"This company was as professional as the come, laying out all expectations on the front end regarding cost/time and not deviating from it. No delays. No hidden costs. The quality of the work impressed me with their superior straight lines and attention to detail. They were great to work with! I for one will be using them as my go-to painters in the future."

"My expectations were exceeded! The leaks were discovered around a couple of ducts and vents and re-sealed. Additionally, all the other ducts and vents were re-sealed to prevent future leaks. This was a fabulous first experience and we look forward to working with D&G Roof Systems in the future!"

"We ordered a cord of wood from Fort Worth's Yard Man. Maribel was very helpful in providing the pricing and setting a delivery date, even when we had to change it. The wood was delivered and stacked neatly in our shed, and they took care not to drive over our sprinkler heads with the loader. The wood is top quality and has provided us with several nicely burning fires this season. We'll definitely be ordering more from them in the future."

"This company did amazing work on the condo that needed a lot done. The kitchen was so dated - he came up with the idea to do concrete countertops, and then pick up the gray in the concrete with the paint on the cabinets and the grout on the subway tile. He also replaced counter tops in the bathrooms, totally redid the main bathroom, replaced all flooring except two bedrooms and hall (he found a carpet guy that did a really nice job). Very, very pleased."

"Tomorrow will be a year since Agape, not me, called my remodel finished. I did not want to have to write a negative review, but this is my honest experience. Our kitchen remodel was going to be exciting, expensive (85k+), and stressful; we had not been through one, but we expected it. What we did not expect was the following issues outlined in this review. After vetting several contractors and being unsatisfied with their process we decided we might just sell and look for a home with a new kitchen. Then my husband came across Agape on the internet. I saw the reviews and thought they were worth a consultation. I read through most of the reviews, but it was not until I had big problems that I came across all important mediocre to negative reviews about the cabinets. Jerry and Jeff came out shortly after our request for consultation. I unequivocally stated to both during our initial meeting that there were two requirements that were the most important for me in a kitchen remodel. FIRST, I wanted quality cabinets and second I wanted symmetry. The original kitchen had custom sized cabinets but were of low quality, the drawer fronts were glued and stapled, and I wanted rid of them. The cabinet panels were MDF and had swelled from water absorption over the years. SECOND, because there were odd angles to the cabinet layout my second priority was bringing in that symmetry. My kitchen is not large and there were only to be 3 walls for which symmetry would need to be achieved. Cabinets. To my horror when the cabinets arrived I saw that the drawers were stapled and glued, just like the cheap cabinets I had just removed! But they charged for quality cabinets! I expected, as I had described in my first meeting with Agape, dove tailed joints and hardwood boxes and wood fronts. Jerry called me on my complaints about the poor quality of the cabinets. He was belligerent with me, and I later found out he called my husband and treated him the same disrespectful way. He shouted how dare I insult his cabinet maker as I had. I replied I did not even talk to your cabinet maker so how could I have insulted him? He rambled on in a condescending tone. He said that just because I had read something on the internet about what quality cabinets consist of, does not make it so. Oh yes, I found many insightful articles about quality on the internet and just because he failed to learn a low quality from a high quality does not mean the internet is at fault. His people, from my direct conversations with them, use YouTube as a reference and a learning tool also! Before I saw my cabinets, Jerry stated multiple times that the entire cabinets were made of maple. When I saw the drawings for the cabinets I saw that a cheaper wood was being used. I made Delaina aware of the situation and she followed up with the cabinet maker. It was not true; he did not build the entire box with Maple. I got the maple upgrade, but I had to pay extra for it as it was NOT included in the original price! I also paid extra to get a decent thickness of interior shelves for the wall cabinets and for adjustable shelving, although on one of my largest units, the shelves are made stationary in error. I had looked at over a dozen lines of kitchen cabinets, so I was intimately aware of the characteristics of quality. If Agape wants to use a lower quality of cabinets they should charge accordingly and inform the client! CUSTOM DOES NOT MEAN QUALITY! If I had known this about the cabinets, I would not have contracted with Agape. Jerry lied about the quality of the cabinets and he excuses his lie by saying the cabinets will last for years. Read on, it gets worse. Cabinet Caulk. Next there came the caulk, gobs of uneven caulk in the corners of every single cabinet and drawer front, turning the Shaker clean corners into a hot mess. The right thing and the logical thing to avoid these messes would have been to remove the cabinet doors and to have laid them horizontal on a flat surface to caulk them. A year later I cannot clean any settled dust out of the corners of the cabinets because of the soft, uneven caulk. That evening when I first saw the mess, I left a message that I did not want any more caulk on my cabinets. Jerry called me in a rage, telling me that I was souring the relationship; that I had hurt the painters feelings and the painter didn't want to return, and that I should wait to see the doors after they had been sanded down. The next day a new, young worker without cabinet expertise, was caulking the cabinets in the same poor manner Marc had, but I must add, being unskilled at it, he did a much better job than Marc. Later I overheard the workers discussing the problem. They said that Jerry or Jeff should have come to see the cabinets and should not have taken Marc the painters’ word about them. I was told by Jerry that he would discount the job by $5500 and I could get someone else out to paint the cabinets, good idea but there was no turning back from the caulk damage and, oh yes, Jerry reminded me that his contract stated if I did anything to slow the job down I would be charged $250 a day for that slowdown! Cabinet Paint. I was told to choose the paint for the cabinets which I did. Sherwin Williams color with a warranted finish, described to me by the salesperson as the best for cabinets. I presented my choice to Marc the painter. My husband and I are avid DIYer’s and we have painted countless homes. We had not however, any expertise with painting cabinets, especially those made of MDF. Marc said that SW was all about marketing hype, that what he used was the best. I trusted him. What I found out after the fact was that the paint Marc used was the best for him. He later revealed that SW paint was too thick for his sprayer and clogged it and SW did not deliver paint to him onsite. Before I discovered all this there was the next step. It started with sanding the cabinets with that ‘wait and see’ assurance that any excess caulk would be removed prior to painting. No, the caulk as I said was never corrected. It could not be, there was no possible way to recreate those crisp corners. And because the paint is not washable, all cabinets will have to be repainted as the paint is already rubbing off. Cabinet Sanding. On to the sanding after the 1st coat of paint. I came in to find another new person working on the cabinets, this time sanding over that 1st coat. The painter was between my job and a job in Coppell, which I was told by Jerry would not happen; that I would have people dedicated to my job. Marc the painter took more than a week on the painting. Three of those days were only half days and in the meantime to keep the project on schedule, I got another recruit sanding the cabinets. I found at the end of the day that the recruit was a plumber! Yes, a plumber who had no experience with finishing cabinets! The cabinet fronts were gouged with rough grid sandpaper and permanently scratched. The plumber only lasted 1 day with the company, no wonder, he was not hired to do cabinets. Not only did the deep sanding mar the cabinet fronts, but he did not know the basics of sanding, to do all the sanding in one direction! Marc repainted the fronts multiple times to cover the gouges, but they remain, albeit not noticeable to most. All this trouble because although I was told Marc was their paint guy who was going to do a great job, he obviously rarely has any need to improve his skills when the owner doesn’t even view his work when the customer complains but rather adamantly, without evidence, supports the painter. I am all for that but a customer’s complaint should be taken seriously especially when so much money is being spent. Finally, Marc commented in passing about how people complain that they just cannot get the cabinets clean and he chalked it up to poor cleaning habits. I soon learned that wiping the cabinets with a soft cloth, a soft sponge with gentle detergent will NOT clean the cabinets. To this day, the cabinet paint rubs off when I clean it. Symmetry. One of my two major requirements was symmetry. I communicated this not just verbally but visually. I painstakingly prepared exact"

FAQs for sunroom or patio enclosure building service projects in Flower Mound, TX

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
