"All Custom Aluminum recently completed a 14 x 22 patio cover with a pergola trim package to replace an existing wooden pergola patio cover that was deteriorating. I was very happy with the finished product and with every aspect of the project from quote to completion. The sales staff quickly responded to my on-line request for product information with several options to meet my needs and quickly provided a detailed and reasonably priced quote. They provided timely and safe demolition of the existing structure and quickly completed construction of a custom water-tight patio cover with the look of a pergola that was compatible with other existing pergola structures in my yard."

"We have used Kessler for three renovation projects on our home. After the first time, we were so happy that we didn’t even bother soliciting other bids for the later jobs. It has always been my experience that during any construction project of any complexity, some issues and/or questions will arise. Whenever that happened, the Kessler folks made sure that things were right – period – no hassles. In fact they have always worked closely with us to see that our expectations were fully met. That alone is worth a lot. I can highly recommend them."

"Joel Foy is very professional and nice to work with. He made valuable suggestions regarding my preferences for outdoor lighting and The bathroom fan. An additional visit to install the fixtures at the front door was needed since they were shipped after his first visit. I have recommended him to friends and will definitely use his company again. <br />"

"I contacted Total Home Repair, asking for a quote to repair some wood rot on the exterior of my home. They were prompt and professional, providing me with a written estimate after we met. I accepted the estimate and the work began on the agreed upon day. When they showed up, they were ready to go! Wood had been pre-primed and they had all of the materials and equipment needed to do the job. No excuses of having to run back to the store or other unnecessary delays. Their work was of excellent quality, and I would highly recommend them for your project. Thank you, Total Home Repair, for a job well-done!"

"Lloyd is the owner of Better Builders and does almost all of the work himself. He assisted me at Home Depot with designing kitchen renovation which was huge considering the layout of the kitchen was completely changed. Nothing was a problem to him, even moving the fridge plumbing and all of the electrical per my hopes and expectations for the newer design. This took a couple of two hour sittings and required someone who understood probability and outcome which I did not. Lloyd was incredibly helpful and PATIENT, I never felt rushed and he even encouraged me to wait and take my time thinking about what what I really wanted. <br /> <br /> Lloyd installed the new cabinets as well as my farmhouse sink which challenged installing a disposal. It took 4 hrs to install it but he never gave up and I appreciate it, especially each time I forget to check for utensils and ruin another fork LOL. He installed subway tile backsplash and despite his reservations always did it my way. I wanted no granite on the back splash which is a newer trend to increase the space between counter and cabinet for height. It also cuts costs! <br /> <br /> Lloyd gutted the master bath back to the studs, removed the ceiling and again reconfigured EVERYTHING using the large jetted tub area as space to create space to build an additional half bathroom accessible from the living area. This required jackhammering extensively for new plumbing locations. the washer/dryer remained in the same area of master bath but I got stackables which he installed himself. He has an excellent understanding of space and designed the bathroom as we stood there and talked. The shower was moved across the room, vanity removed and replaced not to mention the completely new bathroom he added from nothing. He built all of the new walls, ceiling, electrical and plumbing. Excellent. <br /> <br /> The original fireplace mantle and shelving were very basic, he removed them and built new per my specifications with a couple of great additional ideas. They are ceiling to floor shelves and cabinets, truly beautiful and everyone who comes in remarks on how grand they look. Lloyd mentioned Home Depot had kitchen cabinets on sale so I bought those for the bottom part. They look great and saved me alot of $$. <br /> <br /> He also removed an attached screen porch and repaired the siding. He installed my storm door, new light fixtures throughout. <br /> <br /> Lloyd is a gentleman, very cheerful and easy to work with. He did alot of things that were not on my list and was always very gracious. <br /> <br /> My only complaint (wouldn't be realistic if I didn't have one) is once the project was 95% complete he got distracted with other jobs and had trouble getting back to finish up details. However, each time he comes back to do a tweak here and there he always ends up doing more and NEVER complains. He did say he won't do subway tile in a shower my size again and I wouldn't ask him to. It wasn't his primary skill set but it looks good anyway, he can do whatever he sets his mind to. <br /> <br /> Lloyd's price was based on labor. I paid for ALL supplies from grout to electrical outlets to faucets and toilets. <br /> <br /> Clearly this was a huge project, I am very happy with the final result and appreciate all of Lloyd's efforts. The wood floor guy I hired LIED to me saying Lloyd was going to finish the details so I paid him and let him go. Lloyd had told him no such thing but he graciously finished the flooring work for the lying jerk. <br /> <br /> This made me appreciate Lloyd's work ethic once again, very glad I found Lloyd on Angie's list!!!"

"After seeing their product at the Minneapolis Home & Garden show we were convinced that this was the right product for our porch improvement work. The guys from EZ-Screen brought samples to our home to help us select frame color and installation method. They took careful measurements of all of the window and door openings and put our order in motion. A few weeks later our windows and door were delivered. <br /> <br /> We did this work at the same time we had some exterior siding work done by another contractor. We arranged to have that contractor do the actual installation of the EZ-Screen product. The rep from EZ-Screen came out to our site when the installation started to ensure that our contractor understood how to properly install the windows and door. Everything went smoothly and contractor commented on how easy the windows went in. <br /> <br /> After three full seasons of use we still enjoy the product and we're pleased that we chose this as part of our porch renovation. It has added several additional months to our porch usage in our short Minnesota summer seasons. I highly recommend this product for any new screen porch or porch renovation job!"

"Remodeling is a tricky thing. No matter how dated that tile or how dysfunctional that space, they are still elements of YOUR HOME. Even if you are not at all sentimentally attached to the "old junk", or impressed by the old school craftsmanship and materials, no one looks forward with glee to the dust and mess and parade of new faces which are necessities of such change. <br />    Before I met Burt (in Oct. 2014), I interviewed a half dozen contractors. Some showed irreverence for my space, my schedule, my biggest investment-- or all three. One led me to believe that through the entire process of gutting my 1950's bathroom down to the studs, I'd only be without that toilet for 3 days! (Having never been close to any reno work, I had no basis for disbelieving him.) Some clearly had a stock or standard plan of the vanilla room they'd leave in their wake. Some clearly were in over their heads, once they saw the space and methods used... but were not keen to decline the work. One suggested we combine the 2 rather modest baths into a "spa retreat"-- completely disregarding the reality that we have two teenagers under this roof!! Frankly, I was ready to settle for merely tolerating my contractor. <br />    Burt Davy is head, shoulders, and waist above the rest! He came in with a positive attitude, a patient ear, a willingness to offer input when requested, and an inspiring-- and not at all oversold-- confidence in his crew. Burt clearly makes thoughtful choices about his crewmen and subs, considering their workmanship, professionalism, and demeanor so that no aspect is left lacking. Everyone who came through my door to work did so with a cheerful, courteous manner, the skills to get their part done well and timely, and the grace to handle the inevitable setbacks, frustrations, and complications which a job of this scope will include. <br />    Each bathroom took about 3 weeks from start to 90% complete (100% functional); one was completed in Dec. 2014, and the other in Feb. 2015, accommodating various schedule conflicts we had; this timeline was perfectly acceptable to us. Each day the site was left not just livable, but safe and tidy. I was kept informed of whom to expect when, and this was honored faithfully-- with 1 exception near the end of the 2nd bath, when there'd been some crewman changes-- a temporary situation. <br />    I was so pleased with Burt, his project manager, Rob, and his crew that I am almost looking for another major project to give them! <br />"

"We hired Travis because of his creativity and knowledge of pavers. I wasn't sure what we wanted, but Travis' suggestions were spot on and turned out to be beautiful. He was not the least expensive, but definitely worth it! We will be having him build a porch over the new patio...again, his suggestions were classy and perfect. The workers that did the actual install were very respectful and hard working. Just don't be in a hurry with paver install......the rain can delay."

FAQs for sunroom or patio enclosure building service projects in Midway, FL

A sunroom is a fully enclosed space with walls of windows or glass. It allows you to enjoy the outdoors from the comfort of the indoors, protected from bugs and weather. It functions as an additional room in your home. A covered patio extends your home's roof over an outdoor area, providing shade and shelter while remaining open to the fresh air. It's a great way to enjoy outdoor living while being protected from sun and rain.

Adding screens to your porch is the most budget-friendly way to enclose it. Screening keeps out insects and debris while letting you enjoy the breeze and outdoor ambiance. It's less expensive than installing full walls or glass enclosures and doesn't usually require permits, making it an efficient way to upgrade your porch.

If you're transforming your porch into a fully enclosed living space like a sunroom, you'll likely need a sturdy foundation, such as a reinforced concrete slab, to support the structure. For a simple screened-in porch, you might be able to use the existing floor and support posts without additional foundation work. It's best to consult a professional to determine what's needed for your project.

An enclosed porch can be considered a living space if it's fully enclosed with solid walls and windows, has a proper roof, and includes heating and cooling systems. It should also have direct access from inside your home. When these criteria are met, the space becomes an extension of your home's livable area.
