"As usual, Dan looked over everything in the home and gave us a realistic view of the state of the property (not too optimistic and not overly pessimistic.) An older home is never going to be in perfect shape, and Dan helped us get an accurate idea of what issues this particular property was facing and when they might need to be addressed. He took all necessary COVID precautions, and was happy to answer all the questions we had for him and provided a wealth of information about systems and issues we were unfamiliar with. This is my 2nd time hiring Dan for a home inspection, and I would definitely hire him again."

"Tito came out within a week to give us an estimate. He clearly explained what needed to be done both for the basement and crawl space and what the process was. He provided the written estimate the same day. The installation crew were scheduled out 2 weeks. They arrived a little after 7 am on the day of installation and were done by 11 am. The work was efficiently and professionally done. They left a monitor in the basement for 3 days afterward and provided a report of the radon level post installation (which was well below 1). This is the second time that I have used Mobile Radon Diagnostics and I would do so again."

"Amazing! Stephen Zumdick Knows what he is doing and is beyond professional. He is very thorough and explains things in a manner that was easy for us to understand. Just a nice guy all around and made the process so easy and not stressful. We will definitely recommend him to anyone we hear of that needs a home or pest inspection. Also, the price can't be beat!"

"<p>When selling our house, a radon test identified radon in our home. The company provided an estimate within a couple days of calling. This company is very busy, we did agree to delay installation to allow other homes to be completed before ours due to closing dates which were sooner than ours.  </p> <p>The contractor promptly arrived at our house on the agreed date of installation.  They drilled a hole in our cement basement floor and installed a PVC pipe from floor, going out the side of house above the foundation and up above the roof. There was obviously some noise with the drilling, but it was not disruptive. They cleaned up very well after the drilling.  Installation took about 2 hours. </p> <p>A temporary electric line was installed  to the pump.  A licensed electrician, hired by Radon Specialties returned the next day to install the permanent electric line.  They conducted a test for two days after installation to test the system.  If you will not be home, the tester can be left on porch for them to pick up.  The system reduced the radon level from 4.8 to 1.3.  Detailed results of the test are provided. </p> <p>They were efficient and professional.  They include an one year transferable warranty on parts and labor.</p> <br />"

"Bill was excellent, professional, and very thorough. He arrived early and spent plenty of time with me looking over the home and explaining what we were looking at. He answered all of my questions and allowed me to tag along as we went through the home, into the attic, and into the crawlspace. He identified several issues, gave a detailed report, and gave very clear assessments of what we saw. We are glad to have used him, as the issues we found were of such concern that we ultimately decided not to purchase the home. Glad to have learned what we did before purchasing! Cost also included wood destroying insect and radon inspections, both of which he arranged for using subcontractors."

"I called to arrange a whole home inspection with additional Termite and Radon inspections on a home my wife and I are buying.  Mr. Drummey answered promptly, gave me a quick estimate of the cost of the Whole Home Inspection and the additional services, which he arranged with another contractor.  We settled on a date and time, he informed me of what to expect and requested that my wife or myself (or both of us) be present to go over items as he performed the inspection so that we would be sure to have a full understanding of his findings.  By the time we arrived, Mr. Drummey had already begun the inspection and he informed us of everything he had found up to that point, then continued on.  The inspection was very thorough and the report was sent promptly via email in an easy to read format with color coding for items that were of critical importance vs. moderate importance or maintenance items. <br /> After we received the report, I received a call from Mr. Drummey letting me know that he was available to us for any questions we might have or to go over any specifics in the report.  Once the WDI and Radon inspections were completed by the other contractor and we received the reports, Mr. Drummey also called again to ensure that we understood the results of those reports and the ramifications of the findings.   <br /> Overall, we are VERY happy with the service we were provided and would not hesitate to recommend Mr. Drummey to our friends, family and neighbors. <br /> <br />"

"Reliable Home Inspections and Ryann were amazing! As out of town buyers, he made it simple to book the appointment, communicate, and share the findings in a very visual and clear way. He managed all the logistics directly with the agents and seller. His report was crystal clear and provided a balanced perspective on what was minor, what we should address, and some long term planning. As soon as the report was complete, he contacted us to talk through it and answer any questions. We were blessed to have Ryann on the team to guide us through this critical phase of the house purchase."

"<p>it was superb! they easiest, hassle free Radon test in town, with extremely proficient people -- very knowledgeable and very people-friendly! they took their time to explain things on the phone to me before I committed. the test came back within 10 days or so -- via email. which is very convenient. it was very clear as it is, but I like talking through it and get advice. they were instantly available to discuss. they gave me future tips to keep on top of all things Radon related. </p> <p>I have to say that all this comes to be after 3 months of many back and forths with 3 other companies -- none of the other companies could be bothered to schedule a time, and those who did, never showed up.. many times over. I don't know why I was so patient with them and I wish had discovered Environmental Testing & Research Laboratories much sooner.</p> <p>Really highly recommend them!</p> <br />"

FAQs for radon gas testing projects in Fairfield, OH

Radon is the second leading cause of lung cancer in the U.S. The gas seeps through cracks in foundations and collects in basements and other low areas. Once you breathe it in, radioactive particles lodge in lung tissue and do long-term damage. Because you can’t see or smell radon, the EPA recommends testing your home every two years—and after major renovations—to keep your family safe.

Yes—every home should be tested. The EPA advises doing it at least every two years and any time you remodel, buy, or sell. On average, one in 15 houses nationwide sits above the recommended limit, and the only way to know where yours stands is a formal test. The equipment simply measures gas levels and won’t change your indoor environment, so the process is completely harmless.

Certified radon professionals—often home inspectors or dedicated radon mitigation contractors—handle testing. These radon testing professionals follow EPA protocols and use calibrated instruments to check levels throughout your house. Hiring a certified radon specialist means results you can trust for real estate deals, insurance requirements, and, most importantly, your family’s health.

Inspectors specialize in measuring radon gas levels, while licensed mitigation contractors design and install the systems that remove it. If your test comes back high, your inspector can point you to a qualified mitigation pro who will size and install the right fan, piping, or other equipment to bring levels down.

No—standard home air purifiers don’t touch radon. They’re built to trap dust and pollen, not radioactive gas. If testing shows high levels, you’ll need a dedicated mitigation system that vents the gas from beneath your home to the outdoors. Relying on a room purifier alone won’t keep your indoor air safe.

Opening a few windows in your home might dilute radon for a short time, but the gas seeps back in as soon as they’re closed. For a lasting fix, you’ll need a professional mitigation system—often a sub-slab depressurization fan—that pulls radon from beneath the foundation and safely vents it outside.
