"We have used Hayes Plumbing for over 15 years. Jim, Linda's dad, and Linda did a new water line for us.  They volunteered on a Habitat For Humanity House we were involved with. <br /> Hayes Plumbing has installed a faucet, fixed my leaky shower, re-plumbed my house including new waste lines, installed a new gas line at a different house for us. Most recently help us out with a bad floor drain. <br /> They have done work for folks on my block and for my friends. I have never heard anything but good things about them.  They are prompt, professional and experienced. They provided advice and alternatives, which have saved us money both in the short and long term. <br />"

"Provider was prompt, professional and friendly.  Arrived at the agreed upon time for a free estimate and performed work same-day after we agreed to the price.  He stuck to the price despite taking longer than expected and more work than usual due to worn-rusted pipes in my home.  Cleaned-up after himself and left no sign that work was done other than our new, working toilets.  We are very pleased and reccomend McDonagh & Sons Plumbing & Sewer Inc. <br /> <br /> <br />"

"I am doing a lot of repairs to the house right now and I called numerous co. for bids on the air conditioning(central) that I wanted for the house. They came that day and looked the job over and had the bid to me by the next day. When the bank called me and told me to go ahead and call the crews that I wanted that everything was a go. Holland's told me what day they could be there and they were there as stated and completed the job in one day. I was so and am so happy with the central air system they put in and they cleaned up after there selves and all. Can't say enough great things about this company."

"We had water back-up in our basement and didn't know if it was sewage or just water back-up, since we had recently had lots of flooding in our area. The technician explained that since our house had sat empty for 2 years, all the sludge in the pipes settled at the bottom, and needed to be cleared out. We shouldn't have this problem again. He explained what the problem was, and what he was going to do in order to fix it. And then - we forgot our checkbook, and only had $117 in cash on us - and our total was $145.00. He was just going to accept the $117 and be done with it, but we insisted that we'd pay the next day. This was a great transaction, and we will definitely recommend this company to anybody that needs a plumber. <br />"

Tony's Plumbing

"I have used Tony's Plumbing once before (in March 2014) on the recommendation of a neighbor.  On that occasion we had a non-functioning kitchen sink due to blockage that could not be cured by Drano or plunging.  He came promptly when called - within a day - which was really nice because it's amazing how not having a useable kitchen sink can disrupt life! Tony rodded the drain, adjusted the disposal trap and added a new o-ring.  He did a great job, cleaned up after himself and charged a very reasonable fee - especially since he was here for several hours and some of the rodding had to be done from the outside.  (I also learned that asparagus spears are a bit too fibrous for a disposal!) So when we purchased a new faucet for the kitchen he was the first person we called for installation.  He showed up promptly at the appointed time. He quoted us $140 for the job if there were no problems.  When he discovered a rusted out/frozen valve (in a 28 year old installation - not too surprising) he charged another $35 to replace it.  Fortunately he had the part on his truck. The job was painless, and our new faucet works well. I will call him again for any plumbing needs. <br />"

FAQs for plumbing installation for a remodel or addition projects in Lanark, IL

Adding bathroom plumbing to a detached garage starts with the basic line installation cost of $900 to $1,300. On top of this base expense, you'll need to budget for each fixture. A toilet costs  $250 to $550, sinks cost $150 to $800, and a shower or bathtub costs $400 to $1,900. The project will also require ventilation, moisture-resistant materials, and possibly electrical work. Remember that these costs reflect only the plumbing aspects—additional construction, finishing, and permitting expenses will apply to complete a functional bathroom space.

While certain aspects of garage renovation might be suitable for DIY enthusiasts, plumbing installation requires professional expertise. Connecting to water and sewer systems demands specialized knowledge and equipment, and improper installation can result in severe water damage, code violations, and potential health hazards. Most municipalities require permits for plumbing modifications, and these often stipulate that licensed professionals must perform work. Consider limiting your involvement to simpler tasks like painting or basic finishing work.

The timeframe for adding plumbing to a detached garage spans one to three days for the actual plumbing work. However, this represents only the active installation period. The complete project timeline must account for planning, obtaining permits (which can take weeks depending on your locality), coordinating multiple contractors if needed, and addressing any unexpected challenges that arise during installation. Weather conditions can also impact excavation and outdoor connection work.

Adding plumbing to a detached garage will likely increase your property taxes. Tax assessors consider plumbing an improvement that enhances property value and functionality. The specific tax impact varies by location and project scope. Converting a garage into living space with plumbing facilities can trigger significant reassessment in many jurisdictions. Before proceeding with your project, consult your local tax assessor's office to understand the potential tax implications and factor this ongoing expense into your decision-making process.
