Cost increases: I mentioned roots upfront - he said equipment could handle it, then charged $450. Said grading unnecessary, then created false urgency claiming we HAD to grade before concrete. Later said could grade after. Added $1,800. Crew broke drainage pipes, charged me $250. Couldn't move AC condenser despite my asking during estimate. Payment tactics: Said pay "when satisfied." Then requested half early, then full payment before done. When I said work incomplete, he asked "Don't you trust me?" then broke promises. Broken promises: Walkway cured wrong, no follow-up. $1,800 grading included 3-month landscaping - no communication. Promised debris cleanup, later said not responsible. Damaged 4-month fence, couldn't repair properly, paid $300 after pressure. Dismisses costs at estimate, adds them later. Makes promises, then excuses."

"Needed all the bricks and retaining walls around patio removed so that the base layer could be leveled before rebuilding the patio with the existing bricks. It was a big job and JJ Sanchez did a beautiful job. The patio is level, looks amazing and it only took them 2.5 days to complete- amazing! The cost was very competitive compared to some others that bid. They did exactly what the written quote indicated; started the job when they said they would and as noted before did a wonderful job. He let us know they could do the job on the spot, contact them later or not at all. We opted to have the job completed immediately at what we thought was a reasonable cost. That consisted of a new damper, repairing a cracked crown, replacing some missing bricks and flashing. The work was complete within a couple of hours and we are satisfied with the results."
