Comment: The house is a vacation rental property and we are blocking out three weeks in Sept to complete the work. There a several roof beams that require replacement because of dry rot. The roof requires a tear off and replacement. There is dry rot in the eves of the ceiling boards that is expected to extend under the roofing. These require replacement. Comment: The current roof is a hot tar roof on a 2000 sq ft, two story home. The carport is the same material. There is also an axiluary building with the same roof. Both roofs need replacing with the best option for a flat roof on the Oregon coast. Possibily a membrane roof. Also, there is some known dryrot and damage to beams that will need replaced. We are hoping for a replacement quote for the roof along with an estimate of costs to repair any underlying issues stemming from the need to replace the roof (i.e. replace/repair dry-rotted beams and sub-roofing). Also, if there are issues with any of the insulation, or none is present, we'd like to know the cost for new insulation.
