"I hired Nilton and his company Pro Touch Construction to help completely demolish and renovate my 2BD 2BA 900 sq ft condo when I originally purchased it. The project included: - Complete demo of each room - Kitchen expansion and remodeling - Appliance installation (dishwasher, sink, stove, etc) - Complete remodeling of both bathrooms - Converting a stand up shower in one of the bathrooms to a walk-in shower - Brand new electrical and plumbing work (including installing in-wall speakers throughout the condo) - Install new vinyl flooring - Repainting the entire unit - Etc One of the things that stood out the most for me with Nilton is that he took the time to meet with me (several times) at the condo when I first purchased it. I had spent time designing each room with an interior designer using Pinterest photo albums and other inspiration I had found. But I also had a very fixed budget which not only did he make work but he consulted me on things I should consider to save costs (including going with vinyl flooring vs hardware floors). As shown in the photos, Nilton and his crew completed the project to absolute perfect. I was absolutely blown away with how beautiful my condo looked after he finished the job. And it's been 4 years and I still get compliments to this day from everyone who comes by to visit! Also, some of Nilton's suggestions (e.g. vinyl floors vs hardware floors), helped me save thousands of dollars in the long run. For many homeowners, building up is worth the expense because it provides the extra bedrooms or living areas that can’t be accommodated within the existing footprint. A larger, updated home often commands a higher resale price, recouping a sizable share of the project cost while allowing you to stay in the neighborhood you love. Run the numbers with a real estate agent and contractor to ensure the expected return and day-to-day benefits align with your goals.
Whether it makes more sense to build up or out depends on your lot, budget, and local code. Building up preserves yard space and involves less foundation work, but you may need to vacate the home during construction. Building out avoids staircases and can proceed while you stay put; however, it encroaches on the yard and may face setback limits. Compare both options with your contractor before making a decision.
A structural engineer will first inspect the existing foundation for cracks, footings, and load capacity. Depending on the findings, the crew may pour new concrete footings, install steel or concrete piers, add reinforced beams, or tie additional rebar into the slab. These upgrades redistribute the weight of the new floor and bring the structure up to code. Your contractor will outline the specific reinforcement plan and timeline once the engineering report is complete.
