"As usual, Dan looked over everything in the home and gave us a realistic view of the state of the property (not too optimistic and not overly pessimistic.) An older home is never going to be in perfect shape, and Dan helped us get an accurate idea of what issues this particular property was facing and when they might need to be addressed. He took all necessary COVID precautions, and was happy to answer all the questions we had for him and provided a wealth of information about systems and issues we were unfamiliar with. This is my 2nd time hiring Dan for a home inspection, and I would definitely hire him again."

"<p>The entire process was smooth from the day when I made the inquiry for what would be included to the inspection to making the appointment.  Don was our inspector.  I arrived at the home where we were interested in purchasing at the time he was supposed to arrive.  He was already there.  He must have arrived early.  He was very professional, and polished.  After speaking with him for a short amount of time, I could tell he was knowledgeable.  I called my husband and shared that I am so glad we are in good hands for our first home inspection.  I left and returned a few hours later.  He shared the full report with my husband and I.  He was very detailed and walked us through every step of the home where he found an issue or something that should be brought to our attention.  We ended up not moving forward with that home as there were so many issues but we do not regret the home inspection.  We are now finalizing a home purchase with a different home.  We thought of this company and Don again.  I called right away.  I recommend this home inspection to anyone. 5 stars.</p> <p><br /></p> <p>FYI, we had the home inspection, termite inspection and radon testing.</p> <br />"

"I called to arrange a whole home inspection with additional Termite and Radon inspections on a home my wife and I are buying.  Mr. Drummey answered promptly, gave me a quick estimate of the cost of the Whole Home Inspection and the additional services, which he arranged with another contractor.  We settled on a date and time, he informed me of what to expect and requested that my wife or myself (or both of us) be present to go over items as he performed the inspection so that we would be sure to have a full understanding of his findings.  By the time we arrived, Mr. Drummey had already begun the inspection and he informed us of everything he had found up to that point, then continued on.  The inspection was very thorough and the report was sent promptly via email in an easy to read format with color coding for items that were of critical importance vs. moderate importance or maintenance items. <br /> After we received the report, I received a call from Mr. Drummey letting me know that he was available to us for any questions we might have or to go over any specifics in the report.  Once the WDI and Radon inspections were completed by the other contractor and we received the reports, Mr. Drummey also called again to ensure that we understood the results of those reports and the ramifications of the findings.   <br /> Overall, we are VERY happy with the service we were provided and would not hesitate to recommend Mr. Drummey to our friends, family and neighbors. <br /> <br />"

"He is simply the best.  You must go to his website and see an example inspection.  It will be exactly like this.  I bought a larger home so it was planned for a full days inspection. Typically, the inspection is 1/2 day and cost 600.  I also opted for the radon inspection that account for additional 200.   <br /> This guy was very through.  He took pictures of every thing and made it very easy to negotiate and also fully realized the repair cost needed.  He made it very clear two major items needed to be replaced, water heater and roof, also with several other items.  The water heater was clear, prior to the inspection, that it needed to be replaced so that was already negotiated.  The roof was a different matter.  the house was 19 years old and the roof looked fine to me.  The inspection was a different matter. He clear documented that the roof was in need a replacing.  we where able to negotiated this in the final round of negotiations because of home his documentation and inspection. <br /> He is clearly worth the money.  Also, if you want him, do what we did.  Ask for 14 days for inspection instead of the typical 10.  This will allow you to book him. <br />"

"We'd used David, one of the owners, for a previous house inspection during the buying process, and his astute observations got us out of a contract that might have nearly bankrupted us with problems with the house. The homeowners had a pre-inspection done, and David caught not just major problems (neither furnace worked, AC units over 30 years old and not performing well), but also numerous code violations that the other inspector missed (the water softener tapped directly into the sewage line, for example). David was thorough, efficient, and clearly knowledgeable. He understood our nervousness as first time buyers and explained not just what he was doing, but why. He was a pleasure to work with for the day, and the report we received that day was comprehensive, concise, and incredibly detailed. After leaving that contract when the homeowners refused to make any repairs or negotiate, we found another property and had David come back. We were delighted when he greeted us at our second inspection, saying "I'm sorry, but this report is going to be a lot shorter than the last one!" since the property was in great shape. He still took the time to give us advice on some quirks of the home we might not know about. The office staff was professional and polite, and we enjoyed every step of the process. Scheduling was easy, with Shannon calling the agents to set up the time and confirm with the sellers. We literally just had to show up. The only complaint we'd have is that it took over a month for the check to clear from the first inspection, and it took a few calls to figure out why it was delayed. We opted to pay with a credit card for the second inspection, and the process was seamless."

FAQs for radon gas abatement projects in Mason, OH

The only way to know whether your home or water supply contains radon is to schedule a professional test. A qualified radon inspector will collect samples, deliver lab-verified results, and explain the findings for $150 to $800. Once you know your exact levels, you and your radon mitigation pro can choose the right system and tackle the problem before it affects your family’s health.

Both roles tackle radon, but they focus on different steps. Inspectors test your home, interpret the results, and determine whether levels exceed EPA guidelines. Mitigation pros design and install the system that lowers those levels. Some companies do both, but the skills and equipment differ, so always verify that the person you hire is properly certified for the specific service you need.

Installing a mitigation unit fixes radon problems by reducing indoor gas levels to established safe standards. A system designed and installed by a mitigation expert, tailored to your home's specific layout and foundation, guarantees effective radon reduction. This expert installation ensures consistent performance over time while safeguarding your indoor air quality.

Open windows and doors do not reduce radon levels because they trigger a pressure imbalance that draws radon-laden air into your home. This practice fails to control radon concentration and can even worsen the issue. An active suction mitigation system provides a proven, safe, and effective solution to reliably reduce radon levels.

Radon mitigation systems generally last between 10 and 30 years, depending on system type and maintenance. Passive systems endure the longest because they have no moving parts, whereas active systems, which use a fan, require fan replacement every 5 to 10 years. System components, such as PVC pipes, seals, and fittings, can remain effective for decades when paired with periodic inspections and proper maintenance.

Radon mitigation systems consume between 300 and 3,000 kWh of electricity per year, depending on fan size and system design. On average, an active radon fan draws 100 to 300 watts continuously, which translates to roughly 876 kWh annually, and adds $30 to $300 to your energy bill each year. Choosing a high-efficiency fan and ensuring tight sealing around pipes helps minimize these ongoing costs.
