Fence again. <br />"

FAQs for concrete patios, walks & steps installation projects in Eastsound, WA

Most sidewalks rely on a ready‑mix blend of Portland cement, sand, gravel, and water that trucks deliver to your site and pour in one continuous lift. For added strength, many contractors fold in fiber mesh or steel reinforcement. This mix cures into a rock‑solid slab that stands up to foot traffic, freeze‑thaw cycles, and daily wear for decades. Expect a pro to recommend a 4‑inch‑thick pour for standard walkways.

With the right mix, proper drainage, and routine upkeep, a concrete sidewalk can last 25 to 50 years. Freeze‑thaw cycles, road salt, and heavy loads all shorten that timeline, but sealing every few years and patching small cracks early keeps damage in check. Think of sealing as inexpensive insurance for decades of safe, stable footing. In milder climates, some slabs push well past the 30‑year mark without major repairs.

Concrete sidewalks crack as a result of significant temperature fluctuations and heavy load pressures. The freeze-thaw cycles and sustained weight from vehicles or intense foot traffic force the concrete to develop cracks over time. Applying a premium sealant every two to three years and substituting salt with sand for de-icing minimizes crack formation. Regular maintenance and timely repairs safeguard the sidewalk’s structural integrity and extend its service life.
