"Dan did an excellent job on our home inspection and I felt more than confident understanding what issues I was facing in my home purchase. Dan goes out of his way to not only state what the issues are, but to make sure you actually understand exactly what is happening with your home. If it’s a complicated issue, he has many analogies and examples that he uses to help explain the issue. Dan also tests absolutely everything. He found a nail in one of our shingles, informed us of a window not-latching, and found a leak in one of the showers. I feel confident that many of these issues would have gone unnoticed by another inspector. He arrived a bit early and stayed well past the estimated time, staying until he felt confident the whole house was inspected well. He was even willing to wait a few minutes near the end of the inspection so that we could get confirmation from our realtor that we could turn on the gas to the furnace to inspect. In addition, we received the extremely detailed report within hours of him leaving our home. The example he posts on his website is a great indicator of what you will receive. I learned so much through this inspection. Throughout the day, Dan mentioned many things in passing about taking care of our home, or things we may want to pay attention to during different seasons. I left our inspection with not only an idea of our home issues, but with two pages of notes I took on general homeownership. About a week after the inspection, we needed to get clarification on one of the issues presented in the report. Dan was incredibly easy to get a hold of and spent a substantial amount of time with us going further into detail of the issue. Overall, Dan’s inspection left us more informed home buyers and helped us feel confident in understanding our home and the issues it possessed. I would definitely recommend Dan to anyone in need of a home inspection."

"Tito came out within a week to give us an estimate. He clearly explained what needed to be done both for the basement and crawl space and what the process was. He provided the written estimate the same day. The installation crew were scheduled out 2 weeks. They arrived a little after 7 am on the day of installation and were done by 11 am. The work was efficiently and professionally done. They left a monitor in the basement for 3 days afterward and provided a report of the radon level post installation (which was well below 1). This is the second time that I have used Mobile Radon Diagnostics and I would do so again."

"<p>When selling our house, a radon test identified radon in our home. The company provided an estimate within a couple days of calling. This company is very busy, we did agree to delay installation to allow other homes to be completed before ours due to closing dates which were sooner than ours.  </p> <p>The contractor promptly arrived at our house on the agreed date of installation.  They drilled a hole in our cement basement floor and installed a PVC pipe from floor, going out the side of house above the foundation and up above the roof. There was obviously some noise with the drilling, but it was not disruptive. They cleaned up very well after the drilling.  Installation took about 2 hours. </p> <p>A temporary electric line was installed  to the pump.  A licensed electrician, hired by Radon Specialties returned the next day to install the permanent electric line.  They conducted a test for two days after installation to test the system.  If you will not be home, the tester can be left on porch for them to pick up.  The system reduced the radon level from 4.8 to 1.3.  Detailed results of the test are provided. </p> <p>They were efficient and professional.  They include an one year transferable warranty on parts and labor.</p> <br />"

"<p>The entire process was smooth from the day when I made the inquiry for what would be included to the inspection to making the appointment.  Don was our inspector.  I arrived at the home where we were interested in purchasing at the time he was supposed to arrive.  He was already there.  He must have arrived early.  He was very professional, and polished.  After speaking with him for a short amount of time, I could tell he was knowledgeable.  I called my husband and shared that I am so glad we are in good hands for our first home inspection.  I left and returned a few hours later.  He shared the full report with my husband and I.  He was very detailed and walked us through every step of the home where he found an issue or something that should be brought to our attention.  We ended up not moving forward with that home as there were so many issues but we do not regret the home inspection.  We are now finalizing a home purchase with a different home.  We thought of this company and Don again.  I called right away.  I recommend this home inspection to anyone. 5 stars.</p> <p><br /></p> <p>FYI, we had the home inspection, termite inspection and radon testing.</p> <br />"

"FABULOUS!!!  I only had 5 days to get the inspection scheduled and done... Maury was able to fit me in and he arranged for the termite and radon to be completed also.  Maury was very patient, paid attention to details and pointed out things I can see now, but hadn't seen before, even being at the house more than a dozen times previous.  He spent time and did walk thru verbal report with me on site, in addition to the written detailed report.  I felt very confident in his knowledge, ability and thoroughness.  I feel very confident in the information I now have because of the walk thru with Maury to negotiate some costly repairs before closing on this house.  He is truly a homebuyers "gem" in the Queen City. Thanks again.  I will definitely refer Maury to anyone and if this house doesn't work out, I will use him for the next house I buy! <br />"

"Reliable Home Inspections and Ryann were amazing! As out of town buyers, he made it simple to book the appointment, communicate, and share the findings in a very visual and clear way. He managed all the logistics directly with the agents and seller. His report was crystal clear and provided a balanced perspective on what was minor, what we should address, and some long term planning. As soon as the report was complete, he contacted us to talk through it and answer any questions. We were blessed to have Ryann on the team to guide us through this critical phase of the house purchase."

"<p>it was superb! they easiest, hassle free Radon test in town, with extremely proficient people -- very knowledgeable and very people-friendly! they took their time to explain things on the phone to me before I committed. the test came back within 10 days or so -- via email. which is very convenient. it was very clear as it is, but I like talking through it and get advice. they were instantly available to discuss. they gave me future tips to keep on top of all things Radon related. </p> <p>I have to say that all this comes to be after 3 months of many back and forths with 3 other companies -- none of the other companies could be bothered to schedule a time, and those who did, never showed up.. many times over. I don't know why I was so patient with them and I wish had discovered Environmental Testing & Research Laboratories much sooner.</p> <p>Really highly recommend them!</p> <br />"

"We used this provider a couple of years ago, specifically Mike Hesterburg.  We called this time and were advised that Mike wasn't available, but that Dave Baumann was.  It was explained that Dave had been trained by Mike, which, based on the outcome of our encounter with Mike several years ago, gave us the confidence to accept him instead. <br /> We were also promised a free termite inspection as a part of the package. <br /> On to the inspection: <br /> The inspection was scheduled for 1:30pm. We arrived at 1:20, and Dan was already there, and almost finished setting up.  (Laptop, tools, etc.) <br /> We chatted about his experience and immediately felt comfortable, both with his knowledge and the manner in which he spoke.  We proceeded with the inspection, and having been through home inspections before, were happy with what he was doing and how he was explaining everything.  (We've owned four houses, and this will be our fifth, so we've had a variety of home inspectors.) <br /> Somewhere in the middle of the inspection the termite inspector arrived, and began his checks.  We didn't interface with him much, but he was professional and appeared to be thorough in his checks.  When he was done, he reported verbally to us that he had found no evidence of termites, and that his report would be emailed later that day.  (It arrived within an hour.) <br /> Back to Dave... <br /> We had not initially requested a Radon test, but Dave explained that Hamilton county is an area that does have the potential for significant Radon.  I checked EPA data on my phone, which corroborated Dave's assertion, and we had him add the Radon test.  He carries the equipment with him to every home inspection.  The cost was $135 on top of the $395 for the inspection.  The results of the radon test were negative, but we still consider it money well spent. <br /> We went over the items Dave considered significant, as well as the minor items.  Dave promised the official report by the next day, and we actually received the report about 10pm that same night. <br /> Would we use Building Inspections LLC again?  Definitely.   <br /> Would we use Dave Baumann again?  Definitely."

FAQs for radon gas testing projects in Lebanon, OH

Radon is the second leading cause of lung cancer in the U.S. The gas seeps through cracks in foundations and collects in basements and other low areas. Once you breathe it in, radioactive particles lodge in lung tissue and do long-term damage. Because you can’t see or smell radon, the EPA recommends testing your home every two years—and after major renovations—to keep your family safe.

Yes—every home should be tested. The EPA advises doing it at least every two years and any time you remodel, buy, or sell. On average, one in 15 houses nationwide sits above the recommended limit, and the only way to know where yours stands is a formal test. The equipment simply measures gas levels and won’t change your indoor environment, so the process is completely harmless.

Certified radon professionals—often home inspectors or dedicated radon mitigation contractors—handle testing. These radon testing professionals follow EPA protocols and use calibrated instruments to check levels throughout your house. Hiring a certified radon specialist means results you can trust for real estate deals, insurance requirements, and, most importantly, your family’s health.

Inspectors specialize in measuring radon gas levels, while licensed mitigation contractors design and install the systems that remove it. If your test comes back high, your inspector can point you to a qualified mitigation pro who will size and install the right fan, piping, or other equipment to bring levels down.

No—standard home air purifiers don’t touch radon. They’re built to trap dust and pollen, not radioactive gas. If testing shows high levels, you’ll need a dedicated mitigation system that vents the gas from beneath your home to the outdoors. Relying on a room purifier alone won’t keep your indoor air safe.

Opening a few windows in your home might dilute radon for a short time, but the gas seeps back in as soon as they’re closed. For a lasting fix, you’ll need a professional mitigation system—often a sub-slab depressurization fan—that pulls radon from beneath the foundation and safely vents it outside.
