"The guys were great. They were on time, professional and did not leave until the job was done. There were mechanical issues with the toilets and they had to get 2 other ones. They continued to do work as needed while one went to pick up the toilets. I would definitely use them again."

"Fantastic; professional, experienced, trustworthy, prompt and thorough! Bob gave me a very good price, came out on a Sunday and completed the job quickly in spite of some difficulties with our plumbing fixtures. I would not hesitate to use Shoner plumbing again and recommend them to family/friends."

"Did an excellent overall job with one annoying exception. The rep on the phone offered to provide the sink needed at a good price (under $40). I was away when the sink was installed and my husband oversaw the installing. After the plumber left, I noticed a dimple in the porcelain on the left front of the sink. Husband said the plumber "assembled the fixture and sink" in his truck and brought it in to plunk into the vanity without giving him a chance to inspect the sink. (We had previously bought the faucet.) Now I will have to see that flaw in the sink every time I use that room. Yes, it's very small BUT had I seen it prior to installation, I would have objected. Who wants flaws in their sinks? Yes, Genson's does good work, but the company should have given us a chance to inspect the product they sold us or should have inspected it carefully themselves before plunking it into our home. Yes, I could have called and complained, but I don't want yet another visit from a plumber. So, my advice is hire Genson's but watch what they install as they won't necessarily do so for you."

"Alex was a nice kid, but he made mistakes that caused the job to take three times as long and double in price, and the company failed to address these problems. First, he bought a bad part at the hardware store, and had to make a second trip. Then, he forgot to solder one of the new copper pipe connections, forcing him to have to redo the job. Then, while trying to get the lines dry again so he could redo the solder, he broke a second valve that then also needed to be replaced (in fairness to Alex, the valves in the home are clearly shot). He never could get the line to dry, so he had to make yet another trip to the hardware store to buy an expensive $60 sharkbite valve. Should I have had to pay full price for fixing something Alex broke, or for the expensive part that wouldn't have been needed if he'd done the job right the first time? The company ignored me when I brought this issue to their attention. Compounding these problems, the company did not provide an itemized bill despite threatening an additional fee if payment was not provided at time of service. Although Alex told me he did not charge for the extra hardware store trips, when I asked him to justify the shockingly high bill, it turns out he either lied or made a mistake totaling up the bill. I had to argue with him to get the price down to what he said it should have been. And it was only after I paid that he took the time to clean up the awful mess in the basement. All told, the job took 3 hours instead of 1 hour, and cost more than what it would have cost for me to hire a plumber. $300 to replace a simple valve. When I brought these issues to the attention of the owner, Alex's father, I was ignored for two weeks, and then offered a token $4 reimbursement, which the company has yet to send me 6 weeks later. Suffice to say I won't be hiring Fabulous Mr. Fixit again."

"They did a great job and spent longer than expected as he said was the drain was clogged with something rock hard, turns out that using too much Liquid Plummer and not getting any results and letting repair go too long to call in a Pro leads to really clogged drain. Needless to say Steve got it all cleared and even tho he spent that much time he charged me $50 less than he quoted me, I will call on him next time I need work done."

"I have no complaint about the company or the pricing of the product nor the installers. The guys, Joe and Justin K did a great job and, I would recommend them to my family and friends in a heartbeat. They were punctual, professional, informative and tidy the only thing I asked for. Thank you Holland for a great team!"

FAQs for plumbing installation for a remodel or addition projects in Lakeland, MI

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
