"It did not go as expected. Although the staff is very friendly, professional, and punctual, the actual job did not go well. My toilet was leaking onto the subfloor, so within 15 minutes the plumber determined I needed a new pipe and he would not be able to reinstall my toilet until I fix the subfloor. I fixed the subfloor and called the plumbers back two days later. The office staff that took my call was wonderful and accommodating, and got a plumber out right away to reinstall my toilet. Here’s where the problem is: the first plumber who took the toilet out laid it on its back causing all of the seals in the tank to break. The first plumber also replaced my shut off valve, but placed it about an inch further out of the wall then it previously was. So when the second plumber came to reinstall my toilet, not only could the toilet not be put back up against the wall, but the tank was loose and leaking now and all the seals in the tank had to be replaced. In the end, I paid $700 for this project, which shouldn’t have been more than $350 in my opinion. And since the toilet sticks out so far from the wall the tank is still leaking as it must have been jostled in use. And the base of the toilet no longer lines up with the hole that was cut in the linoleum. It just looks awful and to be honest, I should’ve just had them replace the pipe and left it at that, but the first plumber left the sewer pipe sticking 8 inches up out of the floor and I wasn’t sure how far down to cut it to reinstall the toilet. It was just a mess."

"Plumber came to my house to assess work required and products that I needed to purchase in advance. Kelly Spradley returned twice to complete the job. He was excellent, and I have every intention of requesting him for future plumbing renovations that we have already discussed"

"First of all I called with multiple small things in my house. i had two toilets that were not functioning properly, one the handle would stick and run and the other leaked and ran, I had a clogged bathtub drain, and a noisy shower head. They came on time but I heard nothing after the first visit. Unfortunately instead of calling the homeowner who booked the appointment and left a contact number they spoke with "my daughter" who was home at the appointment. Unfortunately, "my daughter" is actually my non primary English speaking Au Pair that just was home to allow the people into the house. Therefore I got a jumbled communication about what actually happened. Neither toilet was fixed, the drain was still clogged, and the shower head was still noisy. The most unfortunate thing about the lack of communication is that not only did they not fix the toilets, they broke one of them in trying so it did not work at all anymore. We did not discover this until after using it. I called back the next day to the office to find out that they had to special order parts for the toilets, the shower head needed to be replaced and I would have to provide, and the drain needed a different company. I asked that someone at least come out and make the toilet flush so that we did not have to sit with a dirty, used toilet waiting for parts. They had someone come out the next day. I got a call from that plumber who said they could just fix the toilets!?! Not sure why the first person needed special order parts, but this guy had what he needed in the truck and fixed both toilets. He still told me they did not take care of stopped up bathtubs and needed another company and provided the phone number. I did not receive the invoice for a couple of days later and was surprised to see a bill for almost $540 to fix the flushing mechanisms on two toilets. They charge $150/hour for labor on top of the $55 service fee. They did credit me the "labor" of the first day that left me with a broken toilet. In the end, they fix the issues, I called another company and got the drain snaked for total of $130. My recommendation, if you have a large plumbing problem that needs a plumber consider them but be aware of the hourly fee for labor. If you have something small like a toilet flushing mechanism, consider a handy man, it will be much more economical."

FAQs for plumbing installation for a remodel or addition projects in Fenton, MO

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
