"I'm so glad I persevered and found this company. Stable Foundation Solutions is based in Lake City but does work throughout the state. In fact, South Florida is their most frequent destination. The company is a bit of a hidden gem right now due to admittedly being slow to update the website and gain footing on the review sites. Stable Foundation was logical and analytical throughout, focusing on my needs, not what they could sell via scare tactics and worst case scenarios. Foundation diagnosis and estimates are all over the map. I found that out the hard way. Basic reason: You can’t see what is going on underneath. That bedroom sink hole several years ago accelerated public fear. I sampled 6 companies. Estimates ranged from $3600 to above $24,000. Stable Foundation wasn’t lowest but among the lowest and easily the best value in terms of sensibly addressing areas of greatest need, while leaving scare tactics alone. In contrast, I had one high profile company (beginning with N) whose salesman launched convulsions every time he turned the corner: “That’s a stepladder crack…the worst sign of all.” I think he expected me to fall down in a seizure of terror. As a handicapper I love litmus tests. There was a basic one with my project. The back addition to the house was clearly slipping, but just as obviously the two corners were not under identical stress. Back was the long term problem, not the sides. Yet one company after another was robotically assigning two piers on each side, and only one in each back corner. I didn’t say anything. I waited for someone to pass the litmus test. It was mindful of my 24 years in the Las Vegas betting scene. Finally Steven from Stable Foundation matter of factly identified the logical remedy and placement: Two push piers at each back, and only one on the less troubled side. Steven also was the only one who placed back push piers on either side of a double door that was sticking and very difficult to lock. Again, I intentionally didn’t mention that it was sticking. I wanted someone to identify the likelihood, based on the cracked visuals. Only Steven did. I really appreciated that the 3-man project crew was knowledgable and offered input, as opposed to merely showing up to complete the job. Randall was crew leader. He quickly investigated why I had cracks and sinking in so many areas. I had assigned it to a deep crack in the pool, causing erosion underneath. Randall didn’t think so. He saw the spot drain but couldn’t find anywhere it emptied. That is my only pool drain. Randall removed the drain grate and discovered that I’ve essentially had a dummy drain for 40+ years, dumping water under the foundation of the house, smack near the middle. There was 3 inches of pipe underneath the grate, but not connected to anything. Just resting there. From lack of disturbance it was obvious the pipe had never been connected. I remember my dad didn’t trust that contractor from the outset. It was mid ‘70s and one problem and delay after another. The contractor for that addition became a curse word within the family. My dad passed away several years ago. I doubt he would be surprised at the latest discovery. Miss Debbie was friendly and positive while handling payment. Only 30% was required prior to completion...lower than other companies. Travis as Project Manager provided a specific schedule 2 weeks in advance. They met the schedule. One caution: Don't paint exterior walls prior to push pier installation. The Model 300 mechanism does tend to vibrate and can bump against walls, requiring modest patching."

"I would recommend Mark in a heartbeat. He's honest. He could have told me I had problems that I didn't have and I wouldn't have known any better. He spent over an hour going over my house in all the problem areas and said that the problem wasn't my foundation. The crumbling concrete was from the rebar rusting inside the concrete, causing it to expand, crack and crumble. I had the same issue on a couple of window ledges. The problem with my blinds turned out to be a problem with tile. 4 tiles at one end sounded hollow underneath and had raised slightly, causing the blinds to press against them. Since they do concrete work, I asked him if he could repair/replace the concrete base for the door and the window ledges and he told me that he could, but that I would be much better having someone else do it. He said he would have to charge me double what others charge because his rate is based on foundation work and that's the rate he would have to charge. He even told me that the repairs I needed shouldn't cost more than $500 with a regular concrete company and that if someone tried to charge me more they were ripping me off. So he gave me an honest inspection (free) for over an hour, suggested I have someone else do the repair work and even told me how much I should expect to pay with someone else. I've never met another contractor with such good business ethics. The only weak point (and it's a stretch) is that sometimes it takes him some time to get back to you. But to me, even that is a plus, because that means he's in such demand, and after meeting him, I can understand why."

"FANTASTIC! Within days of accepting their job estimate, we were contacted and scheduled for the work to be completed. A PROFESSIONAL CREW - in our case - Ken & Adam - arrived as scheduled and on time to begin the job. And while everyone knew what was on the project to be done, if there was any question or adjustment to be made, we were promptly brought into any discussion. Like most remodeling jobs, there is always an uncovered surprise along the way. Issues were immediately discussed and resolved to our complete satisfaction. There was no rush on their part to hurry through the job - just a steady workmanlike order - and a thorough and professional job was completed within days, with minimal inconvenience to us. We will certainly hire David Spence, Inc. again as we need to in the future. "Overall I was very pleased with CFI. They responded immediately to my original call to help scope the required work. They worked well with the engineer I hired to design the structural repair that was installed. They worked me into their work schedule before my move-in date. <br /> The original team of four spent an entire day at the house (more than 10 hours); however, after they left and another contractor entered the crawlspace to perform some other work, a few problems were found. CFI was quick to respond and sent a second crew out in a few days to remedy the situation. The final work quality is excellent. <br /> CFI quoted a service and provided the work shown on the engineering plans for the price agreed. There was occasionally some confusion as to the correct details to be used, but it was cleared up relatively quickly and there are no complaints with the final quality of work. In all fairness, I'm an engineer and probably pay more attention to the details than I need to. <br /> If I purchased another home that needed structural repair, I would hire CFI again. <br />"
